            <description>Dear all, what&amp;#39;s the longest tenure for commercial loan for properties such as SOxO? Assuming loan amount is ~280k.&lt;br /&gt;What other differences when compare to normal housing loan besides higher interest rates?&lt;br /&gt;&lt;br /&gt;1) Higher interest rates @ BLR - 2.1 or 2.2?&lt;br /&gt;2) Shorter tenure? (normal housing loan can be up to 40 years tenure or 70 years of age) &lt;br /&gt;3) For project with DIBS, some banks will start to count the loan tenure after the project is completed. Is this same for commercial loan? &lt;br /&gt;For example, if one is 35 years old now, the project is due in 3 years time, the max tenure is 70-35-3=32 years only instead of 35 years.&lt;br /&gt;4) Full/semi-flexi loan available or fixed term loan only?&lt;br /&gt;5) Any others?&lt;br /&gt;&lt;br /&gt;Thank you.&lt;br /&gt;&lt;br /&gt;</description>

            <title>Window Frames + Grills [Queries &amp;amp; Quotes Needed]</title>

            <description>Hi all sifus on house reno, I&amp;#39;m planning to replace my parents&amp;#39; old banglow house window frames &amp;amp; their grills. Below is the measurement I&amp;#39;ve gathered on various windows in the house (I&amp;#39;ve excluded the sliding glass doors and kitchen areas). Is there any good recommendation/company to do the work? Budget is a bit tight.&lt;br /&gt;&lt;br /&gt;My another question would be whether to replace the grills/windows first or paint the exterior of the house first. I&amp;#39;m not sure if there&amp;#39;s any conflict in both.             <title>Investment Choice</title>

            <description>Would need some advice from fellow property experts and forummers.&lt;br /&gt;&lt;br /&gt;Currently I&amp;#39;m owning 3 properties with senario below.&lt;br /&gt;1) Loan settled - monthly rental about 1k, prop value around 250-300k&lt;br /&gt;2) Prop under con, to be completed end 2013&lt;br /&gt;3) Prop under con, to be completed in 2015&lt;br /&gt;&lt;br /&gt;As I already have 2 loans, if I were to buy another prop, it would be 70% loan max only and furthermore, with my age, the max tenure I would get is probably 30 years only. With this constraint and with current prop market, what can I do with my first prop, sell or keep it?&lt;br /&gt;If I sell it, I can use the cash to buy maybe a subsale unit which could yield better rental but then I will only get max 70% loan with max 30 years or less tenure.             <title>Bank Loan options</title>

            <description>I&amp;#39;m offer with above 2 choices. The difference in terms of monthly repayment for the 2 is about RM600 with option 2 being more &amp;quot;expensive&amp;quot; monthly. Is it worth to go for option 2? &lt;br /&gt;&lt;br /&gt;The benefit that I can think of for option 1 is longer tenure and lower commitment monthly which I can use the lower commitment to buy another future prop if any.&lt;br /&gt;&lt;br /&gt;Option 2 will be faster to pay off and hence less interest charged but need to buy/pay MRTA or MLTA separately (can&amp;#39;t be included in the loan).&lt;br /&gt;&lt;br /&gt;Any advice or opinions please?&lt;br /&gt;&lt;br /&gt;</description>

            <title>Urgent - Hissing Sound from back of new LG LED TV</title>

            <description>Hi guys, need your urgent help/advice. I received the brand new LG LED TV model 42LV3730 few days ago. Since day 1 there is this hissing sound coming from the back of the TV. The sound will come in intermittently and then go away by itself. Tried switching off other devices but the sound is still there until I switch off the TV. So I guess it&amp;#39;s not caused by interference of any other devices. I&amp;#39;ve recorded the sound but unable to upload it here with extension 3ga. Hope someone can advise (especially those with LG TV) if this is normal since nowadays our TV is thin and all the wiring is at the back thin layer of the panel and probably the sound is more noticeable? &lt;br /&gt;&lt;br /&gt;</description>

            <title>URGENT - LG 42LV3730 vs Samsung 40D5000PR</title>

            <description>Hi guys, I ordered the Samsung 40D5000PR at one well known shop in town with the price of RM2150. They said the stock should be arrived between 7-10 days. However its already 20 over days. Making a fuss out of it, the shop now countered offer me with the LG 42LV3730 model as they do not have a firmed date when the Samsung stock will be arrived. The obvious difference between these 2 models are the latter is a Smart-tv. But I really prefer Samsung than LG. Is this offer worth accepting? Anything that&amp;#39;s with Samsung 40D5000PR but not in LG 42LV3730. Appreciate any comments. Thanks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>Redemption/Settlement Letter</title>

            <description>Hi guys, does any of u have any experience settling your housing loan with StandChart or any bank for that matter? I was told that the request to get the redemption letter will take a week and then the next step is to request the transfer of outstanding from current a/c to the loan a/c based on the option in the redemption letter. Once that&amp;#39;s done, one will need to wait 2 weeks to get the settlement letter? Is this the period you have experienced before or it could actually be earlier? Will the bank refund the MRTA which we have paid for previously or we need to submit our request ourself to the insurance comp? How can that be done? I&amp;#39;ve paid for 30-years MRTA and the termination now is only at 7th year.&lt;br /&gt;&lt;br /&gt;Thanks.&lt;br /&gt;&lt;br /&gt;</description>

            <title>Payoff Loan + EPF</title>

            <description>Hi guys, am having trouble to decide below situation. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m an owner for 2 properties both with 90% loan. I plan to buy a 3rd property in the near future (maybe Q1/2, 2012) &amp;amp; also plan to secure a 90% loan. But I do understand that in order to secure the 90% loan, I must sell off or payoff 1 of my first 2 properties (name sharing for 3rd property is NOT an option nor transferring owner for 1st property).&lt;br /&gt;&lt;br /&gt;So is withdrawing EPF to pay off the 1st property the best option?? I&amp;#39;m thinking to withdraw EPF because I can no longer use my account 2 to pay downpayment for my 3rd property or to reduce any loan amount for 2nd/3rd property as long as I&amp;#39;m still the owner for the 1st property.&lt;br /&gt;&lt;br /&gt;Another option is to sell off the 1st property. However currently the rental yield for this property is enough to cover the monthly installment (but not enough to cover the maintenance fees/sinking fund - yes, it&amp;#39;s a condo unit).&lt;br /&gt;&lt;br /&gt;Please suggest/advise.&lt;br /&gt;&lt;br /&gt;Note: 2nd property is still under construction &lt;br /&gt;&lt;br /&gt;</description>

            <title>Road Bully</title>

            <description>Met this red Kenari road bully just before turning to Sunway (near Taylor) along LDP. This guy swayed to my lane &amp;amp; what I did is just horned him once (yes once - 1, 2 seconds horn). He braked in front of me near the sharp bent &amp;amp; the action almost caused the car behind me to bang into me. He then continued to hurl insult &amp;amp; show his fist &amp;amp; try to drive near to my car as if to knock me off the road. I tried to avoid by switching lane but he was again blocking me. The whole process lasted 4-5 mins until he was &amp;quot;satistified&amp;quot;. To whom who know him, please give him this piece of advice - you don&amp;#39;t own the roads&amp;#33; How would u handle if u are in similar situation like me? &lt;br /&gt; &lt;br /&gt;</description>
