            <description>Recently I found a lot not yet launched project (premium type) is like sapu almost 20% to 40% internally by somebody and somehow before launching to public.&lt;br /&gt;&lt;br /&gt;Then i realize the game of En-Bloc by certain VVIP investor group besides internal staffs purchasing which contributing the limited units during launch.&lt;br /&gt;&lt;br /&gt;Ok, internal staff purchase and benefit definitely not in our consideration. But how about tapping these so called VVIP Investor Group as they having the right channel and network to approach the Developer for En-Bloc with a lucrative price&amp;#33; Once these VVIP Investor Group had successfully En-Bloc the units, then they will increase the selling price to their own members but yet, price still far below than public price.&lt;br /&gt;&lt;br /&gt;For example, a going to launch new high end residential at premium location (says 600 units) is rumoring for public at indicative price of RM600psft and above. But what if this VVIP investor groups managed to En-Bloc 150 units directly from Developer Big Boss at Rm400psft before any official launch? Even if this VVIP group going to sell rm500psft to their members, they also gain premium from it directly.&lt;br /&gt;&lt;br /&gt;Ok, now question is, what group is practicing this? Its sound like a good deal instead of being speculation victim if choose to wait and purchase from official launching. &lt;br /&gt;&lt;br /&gt;I always having this group in mind,   &lt;b&gt;SwhengTee Real Estate Investment Club&lt;/b&gt; &lt;a href='http://swhengtee.com.my/wp/category/s7-about-us/c42-about-us/' target='_blank'&gt;REX&lt;/a&gt; @ &lt;span style='color:red'&gt;https://www.facebook.com/swhengteeclub&lt;/span&gt; . Last time i heard they collect premium from member for membership. If there are any new launch, they will arrange group purchase for their members. Is that true? And what i know is, their membership is aint cheap either.&lt;br /&gt;&lt;br /&gt;Any other Property Investment Club can share? I definitely believe there are group practicing this En-Bloc some where and some how. &lt;br /&gt;&lt;br /&gt;Btw, for those who not clear what is En-Bloc.             <title>Pekeliling Flat Finally Set To Go Down</title>

            <description>&lt;img src='http://imagizer.imageshack.us/v2/800x600q90/689/b68v.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;TUNKU Abdul Rahman flats, popularly known as Pekeliling Flats, will be demolished today.&lt;br /&gt;&lt;br /&gt;Six years after the last of its tenants were relocated, Kuala Lumpur’s iconic and controversial landmark will finally be brought down, with work on the remaining five blocks of the 17-storey structure at Jalan Tun Razak to be carried out between 11am and noon.&lt;br /&gt;&lt;br /&gt;Kuala Lumpur mayor Datuk Seri Ahmad Phesal Talib told StarMetro in an exclusive interview that a top-down demolition exercise using a crane placed at the top of the structure will be used to demolish the buildings downwards, with no explosives used.&lt;br /&gt;&lt;br /&gt;While city folk generally welcome the long-awaited move, the news has however, caused mixed feelings among many former tenants.&lt;br /&gt;&lt;br /&gt;“I am feeling nostalgic and a little sad,’’ said Sunny Tan, a former tenant.&lt;br /&gt;&lt;br /&gt;“I know Pekeliling Flats must be demolished but it holds many memories for me,” he said.&lt;br /&gt;&lt;br /&gt;Tan lived there from 1997 to 2003, and recalled the harmonious and peaceful atmosphere at the flats occupied by a multi-racial community.&lt;br /&gt;&lt;br /&gt;“It was nice living there.&lt;br /&gt;&lt;br /&gt;“I used to buy breakfast and local kuih from a makcik who lived a few doors away, and enjoyed listening to a Chinese neighbour strumming the guitar next door to me,’’ Tan reminisced.&lt;br /&gt;&lt;br /&gt;Lokman Idrus, who also lived there during the 1990s, said the unity among residents back then was also strong.