            <description>I went for my first jab yesterday (PPV Tropicana Gardens) which was shockingly disorganized compared to the Setia Alam PPV with crowded people, no directions and absolutely terrible social distancing and I only scanned at the front entrance with the &amp;quot;normal&amp;quot; check in rather than the &amp;quot;click here when you arrive&amp;quot; check in, and now that I&amp;#39;m done with my first jab, the app shows that I missed my appointment. What can I do to remedy this?             <title>Tenant Not Paying Rent &amp;amp; Ignoring Calls</title>

            <description>Hey everyone, I&amp;#39;m in KL and my tenant for a commercial office is in Kelantan and he hasn&amp;#39;t paid June&amp;#39;s rent and didn&amp;#39;t respond to calls or text (he&amp;#39;s still alive, last time I checked his FB though).&lt;br /&gt;&lt;br /&gt;A bit of background- It&amp;#39;s MCO so none of my tenants could operate and I&amp;#39;ve been giving my other long time-tenants some goodwill by allowing 50% rent discount. This particular has been renting for almost 7 years and rarely missed rent on purpose except for now. I honestly wouldn&amp;#39;t mind giving a substantial discount to help him out since he&amp;#39;s been renting for that long but since I can&amp;#39;t get trough to him trough phone or text, not much I can do. I asked someone to check up on the property and it seemed fine.&lt;br /&gt;&lt;br /&gt;What are my options? I don&amp;#39;t want to escalate things since we have a long time business relationship (although we don&amp;#39;t share any personal life details and are not friends) so I figured I&amp;#39;d like to keep my options open to as many productive solutions as possible, suggestions welcomed&amp;#33;</description>

            <title>Commercial Property Tax Doubled</title>

            <description>Hey guys, I just received a letter from Majlis Badaran for currently my freehold office that the valuation has increased by 100% meaning I have to pay Cukai Pintu at twice the amount starting next year which is bad since my income from leasing said office is down by quite a sum due to the Coronavirus. &lt;br /&gt;&lt;br /&gt;The letter states that I am welcomed to send a written dispute to be considered (which I might) BUT at the same time, the tax rate for said property was the same for the last 10 years so maybe I was overdue for a re-evaluation anyway? Anyone wiser than mere here have any tips on what should I do and if I should dispute the increase? I have no info on the current value of the property since the last time it was done was back in 2011. Thanks for any input.</description>

            <title>Reschedule Hire Purchace Loan</title>

            <description>Hey guys, currently I have remaining 62K on my car hire purchase (4.4% interest) and about 6 years left at RM950 per month. Because I&amp;#39;m self employed, business has taken a hit and CIMB offered me to reschedule and restructure the HP to 12 years at RM565 per month with the same interest rate. I know I&amp;#39;ll end up paying more so I decided against it.&lt;br /&gt;&lt;br /&gt;However, today I received an up to date valuation of my property which basically doubles the property tax due to not being valued for more than 10 years so basically I&amp;#39;ll be paying double Cukai Pintu thus possibly effecting my monthly budget. My question to wiser members here, it is worth it to take the reschedule because I MIGHT need the extra cash to allocate to property tax? If the tax was at it&amp;#39;s older rate, I would have just said no to the rescheduling offer. Anything I should look out for? Thanks&amp;#33;&lt;br /&gt;</description>

            <description>Hey guys, my primary income is from commercial property rental and during the pandemic, none of my 3 tenants could pay rent due to business the MCO and they got 40 to 80% discounts from the months of March to July (now they&amp;#39;re paying in full starting August). With the bank moratorium ending soon I was wondering what kind of relief I might be qualified as I now have ZERO savings thanks to discounts worth about 10-12K given during the period or should I just take it as a loss. Thanks for any opinions.</description>

            <title>Government Nursing Homes for Mentally Ill?</title>

            <description>My brother has bipolar disorder since birth (severe manic episodes) but only was diagnosed about 6 years ago. He could never take medication because he doesn&amp;#39;t believe in it, no matter how much we asked, begged, forced or plead and finally the last straw came when he assaulted our mom during his manic episode and even assaulted the police that came to take him to the hospital. (He&amp;#39;s been taken in by the police to the hospital for about 7-8 times these couple of years). He presents a danger to us and the community and there is no way we could get him to take his meds, despite him being at home 24/7, never held a job and quit schooling when he was a teenager.&lt;br /&gt;&lt;br /&gt;With him now at the hospital, the doctors recommended that he&amp;#39;d be sent to a nursing home due to his absolute refusal to take meds. I checked the available nursing homes in Selangor/KL and they&amp;#39;re all outside  my budget (1k+ per month). Is there a government or any other nursing home for the mentally ill that I could look into? Thanks for any input.</description>

