Need Help to Invest Property in Ampang Area

Hi,

Am currently looking for some property investment.
This is my first time buying property.
Had came across a few projects in Korean Village opposite Ampang Point.
Need opinions from all Sifus whether this is a good investment?
Am looking at:
Ampang Boulevard (1350sf)
- completed bout 4 years with KLCC view.
- leasehold with another 90+ years
- rental yield (ROI) is slightly less than 6.0% based on rental of RM 2500
- rental can almost cover my installment... which i think is good

Question:
1) is the korean/ middle eastern colony in that area can sustain the rental? understand that the current rental is about rm2500 for about 1300sf. i not sure about the long run...
2) there are some new completed/ in progress projects nearby such as Ampang Putra Condo (completed) and D'Suria Condo (another 2 years). How about the loyalty of tenant towards the condo they are currently staying? i afraid that they will move out after renting 1-2 years.
3) any other recommendations for investment? Should i consider D'Suria (under construction) instead with similar pricing but with different built up of 300sf.
4) Or should i look for other area outside Ampang for investment? Any good ROI properties with consistent tenant?

[WTA] TP Link WR841ND cant connect to UNIFI

Hi all,

I jus did the swapping from D-Link DIR 615 to TP Link WR841ND.
However, after the step by step guide and finish pairing all the equipments, i am still unable to connect to the internet. My Iptv can access to all the Hypo Channels but my other devices (PC and laptop) cant connect to the internet.

In the status of TP Link, it keep appear connecting....

Any advise on how can i rectify the problem?

Can it be TM is using Alcatel I-240G-P as my BTU?
