[Renovation Journey] 3.5sty Link-House

Hi All,

This subforum has been a wealth of information for us in the days leading up to our decision to renovate our place, allowing us to be better informed in our decision-making process. Hence, i would like to return the favor and hope this thread may be of some assistance to others.

Sample Floor plans (completely put together from scratch by the ID) as follows. Lowest floor omitted since we're not doing any works on it.

After weeks/months of going back and forth, we settled with a set of designs. Have enclosed some renderings, especially just those with parts we are likely to have works done to it here. Given budget constraints, even though everything was planned and rendered upfront, we're have decided to take things by stages in terms of work done. The aim is to complete all the wetworks, and try to complete as much of the cabinetry works as possible in order to reduce future hassle.

landed properties with strata titles

Hi all,

i did a quick check but wasnt able to find any topics to further shed light on the situation which we are in. Hope other forumers will be able to assist.

We are currently vetting though the SPA for a property which we are buying, which is a low density landed gated n guarded development which is already completed. It consists of 2 rows of link houses.

As you wouldve expected, the SPA has the usual variation of strata compensation clause, whereby if the strata title eventually comes out at a smaller size than indicated (amd if margin of error exceeds 2%), compensation will have to be paid by the developer to the purchaser based on an agreed rate.

What does this mean to us? Say currently if the land area indicated to us was 22'x50', what if the strata title comes out as smaller? Cos i would assume currently the structure of the building (left n right walls of the house) would fall within the confines of 22'x50'. What if the title eventually comes in at 21'x50'?

1. Does it mean our walls fall within the confines our our neighbour's plot and they have the hypothetical right to demolish the wall should they want to? Or
2. Does the joint management body own the rights to the building and no one is allowed to demolish our walls even if our strata entitles us to a smaller plot which does not cover our walls?

Hope someone can help shed some light on this urgently. Thanks in advance!
