This is the first kajang property i&amp;#39;m selling, Ivory Residence @ Prima Saujana where i believe is a very good place for invest and have invested one for myself. &lt;br /&gt;&lt;br /&gt;However i wonder what are the general thinking of this place.             <description>1st: may i know if i buy an under-con property, the years of RPGT (real property gain tax) is start counting from your SPA signed date or from the property completed?&lt;br /&gt;&lt;br /&gt;2nd: now the budget 2012 had set the property ceiling price for first home buyer frm 220k to 400k. but the first home buyer must have household income not more than rm3000, so how this group of ppl possible to buy a house price at 400k?&lt;br /&gt;&lt;br /&gt;</description>

            <title>GUARANTEE RETURN?</title>

            <description>today when i listen to 988fm and there was an interesting topic which about the property guarantee return. I am wondering how the developer able to guarantee the return of up to 8% or 10% for few years to decades.&lt;br /&gt;&lt;br /&gt;It seems that it is the safest offers that with no trouble of renting it out upon completion. So, why still have ppl choose to buy those with no guarantee return intead of those with guarantee return? &lt;br /&gt;&lt;br /&gt;I heard some of them ask for checking properly on the agreement, because some of this good offers are gimmicks..&lt;br /&gt;&lt;br /&gt;So, anyone of you have experience on buying guarantee return properties and please don&amp;#39;t stingy on sharing about this topic. &lt;br /&gt;&lt;br /&gt;THANK YOU VERY MUCH.</description>
