            <description>im in dilemma to buy&lt;b&gt; my FIRST property&lt;/b&gt;: double storey landed house, both are in the same area and same developer, the taman just adjacent to each other and identical. &lt;br /&gt;My objective is to buy it as investment first, or maybe will stay in this house after 10 years.&lt;br /&gt;&lt;br /&gt;i do not know which one to buy because i worry i might have &lt;b&gt;cash flow issue&lt;/b&gt; . want to save cash to invest in stock or maybe another cheaper property in 2years or later or getting married in 2 years time&lt;br /&gt;below are the breakdown for clearer view:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Profile: employee &lt;br /&gt;Age: 28&lt;br /&gt;Nett income RM4.5k/ month&lt;br /&gt;total cash: 80k &lt;br /&gt;&lt;br /&gt;&lt;u&gt; Subsale ( 24x75, B/U: 2296)&lt;/u&gt;&lt;br /&gt;-Price: 530k&lt;br /&gt;-SNP price: 560k, loan amount: 504k&lt;br /&gt;-Price psf(B/U)= RM241.5&lt;br /&gt;-Final Downpayment: RM51k (26k deposit + 25k for snp &amp;amp; loan:legal, stamp duty)&lt;br /&gt;-Loan repayment= RM2350, starts once stamping done after 6months from now&lt;br /&gt;-will be rent out about 1200 basic unit or 1600 for furnished&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Disadvantage&lt;/b&gt;: &lt;br /&gt;-5 years old house (but is new unit because unoccupied)&lt;br /&gt;-may not have tenant for 6months ~ 1 year (worst case)&lt;br /&gt;-high downpayment about 65% of my nett cash&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Advantage&lt;/b&gt;: bigger built up, wider house, cheaper psf, new unit even is 5 years old, can start to find tenant after 6 months.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;u&gt; New house (22x70, B/U: 2185)&lt;/u&gt;&lt;br /&gt;-price: 551k, after 5% rebate from developer,&lt;br /&gt;-SNP price: 580k , loan amount: 522k&lt;br /&gt;-Price psf(B/U)= RM252.52&lt;br /&gt;-final downpayment: ~29k(remaining 5% deposit), snp &amp;amp; loan: legal, stamp duty covered by developer.&lt;br /&gt;-loan repaymen: RM2401, after 2 years from now, but have to pay progressive interest(say 20k in total to the worst case)&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Disadvantage&lt;/b&gt;: smaller house than subsale, much expensive for per sqft, higher repayment&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Advantage&lt;/b&gt;: newer design and spec, lower downpayment: ~37% from my nett cash, better cash flow withint 2 years(more cash within 2 years)&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Greatly appreciated if you could share your 2 cents or 0.5 cents with me.             <title>Windows XP AHCI driver for asus N53SV</title>

            <description>hi guys, currently i&amp;#39;m trying to install windows XP with (Windows 7 is the default OS) dual boot for my laptop, i have followed everything based on this guide : &lt;a href='http://www.sevenforums.com/tutorials/8057-...ndows-7-xp.html' target='_blank'&gt;http://www.sevenforums.com/tutorials/8057-...ndows-7-xp.html&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;due to sata drive problem which originally come with my laptop, i couldn&amp;#39;t see the partition which i had shrink volume in my Windows 7, i have to use the slipstream method suggested by seven forum (i dont have a floppy in my laptop). &lt;br /&gt;[attachmentid=4280894] [attachmentid=4280900]&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;things i had done : &lt;br /&gt;1.From Win 7, shrink volume from local D, not local C(due to insufficient storage, it cannot be extended)&lt;br /&gt;2. Use slipstream method : burn  winxp iso file into CD with my laptop ahci driver for WinXP together but when i enter the setup WinXP page, it seems like the driver not compatible and make my laptop BSOD after finish loading the xp driver and file &lt;br /&gt;At the moment, i&amp;#39;m not sure which is the correct driver to use for my laptop ASUS N53SV for &lt;b&gt;winxp ahci driver&lt;/b&gt;.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Below is my laptop Specs for asus N53SV&lt;br /&gt;Processor	: Intel Core i5 2410M (2 Core)-2.3GHz(Turbo up to 2.9)&lt;br /&gt;Operating System	Genuine Windows® 7 Home Premium&lt;br /&gt;Chipset	Intel® HM65 Express Chipset&lt;br /&gt;Memory	4GB DDR3 1333 MHz SDRAM&lt;br /&gt;Display	15.6&amp;quot; HD Color Shine (LED)&lt;br /&gt;Graphic	NVIDIA GeForce GT 540M with 1GB DDR3 VRAM&lt;br /&gt;Storage	640GB 5400rpm[/spoiler]&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Greatly appreciate for the sifus enlighten me on this matter.             <description>Hi guys, i want to ask something about tokio marine insurance issue. &lt;br /&gt;I was told by a staff if &lt;b&gt;walk in customer&lt;/b&gt; to tokio marine to renew private car insurance, i will get 10% discount but just in case if accident happened in the future and is caused by me, i have to pay 1% of the sum insured to the repairer.(ex: sum insured 40k, 1% excess RM400 to the repairer) if the accident is not my fault, i can claim the 1% back.&lt;br /&gt;If i renew the insurance &lt;b&gt;through agent&lt;/b&gt;, i don&amp;#39;t have to pay for the 1% even the accident is caused by me.&lt;br /&gt;&lt;br /&gt;Is this policy applied to tokio marine only or any insurance company in malaysia?             <title>Laptop become not fast and not responsive</title>
