Stringent Rules on Bad Developers

Malaysia property developers will soon be regulated with tighter rules to reduce the rate of abandoned housing projects - More Stringent Rules for Property Sector. Among the measures:

- higher deposit to obtain developer license
- higher fine with jail sentences

This should have been done long time ago to protect the home buyers being sucked to dry by the unethical property developers, but better be late than never.

Property Loan Based on Net Income Proposal

Looks like Bank Negara is looking at the proposal where Property Loan to be based on Net Income. That probably means tighter credit approval for home buyers if it slips through. It will be bad for those especially the low income group. Do you see any good side of the proposal? If BN is looking at cooling the property market, I'm not sure how effective this could be.

Property prices around USJ

If you read the Star today, a journalist reports that the prices of landed house in USJ has gone up as far as 60% just in this year. Other things mentioned were

- more buyers than sellers (10 genuine buyers to one seller)
- price jump is very unprecedented in the property market, up to 60%
- previously, it took about two to three months for a house to be sold. Now within a week.
- price jump caught many buyers and experienced real estate agents by surprise

This definitely look like a bubble to me. Anyone near that area could verify this?

Duet Residence a new residential project in Bandar Kinrara (between BK6 Hening and Melodi) will be selling at RM450psf. Any room for it to go beyond RM500 in 1-2 years time? Or will it need longer time to hit that?

Condo and Landed Property on Former Cemetery Land

Just recently that there is a project consists of condominium, Shineville Parkand 3 storey landed, Shineville Villas being launched in Penang. It is a pretty nice project on paper. However, the problem is that the land was formerly a cemetery land which the developer exhumed about 60 graves to make way for this project.

Will people have any pantang larang or taboo, and hence stay away from the property? Or it doesn't really matter? It seems ridiculous for some folks to know about this and most of the people would stay away from what I can see.

It is interesting to see how well they sell, but it's probably to early to tell for now.

Young Demographic Drives the Property Demand?

A special Malaysia property market report by Jupiter Securities Research pointed out that young demographic will continue to fuel rising demand for housing. No doubt that is true, but I think much of the so called buyers are actually speculators who is the real reason of the hike in property prices.
