Bandar Madani Bukit Jalil – new township alert!

Just spotted this article from Harian Metro — apparently there’s a new development called Bandar Madani Bukit Jalil in the works, starting next year, featuring “smart homes, vertical schools, smart mobility and renewable energy tech”.

Few quick thoughts:

1. Anyone here knows where exactly the land is located? Could it be near Technology Park, or the back of Bukit Jalil City, or elsewhere?

2. Since this is quite a bold concept, who do you think will be the co-developer / builder that partners up for this? My mind goes: could it be SkyWorld (the best skyline-builder) or perhaps some other major player trying to push into Bukit Jalil.

3. If the site + partner are strong, this could become one of the next big things in the area — so something to keep an eye on.

If anyone has more concrete info (site photos, maps, land-titles, notices etc.), let's share it. The more details the better – we can decode whether this will be investment-worthy, livable, or just another headline.

So SkyWorld just dropped RM110mil for a 3-acre parcel in Mont Kiara 😳

They’re planning a high-rise stratified residential project, which sounds very on-brand for them. Honestly, I think this could be a solid move.

SkyWorld’s condos are usually elegant, practical, and well-designed — they’ve got a decent track record (EdgeProp awards, good workmanship, etc.).
But... their past launches were mostly in less "prestigious" areas (Setapak, Setiawangsa, Taman Desa etc.). This MK address might finally complement their design language — premium area to match premium look & feel.

🔥 Questions to the gang here:

Anyone knows the exact location of this site? Near where in MK — Arcoris side? Kiara 3? Solaris?

From an investment point of view — too saturated or just nice? Still got upside?

Will buyers trust SkyWorld to pull off a luxury product in a market like Mont Kiara?

I’m genuinely curious. This might be a good opportunity if priced right — especially if they bring their design + practicality combo here. But Mont Kiara also not an easy playground... many big boys there already.

Any insiders or MK kaki here — what’s your take?

Tax Treatment for Payment In Lieu of Notice Period

Situation:

I will serve a shorter notice than what is required by my current employer. Because of that, I'll pay for the payment in lieu of the unserved notice period on my own.

Under the IRB's PR 05/2019, any reimbursement for this payment in lieu will be taxable as part of a person's gross income. (Source: http://lampiran1.hasil.gov.my/pdf/pdfam/PR_05_2019.pdf)

On the contrary, it is silent on the tax treatment if one were to pay for the payment in lieu of notice period on his or her own.

I wonder can I deduct this payment off my gross income earned from my current employer in my BE tax filing next year?

Like to hear from you if you had faced a similar situation before.

Mortgage Loan Query

I'm a first time home buyer and am not very familiar with how mortgage loan process work.

If say I have accepted a loan offer letter from a bank, somewhere along the way another bank offer me a better rate and I choose to proceed with this latter bank, would there be any penalty imposed on me from the first bank?

I have read the letter of offer and do not seem to recall clause stating penalties if I choose not to continue with the loan.

Can anyone kindly advise me please?

May i know what is wrong with my phone? On last wednesday night, when i took my phone out of my pocket, it had appeared that way.

I bought this phone on february, so its still under warranty period. When i took it to the shop, the worker told me this damage is not under warranty clause, is it true? Moreover he said I have to fork out rm 250 to repair that damage of my phone.

That repairing fee really turns me off as a the cost is nearly half of a price of a new phone of that model. If I have to repair, may you suggest me where to send it to which offers economical repairing fee?

Recommendations for biotech firms/companies

Greeting all,

I'm a 2nd year biotechnology student from UKM.

I took a subject this semester that requires my friends and I to interview real biotechnology/bioscience related firms to study and inquire about common industry or workplace issues.

As it is known, biotechnology is rather a concealed field here. As of now, the companies that my group have known and contacted are Sime Darby, Biotech Corp and few others.

Can any among the forumers who is seasoned biotechnology or equilavent veteran in the field, would you mind take the time out to list a few companies that we should consider to approach for the projects. Would you pm me the company or person in charge's contact as well if possible.

Personally, I would prefer something that is related, even slightly with pharmaceuticals, if any. However, I am just happy with any other subfield in biotechnology.

Let me express my gratitudes in advance for any forthcoming helps and assistances from you all.

Good stall hawker foods

I'm from UKM bangi campus. Soon, my hostel will be hosting an annual event. The event will be three days long. Spaces will be prepared for certain small businesses to be conducted there. So now I'm interested to bring over some renowned local stall hawkers(must be halal, as majority of the audiences or visitors are muslim), they can be in pasar malam, stalls at roadside, around my campus area or that will ease my going over to invite them to participate in the event.

Foods that I am looking for are satay, burger, nasi lemak, or any kind of snack, light foods.

So, any of the forumers would be kind enough to direct me to approach the prospective stall hawkers.

Architecture vs Building Surveyor

Hi folks,

I'm sorry to post this rather late post to enquire about these two courses. One of my friends got to study Building surveyor in USM this upcoming sem. He didn't really know know what this course is about and is rather curious about the career prospect of this course. Anyone had undergo this course personally is enormously welcomed to share your insight here. Good advice is needed rather urgently.

He had been thinking to ask for transfer to Architecture as its hirtertho more established and had a better career job prospect when he graduates. He had been into artistics and designing inclination but he doubts these alone are going to breeze him through his years of studying that course. What skills exactly should an architecture have? What core subjects are a must for this course? What kind of personality suits this kind of vocational line?
