            <description>want to ask, i was trying to rent out one of my house.&lt;br /&gt;&lt;br /&gt;A husband and wife came and viewed the house. They like it and put down RM500 earnest deposit. 1 week later, the wife called me to say that they are not renting the house anymore as her job transfer has been rejected. &lt;br /&gt;&lt;br /&gt;I than proceeded to look for other tenants and eventually found one that is interested. The new tenant put in an earnest deposit to rent and will be moving in in 3 weeks time.&lt;br /&gt;&lt;br /&gt;the first tenant called me back to ask if i can return her the earnest deposit or else rent the place to her again. i told her that i cannot cancel the other party and i decided to return her 50% of her earnest deposit.&lt;br /&gt;&lt;br /&gt;is it a market&amp;#39;s norm to return all, partial or forfeit all?</description>

            <description>PETALING JAYA: More than half of Malaysians surveyed want to own a home within the next six months, according to the Real Estate and Housing Developers’ Association Malaysia (Rehda).&lt;br /&gt;&lt;br /&gt;However, stringent lending rules continue to be a major deterrent, association president Datuk Seri F D Iskandar said.&lt;br /&gt;In a poll of 1,655 respondents, he said 56% were looking to own a home within the next six months, primarily within the KLCC area and Kuala Lumpur city centre.&lt;br /&gt;“About 38% of them are first-time house buyers, 30% repeat buyers, 23% investors, 6% expatriates and 3% tenants,” he said last week at a media briefing on Rehda’s House Buyers’ Survey 2017.&lt;br /&gt;&lt;br /&gt;According to the survey, over a quarter of respondents said they would purchase a property within the next six to 12 months, 12% were unsure and 6% said they would like to own a home immediately.&lt;br /&gt;&lt;br /&gt;Iskandar said the respondents’ preference to purchase property within the KLCC area and Kuala Lumpur city centre was “unrealistic.”&lt;br /&gt;“If you want to buy a property in Damansara Heights or even Bangsar ... then you’re going to be prepared to pay for it,” he said.&lt;br /&gt;Apart from KLCC or the city centre, other sought-after locations in the survey in ranking order were Petaling Jaya, Cheras and Bangsar, Puchong and Shah Alam, and finally, Cyberjaya.&lt;br /&gt;&lt;br /&gt;Iskandar said the bulk of the respondents were looking for property for self-dwelling purposes. Other reasons to purchase (in ranking order) were for family dwelling, rental yield, upgrading, holiday homes and investment.&lt;br /&gt;&lt;br /&gt;The preferred property of choice were apartments/condominiums, followed by terrace/cluster/townhouses.             <description>RECENTLY, a video of a couple harassing a local council officer for issuing them a parking ticket went viral.&lt;br /&gt;&lt;br /&gt;The couple were later sentenced to 14 days in jail and fined RM3,000 each.&lt;br /&gt;&lt;br /&gt;StarMetro speaks to enforcement officers at several local councils about the complications that arise in their job when dealing with the public.&lt;br /&gt;&lt;br /&gt;Shah Alam City Council (MBSA)&lt;br /&gt;&lt;br /&gt;MBSA Corporate and Public Communications head Shahrin Ahmad said to his knowledge, last week’s incident was the first of its kind.&lt;br /&gt;&lt;br /&gt;“We as civil servants take this as a challenge, it does not diminish our spirit but instead gives us the strength to do our job,” he said.&lt;br /&gt;&lt;br /&gt;Subang Jaya Municipal Council (MPSJ)&lt;br /&gt;&lt;br /&gt;MPSJ Corporate Communications officer Muhammad Azli Miswan said that during raids, it was common for council enforcement officers to be pushed around by gangsters.&lt;br /&gt;&lt;br /&gt;“People are not afraid of us. We are unarmed, unlike the police,” he said.&lt;br /&gt;&lt;br /&gt;He said that even though many of the enforcement officers were trained in martial arts, they were told best to not fight back as far as possible.&lt;br /&gt;&lt;br /&gt;“When problem arises on site, officers have to follow the standard operating procedure, calm the other party down and try to avoid confrontation.&lt;br /&gt;&lt;br /&gt;“If it is verbal abuse or threats, officers are supposed to be patient and face it calmly.&lt;br /&gt;&lt;br /&gt;“They can only defend themselves when their lives are at risk.