&lt;br /&gt;&lt;br /&gt;“Hari Raya, Chinese New Year and Deepavali celebrations were fun, with open houses to attend,’’ the 60-year-old said, adding that he missed all this very much.&lt;br /&gt;&lt;br /&gt;The flats have been vacant since Dec 31, 2008, after the last of its tenants moved out.&lt;br /&gt;&lt;br /&gt;Since then the building has been left abandoned and vagrants, drug addicts, homeless people and foreign workers have made it their home.&lt;br /&gt;&lt;br /&gt;City residents have called for the structures to be demolished as it has become a hotbed for crime.&lt;br /&gt;&lt;br /&gt;Following this call, the Government last year directed Kuala Lumpur City Hall (DBKL) to bring down the five remaining blocks, which was echoed by Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor. Tengku Adnan had said the developers would have to bear the cost for the exercise.&lt;br /&gt;&lt;br /&gt;For many years, the mayor’s office has come under fire for not resolving the Pekeliling Flats problem.&lt;br /&gt;&lt;br /&gt;Since the land was involved in a legal tussle, the authorities did not want to get involved.&lt;br /&gt;&lt;br /&gt;In 1995, the Government decided to redevelop the flats as part of its urban renewal programme to refurbish old areas in the city.&lt;br /&gt;&lt;br /&gt;The developer, Government-appointed Asie Development Sdn Bhd, was awarded the project to redevelop Pekeliling Flats but has yet to submit any plans for this.&lt;br /&gt;&lt;br /&gt;&lt;a href='http://www.thestar.com.my/News/Community/2014/01/22/Its-demolition-day-Pekeliling-Flats-comes-down-six-years-after-last-tenants-move-out/' target='_blank'&gt;The Star&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Im interested with the plan there.             <description>Fuyoh,&lt;br /&gt;&lt;br /&gt;Highland Tower land including bungalow lot next to it asking for SALE&lt;br /&gt;&lt;br /&gt;&lt;img src='http://imageshack.us/a/img42/7728/9bv4.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;&lt;i&gt;PETALING JAYA: AmBank (M) Bhd is undertaking a tender exercise involving the sale of bungalow lots and residential units in Highland Towers, 20 years after a major landslide in the area triggered one of Malaysia’s worst disasters.&lt;br /&gt;&lt;br /&gt;A bank official dealing with the matter declined to state the reasons it was calling for the tender, saying it would be in contravention of the Banking and Financial Institutions Act 1989 or Bafia to do so.&lt;br /&gt;&lt;br /&gt;“We cannot disclose the information on the sale of the properties, but interested parties intending to bid for it can purchase the information memorandum from the bank for RM200 per copy. The memorandum would spell out the relevant information and particulars of the properties as well as the terms and conditions of the sale,” she told StarBiz.&lt;br /&gt;&lt;br /&gt;The exercise is being carried out by AmBank, which has the right to the properties, and according to an advertisement in a local English daily yesterday, the deadline for the offer bids must reach the bank by 12pm on Dec 17.&lt;br /&gt;&lt;br /&gt;The official added that the acquisition of the properties was on the basis of “As Is Where Is”, which means that a person buying the properties should do so with his or her eyes open. This is to say that the offerer should be the one who would need to evaluate the land and hire a lawyer to do the necessary due diligence on the land as well as the documentation.&lt;br /&gt;&lt;br /&gt;Dec 11 would mark Highland Towers’ 20th anniversary since the disaster claimed numerous lives in 1993. The tragedy saw the entire Block 1 of the towers collapsing, claiming 48 lives in the process.&lt;br /&gt;&lt;br /&gt;Meanwhile, property consultants expect quite a fair bit of interest from developers in the land for development purposes due to its proximity to KL city centre.&lt;br /&gt;&lt;br /&gt;According to Henry Butcher Malaysia director Lim Eng Chong, development land so close to the city is hard to come by these days.&lt;br /&gt;&lt;br /&gt;“There would certainly be interest in the land, and the property’s fair value would be subject to a willing buyer-willing seller basis,” Lim said.