            <title>Washing Machine &amp;amp; Water Heater Repair</title>

            <description>My washing machine has been giving some error message lately. When I checked in the handbook, it says the heating element might be faulty.&lt;br /&gt;&lt;br /&gt;At the same time, my water heater is giving problem as well. The earth connection indicator seems to go off every time I turn the water heater on (its a Joven water tank type).&lt;br /&gt;&lt;br /&gt;Would really appreciate if you could recommend any good electrician or contractor that you know who might be able to fix the problem.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m sure the sharing will benefit a lot of other LYN members as well who might be facing the same problem.&lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <title>Bathtub Problem</title>

            <description>Hey Guys,&lt;br /&gt;&lt;br /&gt;My bathtub is built in with tiling around it and the stopper is a spring/pop-up type (Akron A1830). However I think the spring has gave way, hence the stopper isn&amp;#39;t working.&lt;br /&gt;&lt;br /&gt;The problem is, there is no opening at all at to reach the bottom of the bathtub, hence if want to replace the stopper most likely must hack the whole tiling and bathtub out (confirmed by two bathtub repair guys). This is of course a very expensive solution.&lt;br /&gt;&lt;br /&gt;Any suggestions to &amp;quot;settle&amp;quot; this problem..all I need is a stopper (to hold the water) in the bathtub...&lt;br /&gt;&lt;br /&gt;Your valuable comments are much appreciated.</description>

            <title>Maintainance fees unpaid by previous owner</title>

            <description>Dear All,&lt;br /&gt;&lt;br /&gt;On a recent property that I acquired (Strata Title - Shop Office), I have found out that the previous owner has not settled 4 months worth of maintenance fees. As far as I know, my S&amp;amp;P lawyer should have taken the responsibility to ensure all bills have been settled before releasing the payment to the seller. Unfortunately this was not done. Now it seems like both my appointment lawyer (which has turned out to be a total disappointment) and the seller does not want to look into this.&lt;br /&gt;&lt;br /&gt;My question is:&lt;br /&gt;&lt;br /&gt;1) I am liable to settle the previous owner&amp;#39;s outstanding bill as I&amp;#39;m the new owner?&lt;br /&gt;2) If the above is yes, then what can I do to solve this issue? &lt;br /&gt;&lt;br /&gt;&lt;i&gt;Note : I am not going to settle his fees as I feel its not right and do not want these sellers to trick other buyers like this.&lt;/i&gt;&lt;br /&gt;&lt;br /&gt;Hope those with knowledge/experience in this matter can provide your suggestions and advise..&lt;br /&gt;&lt;br /&gt;Thank you.</description>

            <title>Commercial vs Residental Loan</title>

            <description>I&amp;#39;m purchasing a SOHO unit which is under commercial title, i&amp;#39;ve two options below:&lt;br /&gt;&lt;br /&gt;Bank A&lt;br /&gt;Type: Commercial (semi flexi)&lt;br /&gt;Loan Amount : 85% with MRTA&lt;br /&gt;Interest Rate : BLR - 1.6%&lt;br /&gt;Tenure : 25 years&lt;br /&gt;Repayment : RM 1580&lt;br /&gt;Total Repayment: 473,518.&lt;br /&gt;&lt;br /&gt;Note: I will take loan from Bank A under my name (i have more than 2 loans already but since this is under commercial, its not imposed 70% LTV ratio).&lt;br /&gt;&lt;br /&gt;Bank B&lt;br /&gt;Type: Residental (semi flexi)&lt;br /&gt;Loan Amount : 85% with MRTA&lt;br /&gt;Interest Rate : BLR - 2.3%&lt;br /&gt;Tenure : 40 years&lt;br /&gt;Repayment : RM 1180&lt;br /&gt;Total Replayment : RM 566,078.&lt;br /&gt;&lt;br /&gt;Option B.1 to settle in 25 years (for comparision purpose)&lt;br /&gt;Bank B.1&lt;br /&gt;Type: Residental (semi flexi)&lt;br /&gt;Loan Amount : 85% with MRTA&lt;br /&gt;Interest Rate : BLR - 2.3%&lt;br /&gt;Tenure : 25 years&lt;br /&gt;Repayment : RM 1471&lt;br /&gt;Total Replayment : RM 441,079.&lt;br /&gt;&lt;br /&gt;Note: I will take loan from Bank B under my wife&amp;#39;s name (she does not have have any loans at the moment).&lt;br /&gt;&lt;br /&gt;If I take Bank A loan, i will be able to purchase another 2 more residental properties with 90% loan under my wife&amp;#39;s name. If I take Bank B loan, chances of buying another property in the short-medium term is quite difficult.&lt;br /&gt;&lt;br /&gt;However, Bank A will cost RM 109 more a month or approximately RM 32,700 extra over 25 years.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m wanting to go for Bank A as i will be able to purchase more properties than hopefully can cover the extra cost of RM 109 a month.&lt;br /&gt;&lt;br /&gt;Your opinions/suggestions are really welcomed.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>DESPERATE HELP NEEDED</title>

            <description>Here&amp;#39;s my problem, i purchased a new toshiba satellite U840 laptop recently and i&amp;#39;ve been having problems connecting to the internet. Its very unpredictable but happens quite frequently. It connects to the network, but in between losses the internet connection while still connected to the network.&lt;br /&gt;&lt;br /&gt;Some days the internet connection goes on and off, some days its totally fine and some days it totally doesnt work.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve checked the power settings and turned off the eco mode so the network adapter stays on.&lt;br /&gt;&lt;br /&gt;The problem happens in a number of different places - home, office, public places..&lt;br /&gt;&lt;br /&gt;What should i do?&lt;br /&gt;&lt;br /&gt;Would really appreciate some suggestions and help on this matter.&lt;br /&gt;&lt;br /&gt;Thank you.&lt;br /&gt;&lt;br /&gt;</description>

            <title>RM 300k freehold property with 8% ROI.</title>

            <description>Just a few years ago, it was still possible to find a freehold property (condo/apartment) that was giving a cool 8% ROI in terms of rental. My biggest regret is that I didnt buy more of these properties back then in 2009.&lt;br /&gt;&lt;br /&gt;However, moving on...my question to all the property taikos/sifus/gurus here is whether there are still properties available which meet the 4 simple criteria below:&lt;br /&gt;&lt;br /&gt;1) Price around RM 300k&lt;br /&gt;2) Freehold&lt;br /&gt;3) Rental yield : approximately 8%&lt;br /&gt;4) Good condition and well maintained&lt;br /&gt;&lt;br /&gt;Lets try to reach 10 names :-)&lt;br /&gt;&lt;br /&gt;</description>

            <title>Looking for a new camera</title>

            <description>I&amp;#39;m planning to buy a camera sometime this month and was hoping to get some recomendations. I&amp;#39;m currently using a Panosonic Lumix TZ7. I&amp;#39;m not so happy with the picture quality, video is acceptable.&lt;br /&gt;&lt;br /&gt;I would like something that capture really nice images, good video recording, not so complicated &amp;amp; not to big.&lt;br /&gt;&lt;br /&gt;Hoping to get something that has all of this within RM 2500.             <description>Hey Guys,&lt;br /&gt;&lt;br /&gt;There are talks/news that the prices of condos around these prime areas will be dropping due to the current global economic situation + cooling measures that have been imposed by Bank Negara. &lt;br /&gt;&lt;br /&gt;As such, one may be able to find good bargain buys on the subsale market compared to buying the unit from the developer which is priced higher.&lt;br /&gt;&lt;br /&gt;Please share your thoughts and opinions on this and are you guys experiencing any downward pressure on the price?</description>
