            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;need some advice here&lt;br /&gt;&lt;br /&gt;if your tenant already failed to pay his rentals for 2 consecutive months (plus the 7 days grace period), what are the procedures that we need to take before we can evict the tenants?&lt;br /&gt;&lt;br /&gt;i dread having to evict my tenants, but if he is not paying, or if he cant afford the rental, he should just move somewhere else cheaper. &lt;br /&gt;&lt;br /&gt;so any advice? what should i do?</description>

The budget airline has stopped sending its planes for servicing at MAS facilities. — Reuters pic&lt;br /&gt;“AirAsia has already stopped sending its aircraft from yesterday because there is no co-operation from MAS staffers,” a source told The Malaysian Insider.&lt;br /&gt;&lt;br /&gt;The Malaysian Insider understands that MAS employees are upset with the attractive fees given to AirAsia as their charges are among the lowest in the region.&lt;br /&gt;&lt;br /&gt;“This is a blow for MAS as it could do with the extra business, no matter the fees,” another source said.&lt;br /&gt;&lt;br /&gt;But, he said, the move seemed inevitable since both airlines unravelled their share swap last May.&lt;br /&gt;&lt;br /&gt;“This is inevitable considering the bad blood between both carriers. (MAS).&lt;br /&gt;&lt;br /&gt;Sumber berkata, GLC dan GLIC itu akan terlibat secara langsung dalam pelan-pelan pembiayaan bernilai RM9 bilion bagi menyelamatkan MAS yang kini dalam keadaan &amp;#39;cukup kritikal&amp;#39;.&lt;br /&gt;&lt;br /&gt;Daripada jumlah RM9 bilion itu, sebanyak RM5.3 bilion akan diperolehi daripada syarikat khas milik Kementerian Kewangan Diperbadankan yang akan memajak enam pesawat Airbus, A380 dan dua pesawat A330.&lt;br /&gt;&lt;br /&gt;Selain itu, MAS juga akan memperoleh RM2.5 bilion menerusi terbitan sukuk yang akan dilakukan dalam dua peringkat manakala bakinya diperoleh daripada pinjaman komersial.&lt;br /&gt;&lt;br /&gt;&amp;quot;Penyertaan GLC dan GLIC ini merupakan satu usaha bersungguh-sungguh untuk memastikan MAS tidak tumbang,&amp;quot; katanya kepada Utusan Malaysia di sini.&lt;br /&gt;&lt;br /&gt;Menurut sumber, GLC dan GLIC menyertai kerajaan membantu MAS kerana berpendapat tiada jalan lain yang boleh menyelamatkannya.&lt;br /&gt;&lt;br /&gt;&amp;quot;MAS kini hampir tumbang akibat masalah kewangan.             <title>Malaysia Airlines reported another quarter of loss</title>

            <description>&lt;b&gt;MAS continues losses, but down from a year ago&lt;br /&gt;&lt;/b&gt;&lt;br /&gt; &lt;br /&gt;By Shannon Teoh May 22, 2012&lt;br /&gt;KUALA LUMPUR, May 22 – Malaysia Airlines narrowed its losses to RM171 million after tax for its first quarter ending March 31, a 29 per cent reduction from the same period last year.&lt;br /&gt;&lt;br /&gt;The national carrier, which posted a record loss of RM2.5 billion last year, said in a press statement today that it achieved the cut in losses despite an average fuel price of US&amp;#036;135 (RM421) per barrel against US&amp;#036;120 in Q1 2011.&lt;br /&gt;&lt;br /&gt;Operating losses were also down by 10 per cent to RM307 million as it made more revenue (RM3.11 billion) and spent less (RM3.42 billion).&lt;br /&gt;&lt;br /&gt;Its chief executive Ahmad Jauhari Yahya said this was due to “some tough decisions” in accordance with its turnaround plan.&lt;br /&gt;&lt;br /&gt;“We cut unprofitable routes especially in long haul where yields were low. This helped us to immediately improve our Revenue per Available Seat Kilometre (‘RASK’) performance year-on-year,” he said, adding that newer aircraft helped slash fuel costs.