Hi all in Property Talk!

I'm currently considering to rent a SOHO unit at Empire Damansara @ PJ (Not Empire City).

From what I gather after online and onsite research, these are the pros and cons to the place (some personally):

Pros:
+ Clean environment
+ Spacious (corridor)
+ SOHO 1 & 2 layouts are good (personally suited for SOHO 2)
+ Near federal reserved greenery (though some consider as negative)
+ Lots of convenience stores and some restaurants/cafes nearby

Cons:
- Access / security seems quite lax <--- my biggest concern
- No free parking for residents (monthly pass)
- Retail space not doing very well
- Commercial rate for utilities
- Some incidences this year regarding fake cops harassing a resident at B3 (Apr-19) and a rental scam scheme (Aug-19)

Would appreciate to hear the opinions of anyone with experience/knowledge of staying here

item condition: playability and sound are as good as new, sent for service once every 6 months to a year, got a few barely-noticeable bumps and a minor scratch at the edge of the bottom binding(photos below)
note: the D-string is missing, will restring the entire set once the guitar's got a buyer (unless the buyer prefers to restring it him/herself)

other item specifics: Canadian Cedar solid top, Mahogany back & side, rosewood fretboard, position markers on the side

reason for sale: under-utilized and looking to fund for another guitar (electric)
