Guys, any idea when is the new model of Honda City will be launching? If I recall correctly, it follows the same year of Honda accord new model for the past years.

Reason why I raise this question because I'm going to get a new car soon and prefer to wait for the new Honda City model if coming next year.

first time home buyer rebate

Guys, im a first time home buyer, but now i plan to get a house for 538k which is exceeded the minimum requirement of 500k for the 'first time home buyer rebate'.
I would like to ask what if the house owner i will put my mother's name, and loan will be under my name, would i still entitle to get the 'first time home buyer rebate' for my next purchase?

should i take either mrta or mlta?

hi guys, plan to buy my FIRST house double storey landed for INVESTMENT(may sold off later).the house name will put my mother's name, but the loan i will use my own name only. neither me or my family will be staying in the unit.

Should i buy mrta or mlta since the loan only by myself only? can i refuse to buy? Hope the experts can enlighten me.

Investment dilemma

im in dilemma to buy my FIRST property: double storey landed house, both are in the same area and same developer, the taman just adjacent to each other and identical.
My objective is to buy it as investment first, or maybe will stay in this house after 10 years.

i do not know which one to buy because i worry i might have cash flow issue . want to save cash to invest in stock or maybe another cheaper property in 2years or later or getting married in 2 years time
below are the breakdown for clearer view:

Profile: employee
Age: 28
Nett income RM4.5k/ month
total cash: 80k

Subsale ( 24x75, B/U: 2296)
-Price: 530k
-SNP price: 560k, loan amount: 504k
-Price psf(B/U)= RM241.5
-Final Downpayment: RM51k (26k deposit + 25k for snp & loan:legal, stamp duty)
-Loan repayment= RM2350, starts once stamping done after 6months from now
-will be rent out about 1200 basic unit or 1600 for furnished

Disadvantage:
-5 years old house (but is new unit because unoccupied)
-may not have tenant for 6months ~ 1 year (worst case)
-high downpayment about 65% of my nett cash

Advantage: bigger built up, wider house, cheaper psf, new unit even is 5 years old, can start to find tenant after 6 months.

New house (22x70, B/U: 2185)
-price: 551k, after 5% rebate from developer,
-SNP price: 580k , loan amount: 522k
-Price psf(B/U)= RM252.52
-final downpayment: ~29k(remaining 5% deposit), snp & loan: legal, stamp duty covered by developer.
-loan repaymen: RM2401, after 2 years from now, but have to pay progressive interest(say 20k in total to the worst case)

Disadvantage: smaller house than subsale, much expensive for per sqft, higher repayment

Advantage: newer design and spec, lower downpayment: ~37% from my nett cash, better cash flow withint 2 years(more cash within 2 years)

Hi, I'm first time auctioner. Planning to bid for a landed house but currently the house is tenanted.
I worried after won the bid but the previous owner refuse to leave. What can I do if to the worst case I raise distress order and the owner still refuse to leave ? Anyone can share your experience to solve this kind of issue?

hi guys, currently my ip4s running 5.1.1, and i accidentally click update firmware to 8.4.1, and now is stuck in recovery mode

my question is:
how to restore back to ios 5.1.1 but at the moment apple update is prompt me for ios.8.4.1.

-i havent downloaded 8.4.1, but my current shsh from apple is signing to 8.4.1. as i know apple is not sign the older version.

Windows XP AHCI driver for asus N53SV

hi guys, currently i'm trying to install windows XP with (Windows 7 is the default OS) dual boot for my laptop, i have followed everything based on this guide : http://www.sevenforums.com/tutorials/8057-...ndows-7-xp.html

due to sata drive problem which originally come with my laptop, i couldn't see the partition which i had shrink volume in my Windows 7, i have to use the slipstream method suggested by seven forum (i dont have a floppy in my laptop).

things i had done :
1.From Win 7, shrink volume from local D, not local C(due to insufficient storage, it cannot be extended)
2. Use slipstream method : burn winxp iso file into CD with my laptop ahci driver for WinXP together but when i enter the setup WinXP page, it seems like the driver not compatible and make my laptop BSOD after finish loading the xp driver and file
At the moment, i'm not sure which is the correct driver to use for my laptop ASUS N53SV for winxp ahci driver.

Car insurance issue

Hi guys, i want to ask something about tokio marine insurance issue.
I was told by a staff if walk in customer to tokio marine to renew private car insurance, i will get 10% discount but just in case if accident happened in the future and is caused by me, i have to pay 1% of the sum insured to the repairer.(ex: sum insured 40k, 1% excess RM400 to the repairer) if the accident is not my fault, i can claim the 1% back.
If i renew the insurance through agent, i don't have to pay for the 1% even the accident is caused by me.

Is this policy applied to tokio marine only or any insurance company in malaysia? Sifu please enlighten me. Thank you!

Laptop become not fast and not responsive

hi guys, i remember when i first bought this laptop asus N53sv 2 years ago, the performance is really good, very fast and responsive. but now it seems to be slower than last time twice..
Now im having problem with open multi task, it become really slow when switching another program, sometimes i use google search in my phone faster than my laptop in a same wifi router after several task on going with my laptop. especially while im using Excel 2010 to edit data for graph, it needs to take around 1 min to change the graph after new data keyed in.

may i know what happened to my laptop ? sifu2 please help this noob .