&lt;br /&gt;&lt;br /&gt;Ahmad Jauhari also pointed out that MAS is still carrying out “a major re-fleeting exercise” with 23 new aircraft including the flagship Airbus A380 entering service this year.&lt;br /&gt;&lt;br /&gt;MAS said passenger yield increased 12 per cent and RASK increased by 8 per cent while passenger capacity dropped 8 per cent, reflecting the airlines’ network rationalization that saw 12 routes cut during the period.&lt;br /&gt;&lt;br /&gt;The “signification reduction in losses,” as claimed by MAS, comes on the back of the May 2 reversal of the controversial share-swap with AirAsia, just nine months after the tie-up between the two carriers.&lt;br /&gt;&lt;br /&gt;State asset manager Khazanah Nasional Berhad had swapped 20.5 per cent of MAS stock for a 10 per cent stake in Asia’s biggest budget airlines last August 9.&lt;br /&gt;&lt;br /&gt;The swap enabled AirAsia bosses Fernandes and his partner Datuk Seri Kamaruddin Meranun to sit on the MAS board and ostensibly help turn it around although Khazanah has denied that AirAsia was bailing out MAS.&lt;br /&gt;&lt;br /&gt;But Putrajaya aborted the tie-up just nine months after it was hailed as the best way to save the ailing national airlines, which has gone through at least two business turn-around plans in the past decade.&lt;br /&gt;&lt;br /&gt;Sources told The Malaysian Insider the Najib administration’s insistence to ensure no job cuts in MAS before the next general election and workers unhappy with AirAsia executives managing the national carrier had all but made sure the pact would not take off successfully.&lt;br /&gt;&lt;br /&gt;The unwinding of the share swap will be cashless and based on the same swap ratio of 2.05 based on the prices when the share swap was announced in August 2011, where MAS was valued at RM1.60 per share and AirAsia’s share at RM3.95.&lt;br /&gt;&lt;br /&gt;The Malaysian Insider reported as early as March that the government was having a relook at the share swap and was considering a special entity to take MAS off the hands of its then main shareholders, Khazanah and Fernandes’ Tune Air, after the shocking losses reported earlier.&lt;br /&gt;&lt;br /&gt;_______________&lt;br /&gt;&lt;br /&gt;&lt;b&gt;if it had not been the RM1.5 bn bridging loan by CIMB, MAS would have run out of cash by now.  &lt;!--emo&amp;:x--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/doh.gif' border='0' style='vertical-align:middle' alt='doh.gif' /&gt;&lt;!--endemo--&gt;  &lt;!--emo&amp;:sweat:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sweat.gif' border='0' style='vertical-align:middle' alt='sweat.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt; the only valuable assets that the company has right now is its landing rights. letting the company goes bust might not be a bad choice after all, if that is at all possible.  &lt;!--emo&amp;:w--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/whistling.gif' border='0' style='vertical-align:middle' alt='whistling.gif' /&gt;&lt;!--endemo--&gt; &lt;/b&gt;</description>

