All new Hyundai Staria

Just to note that Hyundai-Sime Darby Motors will be officially launching the Hyundai Staria very soon, and booking has now been open as per Hyundai Malaysia website.

Ist impression is an Alien looking design, either you like it or you dump it

Not certain of the price range and the interior looks nice though

I may be looking at this to replace my already aged Nissan Serena C26

I have never owned an Hyundai make before and although their specs looks good and also witnessing significant progresses of Hyundai cars over the years. Can any Hyundai owners share their view on the ownership experience, as far as quality of rides, engines and gearbox responsiveness, interior fittings of the cars, service center experience, etc? Much appreciated

Billing per Architect's Certificate sequence

Dear all Property Sifu and Guru

I have a residential condominium now under construction and would like to check on the billing sequence of stages of completion, in accordance to SnP Third Schedule, stages as follows:

1 - Signing of SnP - 10%
2a - Foundation - 10%
2b - Structural framework - 15%
2c - Wall of the parcel - 10%
2d - Wiring and plumbing - 10%
2e - Internal & external finishes - 10%
2f - Sewerage works serving the building - 5%
2g - Drains serving the building - 5%
2h - Roads serving the building - 5%
3 - VP with water & electricity ready - 12.5%
4 - VP - 2.5%
5 - VP - 5%

Based on the above, it's normal that the architect will certified based on respective stage of completion as per above, and thereafter billing to purchasers.

Now this condominium where the developer so far had billed stage 1, 2a, 2f, 2g and now 2h.

Question, can architect certified which is not in sequence? ie, jump straight to 2f, 2g and 2h now? Although I somewhat disagree on 2f and 2g, but what annoyed me is they just certified 2h. My goodness, doubt road can be completed and ready for residents to use as construction still on going.

The building only constructed reaching about level 10 of my block, how could it be the road is ready? My other properties all follow the sequence, even the most greedy developer, MxxS.. also follow.

Are they right or this is common practice, no way I can file a complaint or it's prohibited by certain Act, or anything? Pening!!

To buy Piano

Hi All sifu,

My wife is looking for a Piano for her (to release stress from work) and both my children (new learner).

We are currently scouting for Piano, and we had seen few, both recon as well as new Pianos. We basically fine with Kawai or Yamaha.

Some of those we seen as follows:

1) Recond Kawai BL-51 - RM 9,000 net
2) Recond Kawai BL-71 - RM 14,000 net
3) New Yamaha U1 (Japan) - approx. RM 35,000. exc GST
4) New Yamaha U1 (Indonesia) - approx. RM 22,000. exc GST
5) New Kawai K15E - RM14,800, exc GST
6) New Kawai K300 - RM24,500, exc GST

After talking to numerous salesman, there are pro and cons of recond units. We are also quite confuse and we may most likely go for new unit.

In this respect, any sifu can advise where can we go to look for good price of new Kawai unit?

Thanks ya.......
