            <description>KUALA LUMPUR, Feb 14 — Malaysia faces a shortage of affordable houses for the masses, Bank Negara Malaysia (BNM) warned in a report that also disclosed data showing houses in the country were “seriously unaffordable” in 2016 by international standards.&lt;br /&gt;&lt;br /&gt;The central bank outlined five strategies to overcome the issue, including centralising affordable housing initiatives and setting up an integrated housing database and an applicant registry for planning and allocating affordable housing.&lt;br /&gt;&lt;br /&gt;It also suggested reducing the cost barrier to affordable housing, rehabilitating household balance sheets by enhancing financial literacy and improving the rental market by strengthening the legal framework.&lt;br /&gt;&lt;br /&gt;“The housing affordability issue is largely due to the supply-demand mismatch and slower income growth,” the central bank said.&lt;br /&gt;&lt;br /&gt;BNM estimated the maximum affordable house price in the country to be RM282,000 based on the housing cost burden approach.&lt;br /&gt;&lt;br /&gt;“However, actual median house price was RM313,000 (in 2016), beyond the means of many households, where the median national household income was only RM5,228,” it said in its quarterly bulletin released today.&lt;br /&gt;&lt;br /&gt;The bank reiterated that undersupply of affordable houses remained an issue.&lt;br /&gt;&lt;br /&gt;It outlined three factors contributing to housing unaffordability in Malaysia: mismatch between supply and demand for housing, new launches skewed towards the unaffordable range, and growth in house prices outpacing that of household income.&lt;br /&gt;&lt;br /&gt;“Since 2012, new housing supply has consistently fallen short of the increase in demand by households,” BNM said.&lt;br /&gt;&lt;br /&gt;During the year up to the first quarter of 2017, only 24 per cent of new launches were priced RM250,000 or less, a range that 35 per cent of Malaysian households could afford.&lt;br /&gt;&lt;br /&gt;The bulletin also revealed that from 2007 to 2016, house prices grew 9.8 per cent while household income only increased 8.3 per cent.&lt;br /&gt;&lt;br /&gt;The mismatch was most acute from 2012 to 2014, when the growth in house prices (26.5 per cent) was more than double the growth in income levels (12.4 per cent).&lt;br /&gt;&lt;br /&gt;As a result of the supply-demand mismatch, BNM said, the level of total unsold residential properties in Malaysia stood at a decade-high of 146,497 units as at the second quarter (2Q) of 2017, an increase from 130,690 units in the preceding quarter.&lt;br /&gt;&lt;br /&gt;In 2Q 2017, almost 82 per cent of unsold units were priced above RM250,000.&lt;br /&gt;&lt;br /&gt;The bank also noted that financing continued to be available for purchases of houses for eligible borrowers, with more than 70 per cent of housing loans accorded to first-time buyers and close to two-thirds of new housing loans channelled to the purchase of houses costing below RM500,000.&lt;br /&gt;&lt;br /&gt;On the supply side, structural and cyclical factors in the housing market in Malaysia have resulted in a failure of the market to provide an adequate supply of affordable housing for the masses while on the demand side, growth in household income has not kept up with the rise in house prices.&lt;br /&gt;&lt;br /&gt;“Together with a low state of financial literacy among the majority of Malaysian households and a cultural preference towards home ownership instead of renting, these have contributed to the high demand for house purchases,” it added. — Bernama&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Read more at &lt;a href='http://www.themalaymailonline.com/malaysia/article/total-unsold-homes-in-malaysia-highest-in-a-decade-bank-negara-says#chZiHsUvc5XIpJ80.99' target='_blank'&gt;http://www.themalaymailonline.com/malaysia...HsUvc5XIpJ80.99&lt;/a&gt;</description>

