hi all we are looking for interior designer talent.
are you now working like just serving to the company? and when you have the idea lack of the resources support from the company?
do you have some thought to be your own boss but very hesitate how to look for customer?

maybe this is a post suitable for person like you:
i found that the impact of the Covid19 is really huge to the world, to the malaysia and to all the business model. Small size of the business might easily collapse and fall due to no preparation and lack of cashflow. however there will be usually new type of business will occur in the market, which is all dependent of how the mindset you have.

we are actually now looking for interior designer / project designer which do not want to work for other people anymore, and wanted to work for yourself. Aggressively and hunger wanted to be success in this industry to cooperate with us.

mainly is cooperate to our company to work it out the business together with new mindset, dare to try, dont mind to solve the problem....come on... we need employer mind set person basically.

job scope meet up with client, close the deal, take care of sub con, provide drawing solution. for start up we have existing client for you to dollow up.
we need person who at least have 3,5 years working experience for this.

way of cooperation will be by business contract type with basic salary and attractive project bonus.
we are looking for employer and business mindset person to join this.

感觉上这个Covid19的冲击非常严重，各行各业都在准备着，小的生意分分钟不保，但是危机危机，有危必有机嘛对吗？

KL区有那位有冲劲的Interior designer / project designer 想要自己出来做的吗？不想找打工的，但是想出来自己当老板有冲劲的人。需求经验3或5年以上。主要是可以配合我们的公司一起做，顾客有了但是不够快速的follow up 以及联系。
需要有人design画图，还有就是看sub con 的手工等。
合作方式是business contract (公司对公司/personal), 有每个月minimum income 底薪以及工程分红。

需要的是以老板的心态来打拼而不是员工的心态的project designer，一起商量策略，打拼型的。

hi all sifu sifu.
due to working needs, i wanted to get a tablet which can work well outdoor under the sun outdoor.
as sometimes need to show picture to the client for discussion purpose, which the screen need to be seen picture clearly under the sun.

i remembered my old phone under sun screen cannot see clearly, that is why i scared the tablet have the same issue also.

my budget is around rm800 - RM1500, not sure can get or not?
preferrable android type of brand instead of apple.

is sifu sifu here can give me model recoomendation?
i did try to ask at the phone booth, but due to security issue they are not allow for testing under outdoor. probably they scared i steal their thing.

but i just want to ensure i get a correct tablet, as it is not cheap thing also.

The journey start from the town called Tanah Rata / Brinchang , Cameron Highlands. It’s takes about 30 minute to mountain side called Gunung / Mountain Brinchang - 2031 meter by driving to Mount Brinchang by Land Rover Defender / 4WD - 8 person seater. From there trekking activity begin, it take about 3 ~ 4 hours (3 km) normal walk by our nature guide to reach Mount Irau (2110m). The trekking will be very Interesting, Challenging & Adventure due to its muddy path all the way to the pick.

Cameron Highlands - the high altitude and cool air really make exploration interesting and fun;
Believe me, you won't really sweat & thirst much.. ; and the best thing is very minimal insect , mosquitoes & leech bites :-)

i bought a U mobile Mifi Modem with the monthly package 5gb+5gb plan.

it make it as a mini wireless hotspot. today i try to use it.
i try to download a 50mb tif file.

when i download from laptop it once it hit 3,4mb then it become “unlimited".
the same time i download the same file from handphone by using same wifi it is smooth.

i tried few times already also like this.

anyone know why?

Professional valuation report

hello sifu sifu here...

i am purchasing a condo (2nd hand).
i have sign off the loan offer from public bank, but the bank officer mention to me that there will be a "Professional valuation report", which i need to pay, the fees is around RM1k plus.

i am very annoy of since bank already approve the value, why i still need to pay this? and this is from 3rd party company... and again , is the panel valuation company.

anyone know is this really a MUST to pay, and anyway to reduce the fees? if i can get 3rd party company to do it instead of bank assigned panel?

sometimes really feel like i just want to buy a shelter, why so many layers of cost incurred... aikss...

Bank Panel loan Lawyer VS S&P lawyer

i am currently under Public bank housing loan.
they gave me a panel loan lawyer, and i start to get confuse...

my buying property price is RM380k, loan 90% = RM342k.
the loan lawyer charge me RM7415.51, is that reasonable? because i still need to pay S&P lawyer fees right? can i ask for discount?
i seriously no idea how much total it will be, as i original plan to use RM15k to get everything done, i am not sure will it exceed my budget?

which mean i engage a loan lawyer for loan document and stamp duty
also i engage another lawyer to take care the S&P, am i right?

Question B
heard if my S&P lawyer is same with the seller's lawyer then the fees is cheaper, is that true?
so if i put the loan lawyer to do the S&P work as well, will that have further discount?

Question C
since the loan lawyer assign by public bank, can outsider lawyer do the loan document job? will it be cheaper?