&lt;br /&gt;&lt;br /&gt;“If things get physical, we will lodge a police report,” he said.&lt;br /&gt;&lt;br /&gt;Azli related an incident where a police report had to be lodged as an officer was punched when issuing parking summons.&lt;br /&gt;&lt;br /&gt;“The same officer was pushed when he told a motorist not to park at a non-parking area near the Ramadan bazaar.&lt;br /&gt;&lt;br /&gt;“Fortunately, other officers came to his aid and nothing else happened. Both incidents were reported to the police,” he added.&lt;br /&gt;&lt;br /&gt;Klang Municipal Council (MPK)&lt;br /&gt;&lt;br /&gt;MPK Public Relations officer&lt;br /&gt;&lt;br /&gt;Norfiza Mahfiz related an incident that happened early this year where a commotion broke out during a council operation against illegal hawkers in Bandar Botanic, Klang.&lt;br /&gt;&lt;br /&gt;“There was a viral video. After we investigated, it was revealed that it was the hawker that started the fight,” she said.&lt;br /&gt;&lt;br /&gt;She advised the public to stay calm and obey the rules.&lt;br /&gt;&lt;br /&gt;“It is best to avoid confrontation in the heat of the moment.&lt;br /&gt;&lt;br /&gt;“Just come to the council after the incident if you want to appeal the case, we can work things out. In the case of illegal hawkers, we can suggest authorised places for them to relocate to.&lt;br /&gt;&lt;br /&gt;Petaling Jaya City Council (MBPJ)&lt;br /&gt;&lt;br /&gt;When going door to door to collect assessment tax owed for years, some for a decade or two, it was observed by the media that some houseowners refused to let the officers in. This is going to draw millions Chinese in South East Asia especially those from Indonesia, Malaysia, Myanmar, Philippines, India, Mauritius, Vietnam migrate back to China.&lt;br /&gt;&lt;br /&gt;150 to 80 years ago, 1.5 million Hakka Chinese left Songkou River Town going to Shantou en-route to South East Asia.&lt;br /&gt;&lt;br /&gt;Plan now is to build an Overseas Chinese Township between Meizhou City and Songkou. Meizhou City is same population to Georgetown but the district of Meizhou is 4 times larger than Singapore, so plenty of space to develop.&lt;br /&gt;&lt;br /&gt;It is expected to attract million overseas Chinese migrate to this Overseas Chinese Town.&lt;br /&gt;&lt;br /&gt;Private schools and a Malaysia/Singapore/Indonesia Food Street are part of the project in historical Songkou River Town. This Food Street is similar to the one on Sentosa Island of Singapore developed by Genting Berhad.&lt;br /&gt;&lt;br /&gt;It is expected that Malaysian Chinese Developers will flock to that area to develop that designated area later. Short winter, low crime rate, low murder rate, low road accident, zero discrimination, least air pollution are attracting overseas born Chinese especially those from South East Asia.</description>

            <description>KULIM: There is finally some happy news for a family of five who have been staying in their car for three weeks.&lt;br /&gt;&lt;br /&gt;Restaurant operator Loh Aik Foo, 66, has not only offered Winston Khor Sze Yuen, 38, a job, but his family a room to stay here.&lt;br /&gt;&lt;br /&gt;Khor now helps out at Loh’s restaurant at night. In the day, he takes care of the three children when his wife M. Kasturi, 24, a factory janitor, is at work.&lt;br /&gt;&lt;br /&gt;Kasturi will look after the children – daughter W. Parvineswary, five; son W. Saastha, two; and 10-month-old Stephanie Khor Ewe Lik – when Khor goes to work.&lt;br /&gt;&lt;br /&gt;Loh said he had been looking for a helper for his restaurant.&lt;br /&gt;&lt;br /&gt;“Since Khor fits the bill, why not? The family deserves a place to stay. The room I offered, though not lavishly furnished, provides them a roof over their heads at least,” said Loh yesterday when met at the family’s new room.&lt;br /&gt;&lt;br /&gt;The media had reported about Khor and his family putting up in their car as they could not afford to rent a house.&lt;br /&gt;&lt;br /&gt;They had parked their car at a petrol station in Kulim since last month, and did their laundry and showered there.&lt;br /&gt;&lt;br /&gt;Padang Serai MCA division chairman Dr Chin Tung Leong, who visited Khor, thanked those who have been helping the family.&lt;br /&gt;&lt;br /&gt;“There are many who called me to offer Khor a job.
