I have used airbnb and mostly it has been good. But just wondering, after paying so much for a unit, and then finding out that there is this massive syndicate running the condo like a hotel, with neighbours who change every day, would you approve airbnb in your condo?

SINGAPORE - Seven stops in Malaysia have been identified in the high-speed rail (HSR) project which will connect Singapore and Kuala Lumpur.

The seven stops are: Kuala Lumpur, Putrajaya, Seremban, Ayer Keroh, Muar, Batu Pahat, and Nusajaya, according to The Straits Times.

Malaysia's Land Public Transport Commission chairman, Syed Hamid Albar confirmed the location of the stations to reporters on Wednesday, at the sidelines of a HSR conference in Tokyo.

According to reports, the project is estimated to be completed in 2020, with Singapore conducting its own feasibility study for its own section of the proposed rail.

Been looking for a rental property but have not found many attractive ones based on current prices.the best ones I have found are perhaps Maytower (rental 1.5k upwards for 3xxk) and Axis Residence (rental 2k upwards for 4xxk). Any other properties can also be considered based on current prices?

Lawyer keeping money

So the keys of my house have been handed over to the buyer, over 2 weeks ago. But lawyer has not transferred the money to my account. How long on average does one have to wait before lawyer transfers the balance of the money? The only money I have received so far is the 2% booking made by the buyer.

Buyer move in before closure

Am selling a house and have the same lawyer as the buyer. The sale is delayed a bit because the land title has to be transferred from the developer first to me before it can be transferred to the buyer. Now buyer wants to move in earlier and not wait till all the documents have gone through. Lawyer has 'encouraged' that we allow the buyer to move in first before all the procedures are completed. His argument is that buyer has paid deposit plus lawyer's fees.

Will you allow the buyer to move in first?

I have been offered to buy a property from a close relative who is about to file for both personal and company bankruptcy. Is there any law governing such sale, for example, is there a minimum duration between the sale and the filing of bankruptcy, and can a relative be involved in such a purchase?

Analysis of buying subsale house

Case :

House bought 2 years ago.

Downpayment, fees and stamp duties, simple renovation + furniture = RM110k
2 years of mortgage repayment and maintenance fees = RM90k
Total outlay for the last 2 years = RM200k

Selling price - remainder of principal in mortgage = RM220k (selling price is ~170k higher than purchase price)
10% RPGT, 3% agent's commision and fees (assume RM10k) = RM60k
Rental for 1 year = RM24k
Total income over the last 2 years = RM184k

Does this mean that the RM200k spent in the last 2 years is better off be deposited in the bank? Or to make money, keep the house for a longer period, collect rental and assume price continues to increase?

Single phase or three phase supply?

Need some advice - is there any rule of thumb on the need to convert to three phase supply from single phase? I am staying in a double storey terrace house and my electricity bill is coming to between RM200-250. 4 aircons and using electric water heater plus AMC electric stove.

Thirdly, how long does it take to get the electricity supply? Previous owner had cut off the supply.

External Water Tank

My two water tanks in the attic KO-ed and caused quite some damage due to the water leakage. We have got the plumber to try to 'tampal' using some glue but that did not work. The solution now seems to be to replace both tanks, but that means having to destroy the roof first to get this job done.

Does anyone have any experience using an external water tank that can be put on the ground in the backyard which the water can then be channeled to the house. When I visited Sarawak this method seems quite popular but not so much here.

Also anyone has any contact that can do this external tank thingy and how much does it cost approximately?

KUBIQ additional charges

Not sure how you guys found KUBIQ, but I am pissed off with the additional charges with installation, delivery. Summore installer said underpaid him since 'this length etc normally charge more'. Summore each minor job will be charged by installer - even connect hood to electric point also want to charge?!!! Summore got to deal with different people for delivery, cabinet and top - the stress of having to be there to pass keys etc is just not worth it.
