Claim from stakeholder for house defects

Hi to all,

I have purchase landed house at Melaka and VP delivered on 18 Jan 2016. After that, like usual, fill up all the defect list form and gave to developer to rectify it. My problem:
1. Until now (august 2016), not all defect is been fixed. I have fill 3 times the defects form (all dated) and send to them.
2. Defects repair that been carried out is more like hiding the problem instead of actually fix them.
3. House feature listed in sales brochure not the same as actual house. Some features is missing (example: rainwater harvesting system) and when asked, they (dev) reluctant to give it since not in S&P.
4. Based on other house owner feedback, electric wiring/harness required electrician to fix (example: default wire too short. wire have wrong color coded and wire earthing might not properly done). Plumbing also require some work to rectify leakage.

With all this problem, I been thinking to actually get remaining 5% from stakeholder and get my friend (small time contractor) to rectify the defects. Now, do you have guide on proper procedure for me to get the money from stakeholder? any downside if i go this route? like no more warranty from developer? Or any other suggestion?

Need advice regarding house deposit

As per topic.

I gave deposit 1k (can be use to deduct some legal fee) to booked new house that will completed around May 2015. After pay deposit, the developer give 2 weeks time for me to prepare all related document to submit for a loan to them (developer). If late, they will send 7 day notice to submit the loan and if I still not provide the necessary document in this time frame, they (developer) will forfeit my deposit and sell to other people.

So, is this legal for developer to take my deposit just because I late sending the document for loan processing? Need advice from you guys.

Early this year on Feb 2012, my dad see business opportunity by this company KOPAIS BIOTECH HOLDINGS (M) SDN BHD (922798-M) that collect used cooking oil to convert biodiesel. He apply as district stockist/dealer and need to pay RM15 000 to Kopais and they (Kopais) will give necessary equipment like oil barrel to store used oil, agreement letter, training and etc.

After few month waiting, they never give a single barrel or agreement letter or anything. When we called them, they (Kopais) said they have technical issue and will give it soon. We wait and when called again after a month, they will give many excuses like lawyer changed, need to review agreement or management got some problem and etc2.

Fed-up with this, representing my father, I go directly and ask how to withdraw from become district stockist/dealer. They said make official withdrawal letter and they will give back the money in 30 working days. So, I give them the official letter, 1 for their copy, and 1 for my own copy (got date stamp and sign from them).

I wait more than 30 working days now and actually already like 50 working days and counting but still don't get our money back. When called recently, their management also dunno when will I get back the money. I also tried call their General Manager, but he said also cannot help since he himself already got fired by Kopais.

So, any advice or a way to get our money back? They (kopais) keep on ding dong and 15k is a lot to just let it go...

TL:DR - Feel cheated by KOPAIS BIOTECH company and need advice to get our money back (worth rm15k). How?
