Kopitiam Franchising Business

My partners and I are planning to start a franchising business.
Location : new mall near Jinjang South.
Other brands/types of business opening in the mall : Giant, 6 screen cineplex, bowling centre, and fitness centre (are confirmed occupants). Other opponents are still in negotiating stage. There are office lots above the mall, but no confirmed occupants yet.
Proposed location for our shop : in front of Giant and facing the main road on the ground floor (800sqft).
Business type : kopitiam cafe style.
initial capital : Around RM350k, with 2 years fixed contract.

We have gone thru the agreement given to us by the franchisor, but most of the terms and conditions are bias towards the franchisor. We may have to get bank loans for this business. We would like some advise on this.
