Ara Damansara - Rent or buy?

Hi, looking for some advise/feedback on property in ara damansara area.

Why are ara damansara terrace houses relatively expensive? I was looking at brickz and the transacted price was around RM1.3m for roughly 1.8k sq ft built up (around RM750 psf) compared to places SS2 (RM600psf), SS3 (RM500psf), DU/DJ (RM650-700psf) like for similar freehold intermediate terrace houses? Is it because of the proximity to subang airport, connectivity to federal/NKVE/LDP/DASH, more proper G&G concept, etc? The houses I feel are newer than the rest but I think would still require some renovation for the new owner as it is probably 20 years old?

Am looking to move to the area because my child started school somewhere in ara damansara/subang airport roundabout – currently takes around 30-40 mins one way to/from our current place in section 14 PJ (renovated single storey terrace) so roughly 2-2.5 hrs commuting daily. At first thought of moving to kelana jaya side (halfway between the school and our current place) but still will face jam at the airport road near ara Damansara or the tunnel road leading to LDP and maybe only end up saving 10 mins 1 way, so if move might as well move to ara damansara to cut out most of the jam right? Is there any practical alternative besides ara damansara? Thought Elmina looks nice but I fear the traffic heading to ara damansara will be bad as well. Feels like Kota Damansara/BU also will be similar traffic with Kelana Jaya.

Currently thinking it makes more sense to rent a condo in ara damansara for around RM3k rather than buy a subsale terrace and service the mortgage at RM6k? This is before even thinking about the cash required for basic renovations. Is it generally a renters’ market with quite a lot of condos in the area? So far my budget can get around 1.3k-1.5k sq ft for Maisson, Verde, Urbana – based on what I searched on the forum here these sound generally better compared to some that are located closer to the LRT stations? Any particular ones I should be looking at or avoiding?
Do i have a termite problem?

Finished renovation around 2-3 months ago including installing wall mirror above wood skirting. End november when was doing post renovation cleaning i saw what looks like saw dust at the floor beneath the mirror that wasnt there before. Cleaned it up and after 1 week when i was going to move in i saw more dust again but was darker colour. The dust affected a smaller area than previously. I asked my contractor and he said might be either termites or the dust from the plywood used to install the mirror falling off. He said he used treated wood for the skirting but not sure if the mirror carpenter used treated plywood or not. When i knock on the mirror no dust falls out.

Since then nothing come out until last weekend (3 weeks from previous dust and 4 weeks from first time saw dust) i saw got dust again. Knock on the mirror and got more dust come out. Worried in case the plywood attacked by termites which may cause the mirror to drop and possibly hurt someone, but i havent actually seen any termites. Appreciate if the sifu here can help advise. Thanks.

» Click to show Spoiler - click again to hide... «

First time saw dust when going to do post-reno cleaning (26 november 2017)

Second time saw dust when moving in (1 december 2017)

Saw dust again last weekend (17 december 2017)

Buying iPhone - Telco vs Apple Stores

What's the difference between buying an iPhone from the telco (Maxis, DiGi, Celcom) with a plan vs buying it from Apple affiliated stores? Besides the telco subsidized prices of course.

Warranty and other stuff the same or different? Trying to think of what are the benefits of locking in a contract plan (besides the subsidized price). Thanks.
