RPGT on leasehold factory [Help Needed]

I am in the progress of selling my leasehold factory (Waiting for buyer to sign S&P and pending transfer of ownership). I bought the factory more than 20 years. By right, it shouldn't tax any RPGT if my property sell before 1st Jan 2019.

However, my lawyer told me that my factory case is special, and we need to wait for state government approval to complete whole selling progress. He has no confident that state government approval can be done before 1st Jan 2019, and would like to submit pre 3% tax to government earlier, if finally we not able to obtain state government approval before 1st Jan 2019, we need to pay extra 2% tax (new RPGT is 5% for property bought more than 5 years). Otherwise, government will refund the money to us.

Need your advice. Is my lawyer statement make sense?

Tenant agreenment & Lawyer Question [Need Help]

My company intend to rent a shop to a new tenant. The tenant would like to use his own lawyer (coz his bro is lawyer, probably for cost saving purpose) on handling tenant agreement, but my company stakeholders insist on using own lawyer to protect company benefit and make the deal in dilemma.

Questions:

1) Normally whose lawyer should be used for handling tenant agreement ?

2) Who should pay the lawyer fee?

3) Or anyone has any good idea for me to settle this issue?

Company short term loan - OD, personal loan or..?

My uncle company need short term loan for his company as business modal. Any suggestion which type of loan is the best for him with lower interest rate? Overdraft, personal loan or?

Currently his company has one property loan. The property already double the value from the time he bought.

Renew maid passport and permit

My maid permit will be expired on November 18. I would like to renew her permit, but her passport validity less than 1 year, so I need to renew her passport first. I checked with maid agent and have few questions:

1) After renew maid passport, need to get another sticker from Malaysia Immigration ? Coz agent charge me another RM200 ++ for that

2) After renew maid permit, it will be her fifth year work for me. She need to go through fomema ? Coz last year she no need to do tat for permit renewal

3) After above process, I can directly renew her permit through myeg (with her new passport) ?

Hopefully someone can enlighten me.

Individual property but company asset in account

My uncle company was converted to Sdn Bhd in year 2014. One of the factory (bought more than 20 years) under my uncle name was included in the Sdn Bhd company account as 'Asset', in order to "boost" the company account for borrowing more money from bank. Till today, the factory still under my uncle name but as company asset in company financial statement.

He intends to sell the factory. Now the question is, does RPGT applicable in this case? If yes, is there any way he can avoid the RPGT? As the factory still under his name and bought more than 20 years ago.

How to increase monthly EPF contribution

Besides normal EPF contribution from monthly salary, My mum (almost 60 years old) wants to increase her EPF contribution every month. I checked online, somebody said it can be done by Internet Banking, somebody said a form need to be filled and etc. I am confusing. If there are some cash on hand in sdn bhd company, what is the best way (short term) to keep the cash with less depreciation? FD ? Or ?

I understand that any earning from interest need to tax by the government as well. Can anyone recommend any good way ?

My Indonesia maid contract end soon. She would like to renew contract but want to go back 3 months for holiday (I know people said that there are many cases maid go home may not back. However, this is not my topic here).

So I would like to know what is the procedure to let her go back holiday. I heard that e-KTKLN is required and the maid must go to certain place in Indonesia only can apply, is it still valid ? My biggest concern is she doesn't know how to do it herself in Indonesia. I have checked with my maid agency but they seem like blur also ........

I need experienced advice. If possible give me some reliable maid agency contact, my area is Seremban.

Need advise on Construction Loan

My uncle's company bought a piece of land two years ago (with loan from bank A). Recently, his company intend to build few shop lots on the land and intend to borrow construction loan from bank A. His company all the while with good financial record and assume he able to borrow the construction loan from bank A. However, after applying the construction loan for 1 month, bank A rejected the application. This spoil my uncle plan. Now he urgently looking for another bank or financial institution for construction loan and transfer the land loan to there also.

Is there any bank or a financial institution which is easy to apply for construction loans ? Does MBSB or BSN offer such construction loan ? Need your advise. Thank you

Need help on USPS Parcel issue

1 month ago I ordered 2 small boxes of pet supplement from US and they delivered through USPS, reached my house in 10 days.

After that I ordered another 3 small boxes, however after 2 weeks still haven't reached my house. Also, I notice that the seller key in invalid Lorong number for my address. The house number and other portion of address is correct, but the Lorong shld be "10/3" but not "10/13". I wonder if this will affect the delivery.......

The seller sent to me on 29 January 16 but the USPS tracking do not update anymore and stop on 4 Feb at Frankfurt transit.......

I called POS Malaysia but they said the parcel haven't reached yet.....

I do not know what is happening and dunno what can I do......