&lt;br /&gt;&lt;br /&gt;AmBank via the advertisement has invited interested parties to submit expression of interest for the 50 freehold vacant bungalow lots surrounding the site of Highland Towers measuring 60,224 sq m, to be sold together with the rights to the assigned interests over 111 units (out of 138 units) in the area.&lt;/i&gt;&lt;br /&gt;&lt;br /&gt;&lt;i&gt;The bank official said the property was meant for en-bloc sale.&lt;/i&gt;&lt;br /&gt;&lt;br /&gt;Source : ==&amp;gt; &lt;a href='http://www.thestar.com.my/Business/Business-News/2013/12/03/Highland-Towers-land-for-sale.aspx' target='_blank'&gt;http://www.thestar.com.my/Business/Busines...d-for-sale.aspx&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;The land size is almost 15 acres.             <description>KUALA LUMPUR: Sunway Bhd has obtained Securities Commission’s approval to issue commercial papers (CP) and/or medium term notes (MTN) of up to RM2bil.&lt;br /&gt;&lt;br /&gt;It said the proceeds would be used to refinance its existing RM500mil CP/MTN programme and to finance the group’s working capital, capital expenditure requirements and other general corporate purposes.&lt;br /&gt;&lt;br /&gt;Sunway said in a statement the CP/MTN Programme will have a 7-year tenure from the date of the first issuance.&lt;br /&gt;&lt;br /&gt;Kenanga Investment Bank Bhd is the principal adviser/lead arranger of the programme.&lt;br /&gt;&lt;br /&gt;Meanwhile, Sunway Real Estate Investment Trust (REIT) posted a net profit of RM55.4mil in the first quarter ended Sept 30, up from RM52mil in the same period a year ago.&lt;br /&gt;&lt;br /&gt;Its revenue for the period grew to RM100.1mil against RM99.7mil in the same corresponding period a year ago.&lt;br /&gt;&lt;br /&gt;Sunway REIT has proposed an income distribution of RM58.4mil in the first quarter ended Sept 30 compared with RM54.8mil for the same period in the preceding year, translating into dividend per unit (DPU) of 2 sen compared to 2.03 sen due to enlarged units in circulation.             <description>PETALING JAYA: Malaysia Building Society Bhd’s (MBSB) proposal to issue its sukuk programme is in line with analysts’ expectations. This exercise is according to its plan to beef up its operations by enlarging its deposit-taking and credit expansion capacity, given its tightening liquidity position as reflected by the high net loan-to-deposit and wholesale ratio of 93%, said Affin Investment Bank analyst Tan Ei Leen.&lt;br /&gt;&lt;br /&gt;However, she noted that the company’s substantially higher-than-industry return on equity of 34% for the nine-month period for the financial year ended Sept 30, 2013 was largely underpinned by the high leverage off its balance sheet.&lt;br /&gt;&lt;br /&gt;“This is unhealthy and has prompted the sukuk financing programme plus a cash call via a proposed rights issue,” she said.&lt;br /&gt;&lt;br /&gt;To recap, the company announced on Monday that the Securities Commission had approved its plan to issue two sukuk programmes. It proposed to set up a 15-year structured covered sukuk commodity murabahah programme of up to RM3bil as part of its fund-raising exercise.&lt;br /&gt;&lt;br /&gt;Meanwhile its unit Jana Kapital Sdn Bhd will establish a 16-year sukuk commodity murabahah programme of up to RM4bil, to facilitate the issuance of structured covered sukuk under its programme. MBSB holds the shares in Jana Kapital on trust for a charitable organisation.&lt;br /&gt;&lt;br /&gt;Earlier this month, MBSB proposed to undertake a renounceble rights issue to raise RM1.47bil in gross proceeds. It also planned to undertake a dividend reinvestment plan, giving shareholders the option to elect to reinvest their dividends.&lt;br /&gt;&lt;br /&gt;The company planned to raise up to RM4bil in stages, to address its relatively low core capital ratio of 6.3% as at end-December 2012.&lt;br /&gt;&lt;br /&gt;“As at end-December 2012. the group’s total shareholders fund only stood at RM1.5bil.
