Renovation advice needed

Hi, need to seek the advice from the Sifu here for the renovation based on the image as follow,

A) can the utility room at the end be used for wet kitchen, would it be too small?!

B) how would you design your living room area?! Where would u place the tv?!

C) any other good idea in renovating, pls advise.

Possibility of shift of tenant to landed unit

Need some input from all tai kor here.

I have a thought that when all the newly and current condominium at so high price in rental, is there a possibility that it would have a shift of tenant renting a landed house instead of condo for a cheaper rent?!

Then the game plan for landed house and condo be changed, possible?! What say u?!

If you are planning for long term in property investment, when would you start to form the Property holding company?!

A) When you already owned 4 rentable properties by now?!

or

B) By the time you just start in property investment?!

or

C) When all the properties giving a high cash flow of income after the expenses?!

Need banker's advice

Hi, I have a mortgage loan under hong Leong bank, think to settle it to make way for my new purchase in September.
I have a few question need sifu's advice,

A) my loan is still under lock-in period, can i ask for a discount if early settlement?! Either from lock-in penalty or loan itself?!

B) how long would it take to a person name out from ccris after the full settlement?!

C) how if I fully settle my old loan and getting a new loan together, would it be clash of it in the case of 70% financing?!

Any mortgage specialist or banker can advise on all this?!

Tax issue

Hi to all tai Kor here, thinking to seeking some advice on tax issue.

A) I have a condo, rm360k, generating rent of rm1,800.
The loan amount itself is rm1,700, assuming the interest portion is rm1,000 per month.

B) I have a landed prop, rm180k, rent collected at rm1,200.
Loan at rm1,100. Interest charged probably rm700 per month.

C) Assuming I will have a landed prop planning to let go, can pocket around rm600k.

D) my wife and I planning to get another new landed for own stay. Price at rm600k. Loan probably around rm3k and interest part is rm2k maybe.

Now my question is,

1) if I use the rm600k that to put on flexi mortgage account of the prop A and Prop B, I can have the rent to cover back my new house instalments, am I going to have a higher tax because no tax deduction on interest portion for prop A and B?!

2) whereas, if I use the whole amount to offset the new house bank interest, it doesn't seem an efficient way to do so, which doesn't make the best use of the capital?!

3) can anyone suggest the best strategy on loan and tax based on this case?!

Tax related issue

Hi, need some taikor to clarify on some tax aspect.

Say if I have declare the tax amount of rm30k and submit an income tax of rm1200 approximately.

Is that means my coming property purchase shouldn't have any capital over than rm30k dumped in as deposit?!

Is that how those tax people catch the people try to run away from the tax?!

Residential under redevelopment

Hi, need to seek some advice from all taikor and taikor here.

I have reserved a unit of house sometimes in 2010.
The house is under the redevelopment, so it need to get all the squatter removed and demolished, then only the construction can be done. All this has been dragged up to now, 2012. The recent update is they already get 95% of the old residence out, left only few.

Anyhow, I am yet to sign spa and bank offer letter.
This is all prepared and I am going to do this very soon.

What made me in worry is
A) would the said developer declare bankruptcy if anything happen does not goes on his way?!

B) any other thing I can do to have me in more protection since both the spa and bank offer yet to executed?!

Been looking around the studio in kl city centre for investment quite sometimes.

These are a few in mind
A) Swiss Garden
B) Taragon Puteri bukit bintang

There are some criteria to meet
A) not exceed rm550k
B) walking distance to LRT & golden triangle
C) well-maintained

This is solely for long term investment.

If u r the owner/agent knowing well on this 2 condo, mind to give some comment?!
Or perhaps u may know other condo at nearby also in a great shape, hope u don't mind to share it over here.

Discharge of Property

Hi, Need some input from sifus here!

I have a house loan under my name & my wife, which currently is still on oustanding at RM180k, locked in period of 5 years.
Been servicing it for 2 years, thinking to make the full payment.

We have been paying for the income tax all this while
~ Me - RM4k plus for last 2 years & 5k plus for current year
~ My wife - Around RM400 for last year & RM500 for this year

a) If we want to make the full settlement with the submission of tax as above, would it be leading to any disturbance from Tax Department?!

b) Heard from Banker that even fully payment has been made, if the property is still not discharged from the bank, there is no way the Tax dept to know about this, how true is this?!

c) If there is no discharge of the property, r we still caught under 70% policy for new purchase, assuming both of us are fully loaded.

I remembered I had read a book. The author did mention that we should plan to the last and that is "Will". I didn't see many thread regards to this, juz hope can get some sifus here to share your sincere view so we can have a proper planning during our property investment.

A) if I have few properties that still under financing & they do give me a positive income anyway.
If I don't buy MRTA and MLTA and with no Will written at all, what would happens if I am not around?!
Can my wife still enjoy the positive income or my bank acc will be completely frozen by the bank, even my properties?!

B) how is the will process go & What is the planning should we do in advance in avoiding unnecessary problem at the end?

C) Wat is the difference with the existence of MRTA / MLTA & if without them?!

Refinancing cost

I have a house which is in my name & my wife. To get my name out freely, we decide to use her name only as a third party loan. Snp will still be both name, only loan changed to my wife's name.

A) if the loan left around rm190k & we go for refinance of rm240k, Wat is the cost to be incurred?!
- loan charges
- loan legal fees
- penalty at 3% on lock-in period
- any others

B) If the house is for own stay at least 2 to 3 years from now, would u refinance it to rm315k, as the banker can get me the market value of this. And Why?
