            <title>Tax issue</title>

            <description>Hi to all tai Kor here, thinking to seeking some advice on tax issue.&lt;br /&gt;&lt;br /&gt;A) I have a condo, rm360k, generating rent of rm1,800.&lt;br /&gt;The loan amount itself is rm1,700, assuming the interest portion is rm1,000 per month. &lt;br /&gt;&lt;br /&gt;B) I have a landed prop, rm180k, rent collected at rm1,200.&lt;br /&gt;Loan at rm1,100. Interest charged probably rm700 per month.&lt;br /&gt;&lt;br /&gt;C) Assuming I will have a landed prop planning to let go, can pocket around rm600k.&lt;br /&gt;&lt;br /&gt;D) my wife and I planning to get another new landed for own stay. Price at rm600k. Loan probably around rm3k and interest part is rm2k maybe.&lt;br /&gt;&lt;br /&gt;Now my question is,&lt;br /&gt;&lt;br /&gt;1) if I use the rm600k that to put on flexi mortgage account of the prop A and Prop B, I can have the rent to cover back my new house instalments, am I going to have a higher tax because no tax deduction on interest portion for prop A and B?&amp;#33;&lt;br /&gt;&lt;br /&gt;2) whereas, if I use the whole amount to offset the new house bank interest, it doesn&amp;#39;t seem an efficient way to do so, which doesn&amp;#39;t make the best use of the capital?&amp;#33;&lt;br /&gt;&lt;br /&gt;3) can anyone suggest the best strategy on loan and tax based on this case?&amp;#33;&lt;br /&gt;&lt;br /&gt;Many thanks&amp;#33;&lt;br /&gt;&lt;br /&gt;Thx bro&amp;#33;</description>

            <title>Residential under redevelopment</title>

            <description>Hi, need to seek some advice from all taikor and taikor here.&lt;br /&gt;&lt;br /&gt;I have reserved a unit of house sometimes in 2010.&lt;br /&gt;The house is under the redevelopment, so it need to get all the squatter removed and demolished, then only the construction can be done. All this has been dragged up to now, 2012. The recent update is they already get 95% of the old residence out, left only few. &lt;br /&gt;&lt;br /&gt;Anyhow, I am yet to sign spa and bank offer letter.&lt;br /&gt;This is all prepared and I am going to do this very soon.&lt;br /&gt;&lt;br /&gt;What made me in worry is&lt;br /&gt;A) would the said developer declare bankruptcy if anything happen does not goes on his way?&amp;#33;&lt;br /&gt;&lt;br /&gt;B) any other thing I can do to have me in more protection since both the spa and bank offer yet to executed?&amp;#33;&lt;br /&gt;&lt;br /&gt;Looking forward to your sincere reply, thx&amp;#33;</description>

            <description>I have a house which is in my name &amp;amp; my wife. To get my name out freely, we decide to use her name only as a third party loan. Snp will still be both name, only loan changed to my wife&amp;#39;s name.&lt;br /&gt;&lt;br /&gt;A) if the loan left around rm190k &amp;amp; we go for refinance of rm240k, Wat is the cost to be incurred?&amp;#33;&lt;br /&gt;- loan charges&lt;br /&gt;- loan legal fees&lt;br /&gt;- penalty at 3% on lock-in period&lt;br /&gt;- any others&lt;br /&gt;&lt;br /&gt;B) If the house is for own stay at least 2 to 3 years from now, would u refinance it to rm315k, as the banker can get me the market value of this.