            <description>&lt;a href='http://thestar.com.my/news/story.asp?file=/2012/4/10/nation/11077678&amp;sec=nation' target='_blank'&gt;http://thestar.com.my/news/story.asp?file=...7678&amp;sec=nation&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Nik Aziz warns voters&lt;br /&gt;By SIRA HABIBU&lt;br /&gt;sira@thestar.com.my&lt;br /&gt;&lt;br /&gt;PETALING JAYA: PAS spiritual adviser Datuk Nik Abdul Aziz Nik Mat said voters will be held accountable in this world and in the afterlife for the ballots they cast at the general election.&lt;br /&gt;&lt;br /&gt;In a Twitter posting made after he was discharged from Universiti Sains Malaysia Hospital in Kubang Krian, where he was treated for a heart-related ailment, the Mentri Besar said voters should be mindful that “every deed even the size of a mustard seed will be accounted for”.&lt;br /&gt;&lt;br /&gt;“What more the hand that crosses (the ballot paper) to determine who leads,” he said.&lt;br /&gt;&lt;br /&gt;Nik Aziz said whoever takes charge of the government after the general election, voters would receive their share of any evil, cruelty or vice committed by the winning side due to the votes given to it.&lt;br /&gt;&lt;br /&gt;In this regard, he told voters not to regret their decision later “even if you plead with tears of blood after your resurrection”.&lt;br /&gt;&lt;br /&gt;Nik Aziz was rushed to the coronary care unit of the hospital soon after chairing the weekly state executive council meeting on Wednesday.&lt;br /&gt;&lt;br /&gt;His senior private secretary Ahmad Shargowi Derahman said doctors had advised the Mentri Besar to take a rest.&lt;br /&gt;&lt;br /&gt;Nik Aziz&amp;#39;s son Nik Abduh said his father had been discharged from hospital.&lt;br /&gt;&lt;br /&gt;“He is healthy and in a jovial mood. SUMBER MALAYSIA DI MAKAN OLEH ORANG LUAR&amp;#33; APA TANGGUNGJAWAB KITA SEBAGAI RAKYAT MALAYSIA YANG MEMPUNYAI MYKAD&amp;#33; CUBA KITA FIKIR 5 KE 10 TAHUN AKAN DATANG APA YANG AKAN JADI PADA INDUSTRI SENI KITA INI? KEPADA ARTIS MALAYSIA LUAHKAN RASA TIDAK PUAS HATI ANDA DI MANA MANA PLATFORM YANG ANDA ADA TIDAK KIRA DARI TWITTER, FACEBOOK, BLOG DAN SEBAGAINYA SUPAYA PIHAK KERAJAAN AKAN PRIHATIN DENGAN KEADAAN DAN TAHU MASALAH DALAM INDUSTRI KITA&amp;#33;&amp;#33;&amp;#33;&lt;br /&gt;&lt;br /&gt;Setahu aku la... kalau orang yang memegang passport sebagai pelawat di Malaysia ni tak boleh bekerjakan? macam mana artis luar ni boleh bekerja di Malaysia? dan satu lagi kalau dapat permit kerja untuk bekerja di sini, siapa yang menyokong mereka ni? produksi? atau station TV? untuk kepentingan peribadi ke atau kepentingan industri yang tak cukup ARTIS? hmm... susah nak jawab jadi pihak kerajaan tolong tolong lah cek artis luar ni diorang datang sini bercuti ke? atau bekerja pakai pas pelawat.... pihak immigration tolong tolong lah cek ye jangan makan gaji buta je.&lt;br /&gt;&lt;br /&gt;Kesian aku tengok artis malaysia ni, nak demand sikit pun tak boleh tapi artis luar kalau demand terus bagi, untungnya jadi artis luar. itu belum termasuk kalau dah kumpul duit banyak banyak kat MALAYSIA pastu duit diorang pegi ke mana? tak bawak semua ke negara diorang ke? rosak ekonomi Malaysia&amp;#33; haii... macam macam.. Ada pulak ARTIS LUAR ni dah la cari makan kat sini boleh BERLAGAK pulak tu dengan ARTIS MALAYSIA. HEBATNYA KORANG NI&amp;#33;&amp;#33;&amp;#33; WELL DONE&amp;#33;&amp;#33;&amp;#33;&lt;br /&gt;&lt;br /&gt;Jadi tolong tolong beringat sesama sendiri YANG MENJATUHKAN BANGSA KITA ADALAH BANGSA KITA SENDIRI.             <description>ppl say when the taxi drivers and aunties at the market start talking about stock market, that means the market is heading for a bubble. seems like everyone (at least those that i know la) is talking about property investment. so r we heading for a bubble? should we be worried? hehe.&lt;br /&gt;&lt;br /&gt;p.s. wanna buy second house actually. so kinda scared if the bubble comes. so need some input  &lt;!--emo&amp;:P--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/tongue.gif' border='0' style='vertical-align:middle' alt='tongue.gif' /&gt;&lt;!--endemo--&gt;</description>
