Rent House Agreement

Hi,

I just want to query regarding this rent House agreement.
First of All it is about my fiance, she rented house in Shah Alam.
Under one Akak (dont know whether she is the real owner or just makan atas angin all other other room tenant deposit and mark up)

So the problem is my fiance contract will due on 28 Feb 2019.
But after discuss with the Akak, she said can cau on 31/1 and get the deposit on 31/1, because there will be a tenant replace my fiance for the room. (Not verbal agreement, have WhatsApp screenshot)

So my fiance already look for other house and paid the deposit.
But then today, the Akak said the new tenant tak jadi masuk.
So my fiance have to find other tenant to replace her or otherwise just pay the February rent and get the deposit on end of the month.

So i curious and wanted to argue about the contract because it has many flaws on it.

1. Not sure the akak is the real owner or not
2. Not stamp hasil that validate the contract
3. The akak not return the copy of the contracts back to my fiance
4. No signature of 'saksi' in the contact
5. Have written approval for my fiance can leave on 31/1 and get the deposit on the same day. Rather than wait for contract to end on 28/2..

So i want to ask for you guys feedback on how we want to fight for the thing? As the akak does not want to settle in good manner..

Just dont update to ios11. also got problem , phone just keep appearing i use headphone but there is no headphone being plug in, maybe software or audio jack problem
