If you a investor, will u put ur money in KAJANG?

Hi all,

I'm one of the ordinary sales agent who recently involve in kajang properties. This is the first kajang property i'm selling, Ivory Residence @ Prima Saujana where i believe is a very good place for invest and have invested one for myself.

However i wonder what are the general thinking of this place. It might have good or bad, and i sincerely wish to listen and learn more info about Kajang/Semenyih.

There are some questions i wish to ask:

1) If u a investor will you put your money in Kajang?

2) Do u think kajang price will reach one day to the price as what happened now in area like bukit jalil/old klang road/ pj/ damansara? (some of the condo price selling in kajang now still below RM300psf, possible go up to RM600psf 1 day?)

3) Any big planning from government going to happen in kajang/semenyih?

4) Are the locals willing to buy condo in kajang/semenyih since they are living landed house here for so long?

5) What is the undercon building beside tesco kajang? I seen that for so long but don't know what they gonna build..

6) Kajang town are quite mature, do you think people there will move their CBD to new area like prima saujana?

7) which place is better to invest? (semenyih, prima saujana, kajang town, kajang 2, Sungai Jelok, Jadehill...)

8) Which will u pick for invest? highrise or landed?

9) What is the rental rates in Kajang? Do u think condo have rental market in future?

10) Why people said Kajang is a flooded area?

*Honestly i am new to kajang but i am so keen to learn more about this place. Please please please share some knowledge for me, i would happy to belanja u a cup of coffee...

1st: may i know if i buy an under-con property, the years of RPGT (real property gain tax) is start counting from your SPA signed date or from the property completed?

2nd: now the budget 2012 had set the property ceiling price for first home buyer frm 220k to 400k. but the first home buyer must have household income not more than rm3000, so how this group of ppl possible to buy a house price at 400k?

today when i listen to 988fm and there was an interesting topic which about the property guarantee return. I am wondering how the developer able to guarantee the return of up to 8% or 10% for few years to decades.

It seems that it is the safest offers that with no trouble of renting it out upon completion. So, why still have ppl choose to buy those with no guarantee return intead of those with guarantee return?

I heard some of them ask for checking properly on the agreement, because some of this good offers are gimmicks..

So, anyone of you have experience on buying guarantee return properties and please don't stingy on sharing about this topic.
