Renovation on Cornered house

I'm going to reno the front car porch (make a concrete slab replacing the awning, remove middle pillar, open up the main gate ) and another car garage at the back and complete rebuilding fencing all around . I'm currently working on getting the renovation approval from MPKJ authority. As I read through the threads available, I think i wanted to DIY on the getting the approval. Today i went to MPKJ asking for some advises. Went to see one guy for 1 1/2 hours discussion in the small room. So what I got:

1. I can widen the main gate, concrete slab pillar has to be 10ft from boundary, awning roof can reach until 2ft from boundary(double storey terrace), back can make what ever build untill max to the boundary fencing.

2. Advised by the guy to use the same architect that was hired by the previous owner. Because if use different architect from previous , I need to get the release letter from the previous architect to make sure that whatever damage happen after the new renovation, will be responsible by the new architect only. Sounded reasonable in terms of legal but is it true need to do this? do i need to pay money for the previous architect to sign the release letter? reason i did'nt prefer the previous architect because it's damn expensive. starting fee is 10% of the reno cost (sounded like lawyer fees). say my reno is 60K, 6K is only the fee, drawing n printing the drawing is charged on top of it. he said. not to forget the process to get the MPKJ sign.

So do you think this is actually true? architect charge like that and if previously renovation has been done by someone else using an architect, the new owner has to use the same architect?

Appreciate your advise. Thank You

Looking for contractor (Fence & Gate Renovation)

Hi all,

House area in Kajang. I'm looking for contractors who can carry the works with due diligence as per my required plan. Any recommendation on the contractors ,additional views and advise on the design will be much appreciated.

Details as per below (sorry the sketch is really ugly. hope u get what i plan to have):

Picture 1:

I would like to raise the white metal fence to higher height. Equivalent to the entrance arch that you can see in the picture. The post "tiang" area also need to be covered. I prefer metal plate with wooden colors . I would also would like to know what if i want the "anti climb" material to be used.

Picture 2:

The area of the fence on the left side of the lamp post, I would like to make a new entrance for a car. There will be 2 gate post there and a pair of gates. regarding the high rise land there, I was thinking of excavating it to make it same height as the road (pic a) below. Another idea is that to make a ramp going up into (pic b)

pic a:

pic b :

thank you for any advise and recommendation
