first of all, im not sure whether i post at correct section or not.

secondly, will love to ask taikor here if there is any property seminar that can recommend to newbie me?

being a newbie and after read 3 property book, thinking to join seminar to gain more knowledge. better with the one that have question & answer sesssion for me to ask speaker some question.

urge of attending seminar come from reading the third book BUT the fee is RM3k++. . Maybe that guru is real good but not fit my current budget

Hello sifuss,

kid here got 1 question that quite troublesome to me. Recently with the support of family, i am going to get my first property. i found 1 sub-sale which i think is worth the buy and slightly below market price. my parent actually prepare to fork out 20% - 30% of the down-payment before i found this property as they wan to minimise the bank interest.

The problem is, the owner request for 20% 'down-payment' (<--- not sure whether 'down-payment' is an accurate word or not) instead of 10%.

The main question here is:
i) normally for the sub-sale we are required to paid 10%. May i know who we paid to? izzit to the lawyer and then the lawyer will pay to the owner? of coz the 20% here is not booking fee. the booking fee is around 2-3%.

ii)s the request is reasonable? or is the practice is quite common in current market?

p/s: sorry if asking the noob question.

Hi sifus out there, i duno whether i post at correct place so please bear with me...

Just now i fire one of my newly hire promoter (just call her N). she had working for 8 days but she is the slowest in catching up everything. the simple counting stock also can go wrong.

eg: inside drawer got 5 type A stock, 6 type B stock, 10 type c stock. she even can count wrongly.
eg: teach her about our product package...got 3 type only... also can say 'im not understand' after 8 days. until today still say not understand about package. i myself personally teach her d, also ask at least 3-4 staff to teach her d.
eg: teach her how to send email for at least 5 times in 2 days time. after 3 days, also tell me 'i duno'. after i increase my volume and say 'if u still duno how and send to who, then u can pack your bag and go back'...guess what? suddenly she know how to send...
eg: customer make payment and give her money, then she say she did not receive the money. (happen twice summore)
(above all can be done no mistake by one of my part-time staff which is 15 years old. guess you all know how much IQ the N have)

many example more but i guess no need to rant at here.

what happen is that, N bring her mum and grandmother come back to counter and scold me. although the company ( im just a small manager only) is small, this company is still responsible type. i informed her that she still will get her pay on next month before 7th when i fire her. but then her mother say i should pay her daughter 3 months salary or else she will sue the company.

i replied that 'she is still under probation so no way company pay 3 month for firing. she will get salary for the 8 days that she work'. N mum then say that i must pay her daughter salary + commission on the spot else will sue the company. I never heard such regulation and company natural business is doing sales and collect payment. what happen if the sales not active or her payment collection got problem? who is going to cover company loses?

My concern if her mum bring to court:
i) no offer letter had given to her, that's mean only verbally. is it against the law? employment act maybe?
ii) 24 hours notice to fire is correct procedure as she is under probation? (about the probation also verbally as there is no offer letter)
iii) do i need to list out all her wrong and sign by witness?
iv) have to pay the salary on the spot after fire someone or next month before 7th? i think is next month before 7th if recall correctly but not sure

rant again :
-so many people teach her, accuse we never teach her.
-accuse me scolding her all the time.
-accuse me asking her to work until 10pm although i inform her during interview that we are working on shift.
-accuse me for asking her working from 10am-10pm (during interview i informed about this also, 2 hours break + 2 hours OT)
above all is what her mum and grandmother say to me. guess i know why the girl can become so brainless! make so many mistake still got face to bring her mum and grandmother come to scold me.

***anyone who have similar experience mind to share me some legal info? please advise and guide me for the above i,ii,iii and iv.

hi sifus out there,

recently my job require me to buy a car for working purpose. therefore i wish to get a car which suit my budget (around RM400-RM500 per month installment hopefully).

but my problem is that, the company only allow the claim using the receipt and not mileage!!! This is real bad as i travel more than 100km per day! no body going to compensate for my car maintenances and services!!

after much consideration, im thinking to get a 2nd hand 30k myvi as i fell that this is the best move in term of financial sense. i cant sure bout my move here so i wish to get more advise from you all!

addtion: after some survey, i thinking to get 08 ezi myvi around 32k. is it okay to get this?
