            <title>Late Delivery Penalty for Vacant Possession</title>

            <description>I really need advise on below as I do not want to be short-change as a buyer.&lt;br /&gt;&lt;br /&gt;1st Question:&lt;br /&gt;If my S&amp;amp;P was dated 14 July 2011, completion date suppose to be within 24month. Now, the actual completion date was extended beyond 14 July 2013(more than 24month). As such, I am entitled for the late delivery charge which I want to claim from developer 10% per annum as specified in the conditions of the S&amp;amp;P. What is the effective date for the late delivery charge that I am suppose to be getting from the inefficient developer.&lt;br /&gt;A. Start date 15-Jul-2013 till the day I signed the acceptance form OR&lt;br /&gt;B. Start date 15-Jul-2013 till the day I signed the acceptance form with keys handed by developer OR&lt;br /&gt;C. Start date 15-Jul-2013 till the day as dated in the CCC notification letter from developer OR&lt;br /&gt;D. Start date 15-Jul-2013 till the day as dated in the letter of vacant possession sent by developer OR&lt;br /&gt;E. Start date 15-Jul-2103 till the last day (14 days after VP notice letter)&lt;br /&gt;&lt;br /&gt;*I realize the CCC was issued much earlier than the date stated in the VP notification letter sent by Developer (at least earlier by 3 weeks). FYI. my financier has released full amount as per the final progress billing.&lt;br /&gt;&lt;br /&gt;2nd Question:&lt;br /&gt;The developer suppose to prepare and ready the cheque(full amount of late delivery penalty) on &lt;br /&gt;A. The day I sign the acceptance letter OR &lt;br /&gt;B. Send the cheque at later date after I sign the acceptance form (any specific time frame by law?) OR &lt;br /&gt;C. Prepare and send the cheque to me first prior to arrange for signing for acceptance? (I believe this option is very unlikely)&lt;br /&gt;&lt;br /&gt;If answer is B, any law that the developer must comply and to pay the late delivery charge within certain period (i.e 14 days) or else legal action can be taken against them? I am afraid if I happen to accept Option B, the developer will take their own sweet time or delay in paying the amount?&lt;br /&gt;</description>

            <title>Hack the separation wall of 2 condo units</title>