            <title>I Need to Sell a Small Land</title>

            <description>Hello all, I have a very very small land (about the size of two garages) that I inherited from my late father in Terengganu about 5-6 years ago. Because of the Coronavirus damaging the economy, I decided to sell to an associate for RM80k and was wondering how do I go about doing it since the buyer agreed to pay in full as soon as the Movement Control order ends and I need to drive to Terennganu from KL to complete the deal.&lt;br /&gt;&lt;br /&gt;From what I understand, I need to fill up something called borang 14a and I don&amp;#39;t need to pay Real Property Gain Tax (RPGT) because I inherited the land more than 5 years ago and I have to look up any accumulated Cukai Tanah and pay those before I sell. Can someone kindly point me to the right steps of selling the land? Thank you very much.</description>

            <title>Should I get a used Audi TT?</title>

            <description>I was always a fan of the TT&amp;#39;s design and I see that 2007/2008 models are selling under 40K. I&amp;#39;m aware that TT&amp;#39;s depreciation is quite high and I think I&amp;#39;ve heard that maintenance cost is quite high and these older ones would require serious maintenance.&lt;br /&gt;&lt;br /&gt;A bit of background on myself- I own a 2017 V spec Honda City that I bought because I anticipated at the time that it would be used to transport family (didn&amp;#39;t turned out as I planned) so I only drive my car about once or twice a week as my daily job commute is via bike. I take good care of my car&amp;#39;s paint and always treat the car gently. 99% of the time I drive alone. I&amp;#39;m not rich but I can afford the monthly car installment of 1K per month with 6 years remaining. &lt;br /&gt;&lt;br /&gt;With that in mind, would a TT suit me better because I don&amp;#39;t use it daily or is the cost of taking care of one really as bad as they say? What do you guys recommend or should I just keep the current car (which I don&amp;#39;t mind, just seeing if switching is a bad/good idea.)&lt;br /&gt;&lt;br /&gt;Thanks for any inputs&amp;#33;</description>

            <title>Self-Employed Seeking a Job</title>

            <description>Hey guys, I&amp;#39;ve been self employed for the last 10 years since I graduated but in 2018 I applied a job as an Assistant Accountant and stayed there for a year until August last year. I was thinking of applying for another accounting job but some people say listing being self employed is bad for my resume. I only have one year of working as an Assistant Accountant as I run a small rental business for the past 10 years, there&amp;#39;s no way to explain what I&amp;#39;ve been doing for the past 9 years without disclosing that my rental business has sustained me during those time. &lt;br /&gt;&lt;br /&gt;So aside from noting that I graduated in 2010, got a job for one year in 2018 and now seeking employment, should I note that I am self employed? The reason I&amp;#39;m applying for jobs is because I have free time and could use the extra income. Thanks for any opinions boys&amp;#33;</description>

            <description>My Uncle has been asking me for advice on his 22 year old son (I&amp;#39;m guessing because I&amp;#39;m the youngest of his nephews and I&amp;#39;m a bit like his son) about him dropping out of school at 14 years old and not getting his SPM. It is possible for my young cousin to get ahead in the current economy? Is it an independent system or do I need a subscription or something? &lt;br /&gt;&lt;br /&gt;Also, the car has the phone Bluetooth connectivity and reverse cam, so I hope this replacement player will have that as well.             <description>Hey guys, a bit of background- I currently have a rental business and make enough to not seek employment (have a degree and diploma). I recently moved to Subang Jaya and because I don&amp;#39;t have much to do, I went for a few interviews and recently I was accepted as a sales executive job. I don&amp;#39;t have experience but the employer liked me enough to give me the job on the spot. My questions are:&lt;br /&gt;&lt;br /&gt;1) How hectic is the job? &lt;br /&gt;2) Is it a dead end job? I run a rental business of my own properties since I graduated in 2011 (Have a degree in accounting) but since the pay of my rental business is good (7k monthly), I didn&amp;#39;t went and find a job other than managing my properties and I also sell items on eBay and never looked back. My family is thinking of moving to Subang so I decided to hire someone to manage the property and maybe get a job in Subang since I will have nothing much to do.&lt;br /&gt;&lt;br /&gt;My question is, do I sound like someone companies would hire? I don&amp;#39;t mind the pay because I already have a stable income, but I&amp;#39;ve never worked for a company or under anyone before thus my resume will be unattractive.
