Folks, how do you attach the washing machine drainage outlet to your drain inlet in the most beautiful good looking way possible? I see some contractors use tape to wrap joint the outlet to the drain inlet and some just put the outlet into the drain. It looks very ugly.

Any better way for this ?

My partners and myself decide to buy PRS, we met this agent whom we don't know.

During intro, he say he the TOP agent, the TOP agency manager, and the TOP performer, all TOP TOP TOP and many years in industry. He gave his name card but we never gave him ours.

After he explain how PRS works and we okay with PRS, he take out the paperwork and ask us to sign the forms.

Here ,

1) He said we should take PRS Fund ABC because PRS Fund ABC mirrors Normal Fund XYZ, so Normal Fund XYZ is good, then PRS Fund ABC must be good as well.

2) On the PRS Fund he recommend, we know there was a recent change in the holdings of the underlying assets of the fund, we asked him how would this impact the fund and his answer was NO IMPACT.

3) When he ask us to sign the forms, he never explained what are the forms for or ask for personal particulars, not even ask for address or date of birth or phone number. He didn't ask us for any details or to confirm any particulars. We shall see how he sort this out.

4) One form was the FIMM form stating we understand the risk, he point to sign but never explain the form. One partner ask him what is this form for and his answer was "FIMM form". We know FIMM form but what is it.

5) He say he is full time with ABC company but during presentation, documents from XYZ company, DFG company was also on the table with ABC company documents.

Lucky for him and more for us, we know the forms, we understand financial products and he was sent by his HQ.

Macam macam ada

Recently i came across some launches with guarantee returns (GRR). Example you buy unit A, then lease back to developer for them to use as service suites, service apartments and such, developer then pays you a x% return every years for y number of years.

What are the pros and cons of such arrangement?

Example,
Centrestage next to Jaya 33

Jazz Residence, Ara Damansara

http://www.iproperty.com.my/propertylistin...ominium-forsale
*New Launch* Project @ Ara Damansara
JAZZ RESIDENCE @ PACIFIC PLACE
From RM745,000 - RM799,000 933sf

=================================================================

Open for booking now! HURRY LIMITED UNIT !!!
From RM745,000 - RM799,000 933sf
Fully Furnished

Lease Back Program of 3+3 years with 6% return per annum

5% Rebate
Free Legal Fees (SPA & Loan Agreement)
Free Stamp Duty for MOT

. Approximately more than 1,000 student occupants expected

Fully leased back program which has approximate 18 per cent projected returns at six per cent annually for three years. "You buy, we rent."

This is truly a hassle free investment as all you would need to do is issue the initial capital and we will do the rest, from rent collection to renovation etc. Based on the returns and assuming on loan of 90 per cent margin and at 4.2 per cent interest with 30 years tenure, you would see a monthly installment of approximately RM3,200 and a monthly rental collection of approximately RM3,600

Summary for this HASSLE FREE Project:

What Property I am Investing In?

a) Cash Generative - Rental Return in Generated from the Beginning Stage.
b) Education Background with SEGI- Recession Proof (Segi's Students)

Why I have to Invest In This Property?

c) High Rental Yield - 6% p.a.
d) High Appreciation Rate
e) Long Term Investment
f) Tax Free - No RPGT after 5 years
g) Low Risk Strategy - One Stop Management
h) Better Return compare to Fix Deposits

Where is the Location?
i) Strategic Location at Ara Damansara, beside the Kota Damansara.

j) Good Accessibility
i ) 5 Highways nearby - ELITE, NKVE, LDP, Federal & KESAS
ii ) LRT - Kelana Jaya Line
iii) Regional Airport - Subang Airport
Why I dislike Insurance Agents?

Letting off some steam.

Most of them are arse holes trying to act smart, baru encountered with 1 smart alec agent from Allianz Life trying to sell investment to me. Problem is, he knows nothing about investment yet act smart like he dem pandai in investment.

Some more dare to intro himself from Allianz Life investment department and say he handle investment portfolio but totally clueless about how the stock market, inflation, the economy works. He is nothing but a LIFE INSURANCE AGENT. Basic financial planning and risk profiling pun tak faham.

The insurance entry exam PCE and CEILI don't qualify you, insurance agents, to talk about investment, it is a 2 hours exams one Saturday morning or afternoon, what makes you, insurance agents, qualify to talk about investments?

On top of that, insurance companies don't have a pure investment product, so what investment are you talking about?

If you insurance agent are clueless about investment, don't act smart to talk about investment. All your talk kok theories and crap will kill a noob trying to do some real investment and you look like a fool to old timer investor.

Go do your work lar, SELL INSURANCE!!

Another about most insurance agents are they are always RIGHT, always always RIGHT, client MUST always always listen to them. Clients views are irrelevant. You know s h I t but want to force others to listen to you.

And everyone knows must buy insurance lar, we bought insurance many many moons ago lor, we are covered lar. Our coverage way way enough. No need to keep pestering us to buy insurance, but trying to sell us using investment in disguise.

Go meet your prospect with some thing you know, not something you are totally clueless about.

Up yours!!

in the event of an accident?

I doubt car makers took into account for such devices when designing the safety of the car upon crash impact. In fact, some cars have knee airbags for protection. I also doubt makers of such pedal locks looked into the safety aspect as well.

Will you install a pedal lock?
