Condo

Hi, am looking for a condo to hold (rental income and potential future long term capital appreciation). Deciding to get one before the GST hike. Preferably not those projects not completed as worry that delayed project over the years. Budget around 600-800k. Freehold.

Still deciding whether to get one in mont kiara or places closer to Puchong/Bukit Jalil/PJs. Places that still have room for development. Unlike Mont Kiara which have already developed. Prefer big names like SP SETIA, Mah Sing as been reading the thread which suggest so.

Any suggestion? Really new to the property sector. Scroll past iProperty and spoiled with choices. Not sure where to start filter. I would believe that condo is a better investment than landed property? Is it right?

Criteria:
Freehold
600k-800k
Completed or soon completed projects
Don't want places like Segambut, Wangsa Maju. Prefer somewhere near to PJ/Bukit Jalil/Puchong/Mont Kiara (like that location where there are a lot of expat)

Thanks. Hoping you guys can help me out by providing some projects worth looking at that I can refer to..

True?

Is there anyone still paying AES? No discount?

Nike Shoes

Hi, been seeing a lot of people wearing those expensive Nike lately (Nike AJ). Can anyone explain the wide models of Nike? Air Max, Air Jordan etc? Each model suit what time of use.

Nike Malaysia don't seem to have the catalogue for their shoes they bring in. Sometimes the shoe you see in store is not unattractive, but the websites ones are.

PAR VALUE

I actually don't get the whole aspect of share par value.

From a forummer, he said AAX can issue a par value RM1 share, but the share will be RM1x. But instead they issue RM0.10 par, and their share price is RM1.xx

Par value is the original value of the share. But what does that matters what the par value is? Just a comparison with the share price? Diff between share price and par value is the gain in value?

Not like if company delist, and the share price is below par, you can get back par value right.

so what does above par and below par have an implication to investors?

do share share.

Just Discussion

Compare stock to stock.

BMW 325i 0-100kph time 7.0 s
BMW 330i 0-100kph time 6.3 s

Golf GTI 0-100kph time 6.9 s.

And taking into consideration the DSG gearbox, the weight and so on. If the 325 and 330 and the GTI accelerate and achieve top speed. Which one would win in terms of acceleration and top speed.

Just curious.

____________________________________________________________________________________________________________________________

Also,

Z4 0-100kph time take 7.0s
Audi TT 0-100kph time take 6.6s.

So the TT wins over Z4 and the GTI?

Newbie Investor in UT

Hi fellow senior investors, lately I have started investing in bonds funds and I went for Dynamic Bonds Funds by AmBank. The reason being the return for the past few teas have show a satisfying % for me.

My doubt is UT can help investors earn through dividend (interest) annually and capital (when you decided to sell off your bonds. Am I right on this thinking?

BONDS funds return = annual dividend interest + capital gain (when you decided to sell)?
