Currently I am thinking to buy a studio for own stay and sell or rent if after 3 to 4 years . budget around rm250k to 300k (the cheapest the better) . Price appreciation and rental rate is quite important since I will going to sell or rent it in the future.

I m comparing :
1) Empire Damansara
2) Neo Damansara
3) Ritze Perdana 2

Actually after I compare all I like the most is Empire Damansara bcz of it's lo ation and concept and of cz the 'total price' is among the cheapest nowadays at Damansara (345sf = rm 260-270k high floor- fully furnished) .But what bothering me is the studio of Empire Damansara don't have any facilities and car park . Neo and Ritze Perdana 2 which have facilities and car park is only around rm310k for 420sf .... Is really make me hard to choose

I really need those expert to give me some advice about my wondering :
1) Neo, Ritze perdana 2 and empire Damansara , which one is most value to buy ?

2) Among the 3 , will the price still appreciation especially for old property like Ritze Perdana 2? Cz I just wondering will people willing to pay rm400k for 420sf or rm350k for 345sf after 3 to 4 years? Which mean is around rm1000 /sf.

3) comparing price per sf is almost the same among the 3, so which one the price will more appreciate in the future? I m confusing which said is right :
a) empire Damansara price will more appreciaite cz itself concept with retails street and bcz the total price look cheaper.
B) RP 2 price will more appreciate cz it's more near to the MRT and bcz have empire Damansara which will benefit surrounding property

4) or any others SOho can recommend ?

My friend is currently looking to buy a landed house :

Budget : RM 400k ~550k (for 2 storey house)
ard RM 300k (for town house)

Target : new project wth low down payement

Location: Location potential to grow. But no Rawang or outstation, only at Selangor or KL.
prefered Chinese people area .

Purpose : Mainly for invest , buy and sell aftr built . \

Title : prefered Freehold , Leasehold will consider.

Any recommend project ?
