            <title>S&amp;amp;P and Loan Agreement calculator</title>

            <description>Newbie here.&lt;br /&gt;&lt;br /&gt;I would be appreciated if anyone can provide the&lt;u&gt; link&lt;/u&gt; to the above.&lt;br /&gt;&lt;br /&gt;BTW, I just bought a newly constructed house and the detail is as follow:-&lt;br /&gt;&lt;br /&gt;1) Cost RM 557,000&lt;br /&gt;2) Loan amount RM 500,000&lt;br /&gt;&lt;br /&gt;What would be the legal fee, stamp duty and the other disbursement charges for S&amp;amp;P and Loan Agreements? Is the S&amp;amp;P incur stamp duty ? &lt;br /&gt;&lt;br /&gt;For newly constructed house, when is the time to sign the Memorandum of Transfer (MOT), does it incur stamp duty as well?.&lt;br /&gt;&lt;br /&gt;So, basically we have 3 stamp duty to pay: one for S &amp;amp; P, one for Loan Agreement and another one for MOT.&lt;br /&gt;&lt;br /&gt;Thanks a lot&amp;#33;&lt;br /&gt;</description>

            <title>Are properties continuing  to rise in next 2 years</title>

            <description>At this uncertainty period, many real house buyers or investors are anxious to know whether it is worth to invest at the moment. &lt;br /&gt;&lt;br /&gt;This poll is acting as a platform for those who are interest to know  the present market view.&lt;br /&gt;&lt;br /&gt;If there are many potential buyers predict the price will be going up and buy, then the demand is there to hold the market price. If there are many potential buyers predict the price will be going down and buy when there is a downturn, that mean the demand is also there, which imply that the downside of the price won&amp;#39;t be that severe.&lt;br /&gt;&lt;br /&gt;Conversely, if not many potential buyers are present, then the current property price is too high to be accepted by people.             <description>If u have chance to buy SD, which one will u put in 1st priority to buy?&lt;br /&gt;Corner SD, Intermediate SD, End lot SD or not important at all.&lt;br /&gt;&lt;br /&gt;Given with the same size of house, identical house, same location.&lt;br /&gt;Corner lot will have largest land size.&lt;br /&gt;End lot 2nd largest land size.&lt;br /&gt;Intermediate-smallest land size.&lt;br /&gt;&lt;br /&gt;The price will adjust accordingly in respect of land size.&lt;br /&gt;&lt;br /&gt;Mind share the reasons u have chosen?</description>

            <description>I plan to buy a new house ( my 2nd house) cost around RM600K&lt;br /&gt;&lt;br /&gt;My detail is as follow:-&lt;br /&gt;&lt;br /&gt;Net monthly income =7500&lt;br /&gt;Commitment on 1st house = 2000 (market value RM400K), company loan&lt;br /&gt;Monthly expenses =3000&lt;br /&gt;Family insurance = 1000&lt;br /&gt;&lt;br /&gt;Fixed Deposit =200k@ 6% p.a.&lt;br /&gt;___________________________________________________________&lt;br /&gt;The new house&lt;br /&gt;Cost = RM 600K&lt;br /&gt;Deposit = 200K (not from Fixed Deposit)&lt;br /&gt;Loan = 400K @ 4.5% for 20 years&lt;br /&gt;&lt;br /&gt;i.e RM 2500 p.a.&lt;br /&gt;&lt;br /&gt;Insufficient fund per month= 7500-2000-3000-1000-2500 = (1000)&lt;br /&gt;&lt;br /&gt;Insufficient fund (1000) will be taken from the FD (200k).&lt;br /&gt;&lt;br /&gt;Will it be risky to buy the new house?&lt;br /&gt;Please advise.</description>
