Housing Loan Queries

Hi to all Sifus',

I would like to seek some assistance from you guys pertaining to housing loan.

Currently, i have paid a booking fee for a property costing RM244k. I have some doubts which needs further clarification and explanation from you people.

1. This property is currently under construction, can i proceed with the loan without signing the S&P? Pro and cons?
2. Normally for property costing RM244k, how much is estimate the lawyers fee for the loan agreement? Including all disbursement and miscellaneous charges.
3. Have you guys ever heard that paying the installment when the bank already disburse 50% or more of the funds to the developer? As this can cut off the unnecessary interest charges during the construction.
4. If i would like to claim the 50% stamp duty rebate, should i inform the lawyers upon paying the lawyer fee for loan disbursement? Is there anything to look out into this? (First Property)
5. Normally how long does the rebate takes?
6. For a property purchase under joint name, but the loan is service under my name, can i apply for EPF withdrawal to pay off portion of the downpayment?

dear all,

i encounter this today and yesterday.. yday i try to withdraw using ATM and fail after 2 attempts.. today i tried again and it failed again.. is ther any problem wit the ATM? im 100% sure tat i key in my pin correctly but it appeared fail.. geez --"

now, i wanna noe if i can reset the pin? is ther any charges? can i lodge a complain? i try to call the cs hotline, but kenot reach.. say wat upgrading of services..

hey guys,

At first, i plan to fly over to SG to look for a job. But now, i got an offer at sarawak.

FYI, previously i was working in sarawak and i neva come across that i need a work permit to work at sarawak at all. I was born at labuan with 15 as the 7th and 8th digit on my IC. And tag with letter "H".

So, i wish to noe whether do i really need a work permit? As i been staying at miri and bintulu for over the past 10 yrs. I work for 3 yrs both at miri and bintulu, and my employer din queries me bout this matter until recently, my potential employer queries me about this issue.

If i rlly need a work permit, do i apply it at the immigration? which immigration oso can or do i need to apply at the labuan ther?

Lastly, will they impose penalty on me since i din apply any work permit to work at s'wak for the past 3 yrs?

i have difficulties in understanding the following paragraph. would appreciate if some1 can sort if out for me.

"Over the years, the growth in the architectural and decorative paint segment has been cyclical in nature. It is linked to the cyclical in nature. It is linked to the cyclical rise in residential construction activity, sustained activity from non-residential construction and a robust domestic economy. When housing activity levels fall, the demand for architectural paint and decorative paint also slows. Declines in housing activity can be caused by rising interest rates and a slowing economy. The effect of economic cycles on the paint industy is not always immediate, as paint often is one of the final products used in construction."

What i observed from the above sentence is that it doesnt tell me how the economic conditions as per now. It just stats the cyclical nature of growth in architectural and decorative paint segment. For instance, if there is a robust domestic economic, then the growth in the firm is ideal and vice versa.

And then,

"Activity levels in both the residential and non-residential construction sectors, such as new commencements and alterations to existing residential and non-residential buildings are important factors in determining demand in architectural and decorative paint segment. As paint products are invloved in one of the last stages of building construction, there can be a twelve month to two year time lag before the effect of any expansion or contraction in building commencements is experience by the industry.

Demand for paint products is influenced by the general economic conditions of the country, such as consumer and business confidence, housing growth, interest rates and levels of disposable income. From 1996 through to 2006 the country is experienced a prolonged period of historically low interest rates. Business and consumer confidence were both strong in 2006 and 2007 despite the fact that interest rates have consistently risen from 2007 onwards. However, as a result of global credit issues, confidence has been greatly affected both in Australia and globally. Economic forecasts suggest that GDP growth is slowing, while inflation is rising. HIgh and increasing oil prices are also having an impact both directly, reducing discretionary income, and indirectly by casuing greater costs throughout the eonomy due to higher transport costs."

What i noticed tat the above conditions will have a negative economic impact on the Australian paint industries due to the slow growth of GDP, rising inflation rate and oil prices eventhough the consumer and business is confident. This will result in the further decline in the Australian paint industries sector.

am i right on track?

hey guys and gurls out here,

anyone heard of CPA? i believe CPA seems familiar to most of u right? i have some doubt regarding CPA.

can anyone share to us according to the step on how to get involved on CPA program and so on? i really wish to know. so far im seem lost apart!! there is no CPA office at miri here. so its kinda hard for me to seek for further enquries. and whenever i send email to those CPA msia staffs/members, their answer doesnt seem to achieve what i wan or need to know. bside, the info. stated on the CPA website is totally diff from what i got from my email. RArr~ so darn confusing!! bcoz of all this issue, i cant be able to join the latest segment lor.

i wish to know what sort of documents do we need to provide and needed to be certify by who? the fees of each segment? how to become an associate members, as we got to be an associate members in order to participate or get involved on any CPA programs?
and how do i get the membership no. so i can get to register as a members of the CPA website? and many queires busting off my head right now!! can some1 share what they got or thier personal experience to it!!

i just bought a pair of dumbbell to train my shoulder.

i would like to know bside shoulder, any other body part that can be worked out with dumbbell?

and i hav to work from 8-5pm, so what time is it best for me to work out? and before or after dinner? around how many hrs b4 or after dinner?

is there any reference or link to show how can i train myself at home using the pair of dumbbell?
