Things that cannot claim from Insurance company

I am starting this topic and hope that it can continue forever, so that others (especially those who wants to buy new insurance policy) can learn what we have experience with our unsuccessful claims or problems with our existing insurance.

I recently was diagnosed with 3rd stage cancer and experienced with my insurance claim.

1) Generali Travel Insurance - All forms of cancer are not claimable. It is stated in their small print. A lot of people don't know about this; even tour agency that recommend us to buy from them. So, please take note.

2) Allianz Medical Insurance (pay and claim type) - their e-invoice only states a lump sump claim amount, and does not say what is claimable and what is not. Already ding dong with them for 3 months and still the same. Maybe they are doing this, so that one cannot dispute them. So, please take note.

I will be putting up for my CI claim later and will be updating it if I face any difficulty.

Thanks all and please continue with your inputs on the problem you faced when putting up your claims with your insurance.
Buy new house or build house in Selangor

For own stay, is it better to buy new house or buy land and build own house?

We bought a mid range house (~RM1M) from a respectable developer (top 5 in Malaysia), thinking that their quality will be better. Unfortunately, we know that is not true on the very first time we got our keys. A lot of time is needed to to talk to the developer and their contractors will used the cheapest "coverup method" to close the case. After DLP, the real problem appears. Need additional cost to remove those "coverup repairs", before actual repair work can commence. The developer can even threaten me, not to share our joint-inspection video to public.

So, anyone out there faced or facing same issue? If you have a chance to get a new house; would you
1) buy new house from developer,
2) buy 2nd hand house to renovate or
3) buy land and build new house.

For those house owners who (bought or built their houses after 2018) please feel free to share ur experiences.

Thanks.

Seems like my house Reno quotation in Sept is higher than in early Aug. Vendor is saying government did not inform them, their products are not taxed, so they just add in that SST first.

Should I on hold until things get cleared?

New Maybank Indonesia Bond

Any sifu out there bought Indonesia corporate bond in IDR currency before? Is there withholding tax for foreigners? Googled a backdated (June 2016) Indonesia news, that their government abolished such withholding tax for global bond investment but not confirm. Coupon is ~7.2% for 3 year bond, payout every quarter. Also have a 5 year bond, with a coupon of ~7.6%.

How do you manage the payout? Can one open IDR foreign account in Malaysia? If every quarter have to convert back to MYR and with potential withholding tax, is 7.2% still consider good?

Any catch?

For property bought within 1 year, RPGT is 30% on profit.

Question : if there is no profit made (e.g. S&P price minus all expenses is lower than selling price); is it valid for RPGT=0%?? Agent told me cannot ... must have a minimal profit (if so, what is that min amount) ... otherwise will get into legal problem.

Seeking advise from experts ... if that agent pulling a quick one on me??
