            <title>Can one purchase property below market value?</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I&amp;#39;ll like to seek information regards to purchasing a property under market value?&lt;br /&gt;&lt;br /&gt;To cut story short, I&amp;#39;m purchase a sub sale house from a close family friend of mine at bargained price, his asking for RM80K which is basically the remaining balance owned to the bank. &lt;br /&gt;&lt;br /&gt;Under such circumstance, can the seller (my friend) part off the property at 1/3 of the market value to me? Does the bank have any say in which owner of the property cannot let go the property for such a low price? Considering that i&amp;#39;m intending to get loan for exactly rm80K for the house?&lt;br /&gt;&lt;br /&gt;Does a valuer need to be engage under bank order to provide appraisal on the property value? &lt;br /&gt;&lt;br /&gt;Can someone kindly enlighten me on matter&lt;br /&gt;&lt;br /&gt;Best Regards&lt;br /&gt;Luke</description>

            <title>Repairing of Roof leak</title>

            <description>Good day to all,&lt;br /&gt;&lt;br /&gt;I facing issue with roof leakage, water has been sipping thru the gap and the ceiling wall has been damped and start to grow mold like black spot. The roof design are roof tiles, the tiles design is so unique that you could not even find it from hardware store, i believe the contractor bought it at bargain price to construct houses. &lt;br /&gt;&lt;br /&gt;The affected area are:&lt;br /&gt;&lt;br /&gt;1. car porch &lt;br /&gt;2. master bed room toilet &lt;br /&gt;3. 2nd floor room toilet &lt;br /&gt;4. Kitchen area.&lt;br /&gt;&lt;br /&gt;Initially was 1 of the 2nd floor rooms have roof leak, car porch leakage, now even the master bed room toilet are having roof leakage as well, the house was really badly construct with cheap material. things starting failing and fall apart now, it&amp;#39;s only 6 years of age only. &lt;br /&gt;&lt;br /&gt;Beside this, i having issue with 2nd floor toilet, water sipping thru the gap and reach group floor plaster ceiling (kitchen area), clearly there is no water proofing done on the toilet floor, we have stop using the 2nd floor toilet for bathing to further prevent the issue spreading. &lt;br /&gt;&lt;br /&gt;But my main concern is to get roof leakage fix rest of repair i look into it bit by bit, i had no idea how much the cost will be. i once called up a plumper - roof leak repair for ask for solution, they told me the roof has to be inspect before they could conclude the cost, the method to solve the roof leak, they will add piece of zinc or stainless - steel sheet underneath the tiles follow by they using silicon filler to fill up gaps (tile by tile). He never show up in the end due to busy and tight schedule. &lt;br /&gt;&lt;br /&gt;i foreseen the entire roof need to be reinforce, since so many area affect and leaking now, no point for me to repair area by area.  &lt;br /&gt;&lt;br /&gt;Can some kind soul here provide valuable input on most cost effective way to roof repair and prevention. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Best Regards&lt;br /&gt;Luke</description>

            <title>To keep or to sell</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m staying at my parent&amp;#39;s house located in kampung area around Pulau Carey and near Jenjarom. It is a semi-D unit that was build up 5 years ago. We moved in for the past 4 years and spent 80k for basic renovation. &lt;br /&gt;&lt;br /&gt;Recently my parent has voice out to me that they intend to sell away the house and use the fund for other investment or for their long term holiday plan. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m having mix feeling as whether to buy over the house or just agree with their plan and sell away. As i got my plan to eye for unit in Bandar Botanic area however the unit price increment within Botanic has put me in a stall position as the house cost in botanic doesn&amp;#39;t justify at all. 20 x 70 for RM380k - 4xxk, it cost much as much as a semi d in my kampung area.&lt;br /&gt;&lt;br /&gt;Think i like about the unit.&lt;br /&gt;&lt;br /&gt;- Semi D with enough rooms and big garage&lt;br /&gt;- Quiet neighborhood&lt;br /&gt;- basic amenities near by the taman area (bank, provision, hypermarket etc)&lt;br /&gt;&lt;br /&gt;Think i dislike.&lt;br /&gt;&lt;br /&gt;- Travel distance can be a issue considering that there is already 3 traffic light plus more to come (Canery Garden project (830k - 1mil landed) is along the way, toward cross junction between klang and kesas highway)&lt;br /&gt;&lt;br /&gt;Future plan (If i intend to buy over the unit from my parents)&lt;br /&gt;- spend a huge sum to renovate and also extend kitchen area.&lt;br /&gt;&lt;br /&gt;---------------------------------------------------------------------------------------------------------------------------------------&lt;br /&gt;&lt;br /&gt;Currently we have interest buyer offering 410k for the house, the issue lies as should i keep it or not? reason for saying so was because, in time to come Jenjarom will be having additional highway to Puchong and the other to Ipoh, which in the future can be convenience for people access in or out (vice versa). &lt;br /&gt;&lt;br /&gt;I also notice there is new project in Jenjarom about to be developing soon, intermediate unit going for 360k onwards measurement is 20 x 70. &lt;br /&gt;&lt;br /&gt;other supporting source:&lt;br /&gt;&lt;br /&gt;Currently there is one big toyota service center locate at batu 8 jalan perwira&lt;br /&gt;&lt;br /&gt;- proton biggest stock yard is beside the big toyota center.&lt;br /&gt;&lt;br /&gt;- perodua is planning to move over (wasnt sure if if the stock yard or service center&lt;br /&gt;&lt;br /&gt;- honda is also planning as well&lt;br /&gt;&lt;br /&gt;I believe the property price within my area will be appreciating, so it is wise to sell or keep it?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Hope to have more suggestion and pointer to guide me on crucial decision making as i do not want to regret later. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Thanks and Regards&lt;br /&gt;&lt;br /&gt;</description>

