            <description>Be very aware of this contractor. 3 weeks job can drag until months and kept asking for money. In the end asked for increase price despite pre agreed prices. &lt;br /&gt;&lt;br /&gt;Very bad finishing and won&amp;#39;t listen to your request. In the very end asked for increase of prices. &lt;br /&gt;&lt;br /&gt;He knows how to play your feeling as owner are impatient. He will kept delaying and ask for money and promised that will finish fast. He will show some beginning result but slow down in the middle of it.             <description>I still wondering why are people still considering property prices will increase if it is near to MRT/LRT/KTM and Monorial.&lt;br /&gt;&lt;br /&gt;Yesterday while i was driving along Federal Highway to Mid Valley and was stuck in a freaking jam along Bangsar South/TeleKom junctions and i was scolding them in my heart that why are these people don&amp;#39;t use the LRT which it is so convenience. And when after work i again stuck at the jam from Mid Valley all the way and i start again my grumbling that why are these people don&amp;#39;t use the KTM and LRT?&lt;br /&gt;&lt;br /&gt;Today i start again to think and confirmed that people just wont want to take these transports to work and they rather to drive and stuck at the jam. This is so clearly visible when u drive along places like Bangsar South, Telekom, Mid Valley. Only fraction are those taking these transport and mostly are earning below average. &lt;br /&gt;&lt;br /&gt;If people don&amp;#39;t bother to take these transport then how can properties that built near to these station be exceptionally profitable? Isn&amp;#39;t it clear that Property Prices has nothing to do with the proximity of these station?&lt;br /&gt;&lt;br /&gt;If yes, then property expert please stop claiming so. Malaysia is just completely difference compared to Singapore and Hong Kong or even Tokyo or New York or even London....</description>

            <description>Need some advise on the following&lt;br /&gt;&lt;br /&gt;Background&lt;br /&gt;&lt;br /&gt;1- I have residence unit which is delayed for few months and receiving LAD every month&lt;br /&gt;&lt;br /&gt;2- Finally received letter for VP on 10th April which stated that LAD will be paid till 13th April 2015. Letter said must VP 14 days after the letter which it is 24th April 2015.&lt;br /&gt;&lt;br /&gt;3- Bank has released payment and lawyer acknowledgment has been received and was ask to make payment for maintenance fee, and others like Gas + Electricity and etc... Such payment has been paid and received by developer.&lt;br /&gt;&lt;br /&gt;4- Tried to arrange for VP and was fixed on 8th May 2015 due to no time of booking is full.&lt;br /&gt;&lt;br /&gt;Questions.&lt;br /&gt;&lt;br /&gt;1) LAD, since the developer is delaying for VP, should the developer pay the LAD till 8th May or still stick to 13th April?&lt;br /&gt;&lt;br /&gt;2) Since the letter said that we must VP 14 days after the letter and if not done so, the developer will consider us accepted the property and will no longer grant any DLP (defective Liabilities). Since it is delayed by the developer, is the developer will still grant the DLP? &lt;br /&gt;&lt;br /&gt;Thanks  &lt;br /&gt;&lt;br /&gt;</description>

            <title>Cukai Taksiran for condominium</title>

            <description>Hi Any sifu can advise the followings&lt;br /&gt;&lt;br /&gt;I live in an old condominium in Pj, now the problem is i recently heard that some 1st batch owner owns more car park lots then their units are assigned to. They may have bought it from developer (either legit or not)&lt;br /&gt;&lt;br /&gt;Now all these years, these owners that owns more car park lot have not been paying&lt;br /&gt;1) Maintenance fees for maintaining the car park&lt;br /&gt;2) Cukai/tax for owning it.&lt;br /&gt;&lt;br /&gt;My question is to ask how do Majlis compute the cukai from. I understand that they compute based on my unit size but how about the common areas (like walk way, swimming pool, corridor, CAR PARK LOT). Do Majlis charged these so called common area and divide it into all of the units? If this is yes, then i want to claim back because &lt;br /&gt;&lt;br /&gt;a) Rich owner with bigger unit size have more car park. and if car park space are subject to tax then who are paying it?&lt;br /&gt;b) And i as a poorer owner with smaller unit have fewer car park lot then i should not be paying taxes which i do not owned.&lt;br /&gt;&lt;br /&gt;Appreciate any Sifu can advise how Majlis compute the cukai and which department (govt agency i should approach).&lt;br /&gt;&lt;br /&gt;Thanks&lt;br /&gt;&lt;br /&gt;</description>
