How long time to have loan approve?

Hi,

I was told by public bank agent that the bank need to take 1 week to approve the loan and another one week to issue the offer letter.
Is it normal to take that long time?

The developer asked me to sign S&P within 2 weeks from booking date, but how can I sign the S&P before secure the loan because I need to wait 2 weeks for the PB offer letter.

Can we delay the time for sigining S&P? Or ask the agent to speed up the process?

The other banks like OCBC and stand chart seems can get the offer letter within 1 week.

Hi,

I found two properties in Puchong area and would like to know the offer price is reasonable. The house price still look pricey by looking at the total increment since launch.

1. Ameties terrace, Bukit Puchong
Price : 420k-430k basic unit
Launch price: 355k
Total appreciation: if 420k = (420-355)/355=18.3%, if 430k = 21.1%
Duration since launch date: about 2.5 years

2. Taman Putra Prima 4B
Price : 338k basic unit
Launch price: 288k
Total appreciation: if 338k = 17.4%
Duration since launch date: about 2 years

1. How can I know the market price for the properties above?
2. Is it the offer price reasonable? The house price increase more than 7% per year. Is it more reasonable if we counter offer with 7% increment per year? Which is 410k (property 1) and 330k for property 2.
3. Any warranty from developer/continue the house warranty from developer if buy from sub sale market?

Currently I am surveying property to buy and I come across to see the advertisement in this location : Sunnyside Vale in Sungai Long
However, I have very limited information about this housing area when search online.

I found these two advertisement online and doing some survey before calling the agent to view it.

I am about to accept a freelance job. However, I am not sure is there any standard guidelines that I can follow to make us be more professional work.

I have few question which need advice from you all.

1. Do we need to sign agreement with the client? Which I think important to protect both party and fair enough to have it. Any example of the agreement.

2. What is the payment terms?
I get this info from my friend, which he work in software house.
10% deposit, payment by project phase(90%), 10% paid after 1 month completed the project and bugs free.

3. How do we define the charges?