            <description>Dear All,&lt;br /&gt;&lt;br /&gt;I need clarfication for insurance clain policy, according to the agent, car ages from 5years and above are not allow claim for new replacement part during repair, what they can do is to knock and repair the dented area and re-spray the damage area, and only use cheap althernative or taiwan made product to replace Head Lamp, bulk and etc. &lt;br /&gt;&lt;br /&gt;I was quite shock to hear this, and seriously need clarification from people who have experience in such field. My relative had an accident yesterday that cause damage on the bumper, bonnet and the right headlamp is crack. We will like to know if such policy do exist in insurance claim stating that vehicle more 5years of age is not allow to claim for Original replace part, only repair and cheap taiwan made product is allow to fix the damage vehicle.  &lt;br /&gt;&lt;br /&gt;I suspecting that the workshop/agent is trying to con us, by creating story and want to make more money by not replace us a new set of bonnet, bumper and Headlamp. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Immediate reply is highly appreciate</description>

            <title>slight tremble feel from steering wheel</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I have own my gen2 for the past 4 years now, the car didn&amp;#39;t give me any problem beside replacing battery in the pass. However due to it age, the engine sound has been quite loud, which i can heard inside the cabin, but is not really a matter to me. As long the engine is properly taken care and service on time. &lt;br /&gt;&lt;br /&gt;Recently i feel that when holding on the steering wheel i can feel slight vibrating, even if i am not holding on the steering and engage the car to &amp;quot;N&amp;quot; let it idle i can clearly see the steering wheel is having slight vibration.&lt;br /&gt;&lt;br /&gt;Does that mean, it is time for me to change the mounting?             <title>Alternator problem? Please Help</title>

            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;Earlier i encounter problem with my perdana and thought it was actually the alternator problem, but some how i was wrong.&lt;br /&gt;&lt;br /&gt;Got my alternator replaced for nearly 3weeks and thought every thing would be find until i faced my worst nightmare, my v6 break down again &lt;!--emo&amp;:angry:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/mad.gif' border='0' style='vertical-align:middle' alt='mad.gif' /&gt;&lt;!--endemo--&gt;  i have to sent my car to workshop for the mechanic to identify the problem of the car for me. It took him 2days to figure the problem, but i rather find it odd thats why i thing is necessary to post here for people who have experience that can come in and share with me. &lt;br /&gt;&lt;br /&gt;The mech told me that it was my V6&amp;#39;s ECU chips that related to the electric current or alternator chips that caused my car current from draining out, which caused my alternator &amp;quot;armpture&amp;quot; to finished up the &amp;quot;carbon&amp;quot;. All wiring has already been checked and are still in usable condition. &lt;br /&gt;&lt;br /&gt;Now my mech told me i have to repair my ECU in-order to solve and fix my car problem. &lt;br /&gt;&lt;br /&gt;I&amp;#39;ll like to know is that such thing from ECU chips that can caused car current draining away and  alternator to break down and spoilt&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Your help is greatly appreciated.&lt;br /&gt;&lt;br /&gt;Regards&lt;br /&gt;&lt;br /&gt;</description>