REUTERS/Lai Seng Sin&lt;br /&gt;The strong performance is likely to add to speculation that Prime Minister Najib Razak will call early polls to take advantage of improving economic conditions and a fractured opposition.&lt;br /&gt;&lt;br /&gt;Southeast Asia’s third-largest economy grew 5.8 percent in April-June from a year earlier MYGDP=ECI, data showed on Friday, well above a Reuters poll forecast of 5.4 percent.&lt;br /&gt;&lt;br /&gt;Growth accelerated from 5.6 percent in the first three months of the year, which had also been better than expected.&lt;br /&gt;&lt;br /&gt;Following the data, Malaysia’s central bank raised its 2017 growth forecast to above 4.8 percent. The last forecast in March predicted growth of 4.3 to 4.8 percent.&lt;br /&gt;&lt;br /&gt;“Based on the numbers from Q1 and Q2, we expect (full year) growth will go beyond our earlier forecast,” Bank Negara Malaysia (BNM) Governor Muhammad Ibrahim told a news conference.&lt;br /&gt;&lt;br /&gt;Construction, services and manufacturing all grew at a faster pace in the quarter, offsetting weakness in mining and agriculture. For a breakdown of the GDP data, see&lt;br /&gt;&lt;br /&gt;Muhammad expected domestic consumption and exports to improve further in the second half, but warned there were always risks related to global factors.&lt;br /&gt;&lt;br /&gt;Exports grew 10 percent on-year in June, well below May’s 32.5 percent. REUTERS/Edgar Su/File Photo&lt;br /&gt;The current account surplus grew to 9.6 billion ringgit (&amp;#036;2.24 billion) over the second quarter from 5.3 billion ringgit in January-March, due to a larger goods surplus and smaller services and primary income deficits.&lt;br /&gt;&lt;br /&gt;Investment in Malaysian stocks, bonds and other financial assets also improved sharply, with portfolio inflows rebounding to 16 billion ringgit, compared with outflows of 31.9 billion in the first quarter.&lt;br /&gt;&lt;br /&gt;The turnaround may be partly due to improved confidence in the ringgit MYR=. To reach this target, Proton needs a strategic partner, as research as well as world class design is very important to compete on the international stage, he said.&lt;br /&gt;&lt;br /&gt;“Geely can provide the support from the aspect of outstanding research as we (Malaysia) need a big change. At present, all the automotive companies are racing to produce fully self-driven cars.&lt;br /&gt;&lt;br /&gt;“So, Geely with Proton needs to build a plant here in the next five years.             <description>&lt;img src='http://i.imgur.com/TO34S0s.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;PETALING JAYA:&lt;/b&gt; Datuk Seri Anwar Ibrahim has defended his former arch nemesis Tun Dr Mahathir Mohamad against detractors who have questioned the former premier’s prominent involvement in the Opposition pact.&lt;br /&gt;&lt;br /&gt;The jailed Pakatan Harapan de facto leader said he understood and accepted the scepticism that many “loyal and caring friends” have towards Dr Mahathir, who is now Parti Pribumi Bersatu Malaysia and Pakatan chairman.&lt;br /&gt;&lt;br /&gt;However, he offered assurances that the Opposition would not be veered off course by the former prime minister as the coalition’s brand of politics does not limit power to the elite few.&lt;br /&gt;&lt;br /&gt;“Fears that have been voiced about the possibility of a party chairman veering from the objective that has been agreed upon is not possible under the existing (leadership) structure.&lt;br /&gt;&lt;br /&gt;“The common policies that were agreed upon have been revealed to the public in a transparent manner,” Anwar said in a statement yesterday.&lt;br /&gt;&lt;br /&gt;He was responding to dissenting voices from Opposition-aligned groups such as Suara Rakyat Malaysia (Suaram), Otai Reformis, Parti Sosialis Malaysia and several non-governmental organisations (NGO) which had disputed the Pakatan leadership’s recent decision to appoint Dr Mahathir as the coalition’s chairman.&lt;br /&gt;&lt;br /&gt;Anwar said that Dr Mahathir’s presence, as well as Pribumi’s, was part of a plan to increase the network of support for a struggle that is more widely agreed upon.&lt;br /&gt;&lt;br /&gt;“Personally, I welcome Dr Mahathir’s readiness to join us in this struggle.&lt;br /&gt;&lt;br /&gt;“The personal pain and injuries are small compared to the people’s interests and the future of this country.&lt;br /&gt;&lt;br /&gt;“Dr Mahathir is today forced to operate in a different setting that is more tense, and he has acted quickly and bravely.
