would like to ask if the purchaser taken a 90% loan from bank

after signing the loan agreement and S&P

the balance 90% of the purchase price will be paid to vendor/owner directly or will transfer to purchaser lawyer account first ? before paying the vendor

the property no longer attach with any bank, fully paid already.
vendor are using purchaser lawyer

Would like to ask if foreign company (fully incorporated in malaysia but shareholding 100% foreigner) able to purchase Landed Individual Title Commercial Property or not ?

-landed
-individual title
-above 3million
-selangor property
-freehold
-commercial

I'm worried they couldn't get State Consent since the law stated that Foreigner can only buy Landed Strata Title Properties only.
