How to evict your tenant?

Hi guys,

need some advice here

if your tenant already failed to pay his rentals for 2 consecutive months (plus the 7 days grace period), what are the procedures that we need to take before we can evict the tenants?

i dread having to evict my tenants, but if he is not paying, or if he cant afford the rental, he should just move somewhere else cheaper.

so any advice? what should i do?

MAS got ditched by AirAsia

KUALA LUMPUR, July 24 — Budget carrier AirAsia has stopped sending its planes for servicing at Malaysia Airlines (MAS) facilities since yesterday, effectively terminating all joint-venture agreements with the national airline, sources said.

Industry sources said Asia’s biggest low-cost carrier will resume sending all planes in its Airbus fleet to Singapore, citing safety fears with non-co-operation from MAS staff who scuttled an earlier share-swap deal.

“AirAsia has already stopped sending its aircraft from yesterday because there is no co-operation from MAS staffers,” a source told The Malaysian Insider.

The Malaysian Insider understands that MAS employees are upset with the attractive fees given to AirAsia as their charges are among the lowest in the region.

“This is a blow for MAS as it could do with the extra business, no matter the fees,” another source said.

But, he said, the move seemed inevitable since both airlines unravelled their share swap last May.

“This is inevitable considering the bad blood between both carriers. All AirAsia staff who joined MAS have left,” he added.

The Business Times today quoted a source as saying that AirAsia decided at a board meeting last week to terminate its agreements with the national airline.

But AirAsia group chief executive officer (CEO) Tan Sri Tony Fernandes declined comment when queried through text messages, while calls and text messages to AirAsia Malaysia CEO Aireen Omar went unanswered, the paper said.

It also said that MAS chief executive officer Ahmad Jauhari Yahya did not respond to a text message to him.

Terminating the memorandum of understandings (MoUs) between AirAsia and MAS would effectively wipe out the remnants of a deal dubbed the Comprehensive Collaborative Framework (CCF) between Khazanah Nasional Bhd and Tune Air Sdn Bhd signed on August 9, 2011.

In that cashless deal, state asset manager Khazanah and Fernandes’ Tune Air agreed to swap shares in MAS and AirAsia respectively, to facilitate a collaboration between the two carriers ahead of the ASEAN open skies policy.

But agitation by MAS employees and several politicians forced Putrajaya to cancel the deal last May 2.

However, both airlines agreed on a supplemental agreement to salvage the initial collaboration plans, with two MoUs to focus on the setting up of a joint-venture company to provide aircraft component maintenance support and repair services while another was to set up a special purpose vehicle by MAS, AirAsia and AirAsia X to improve value for money and to increase competitiveness through procurement synergies.

The agreements between AirAsia and MAS allow for a termination by mutual agreement anytime within a six-month period from the date of the signing although it will not release a lock-up period of six months that disallows both parties from talking to, negotiating or co-operating with any other parties, said the paper.

KUALA LUMPUR 17 Jun - Syarikat-syarikat milik kerajaan (GLC) dan syarikat-syarikat pelaburan milik kerajaan (GLIC) bakal menyertai Kumpulan Wang Persaraan Diperbadankan (KWAP) dalam pelan pemulihan Malaysian Airline System Bhd. (MAS).

Sumber berkata, GLC dan GLIC itu akan terlibat secara langsung dalam pelan-pelan pembiayaan bernilai RM9 bilion bagi menyelamatkan MAS yang kini dalam keadaan 'cukup kritikal'.

Daripada jumlah RM9 bilion itu, sebanyak RM5.3 bilion akan diperolehi daripada syarikat khas milik Kementerian Kewangan Diperbadankan yang akan memajak enam pesawat Airbus, A380 dan dua pesawat A330.

Selain itu, MAS juga akan memperoleh RM2.5 bilion menerusi terbitan sukuk yang akan dilakukan dalam dua peringkat manakala bakinya diperoleh daripada pinjaman komersial.

"Penyertaan GLC dan GLIC ini merupakan satu usaha bersungguh-sungguh untuk memastikan MAS tidak tumbang," katanya kepada Utusan Malaysia di sini.

Menurut sumber, GLC dan GLIC menyertai kerajaan membantu MAS kerana berpendapat tiada jalan lain yang boleh menyelamatkannya.

"MAS kini hampir tumbang akibat masalah kewangan. Tiada mana-mana institusi perbankan atau kewangan yang berani mahu membantu MAS.

"Dalam keadaan ini, kerajaan tiada pilihan lain kecuali campur tangan melalui GLC dan GLIC," tambahnya.

Selasa lalu, KWAP melanggan terbitan Sukuk Junior Kekal peringkat pertama MAS berjumlah RM1 bilion dalam usaha meningkatkan modal asas syarikat penerbangan itu.

Sukuk yang pertama kali seumpamanya diwujudkan dalam industri penerbangan itu diuruskan oleh Maybank Investment Bank Bhd. (Maybank Investment).

Utusan Malaysia difahamkan terbitan sukuk peringkat kedua akan dilanggan antaranya oleh Khazanah Nasional Bhd., Lembaga Tabung Haji dan Lembaga Tabung Angkatan Tentera.

Kumpulan Wang Simpanan Pekerja dan Permodalan Nasional Bhd. pula akan melanggan bon bernilai RM5.3 bilion untuk membiayai pembelian enam pesawat A380 dan dua A330.

Mengulas mengenai penyertaan GLC dan GLIC itu, sumber berkata, sudah tentu kerajaan memantau dengan begitu serius pelan pemulihan MAS dan yakin usaha menyelamatkan MAS pasti berjaya.

"Usaha menyelamatkan MAS adalah cukup serius dan ia adalah misi yang amat penting," ujarnya tanpa mengulas lanjut.

Ditanya mengenai pulangan daripada pinjaman itu, sumber berkata, kadar faedah jangka panjang sebanyak 6.9 peratus adalah munasabah dan ia dibuat berdasarkan keyakinan pemulihan MAS.

Ia boleh ditebus pada opsyen MAS selepas 10 tahun, dan pada setiap tarikh pengagihan selepasnya.

MAS continues losses, but down from a year ago

KUALA LUMPUR, May 22 – Malaysia Airlines narrowed its losses to RM171 million after tax for its first quarter ending March 31, a 29 per cent reduction from the same period last year.

The national carrier, which posted a record loss of RM2.5 billion last year, said in a press statement today that it achieved the cut in losses despite an average fuel price of US$135 (RM421) per barrel against US$120 in Q1 2011.

Operating losses were also down by 10 per cent to RM307 million as it made more revenue (RM3.11 billion) and spent less (RM3.42 billion).

Its chief executive Ahmad Jauhari Yahya said this was due to “some tough decisions” in accordance with its turnaround plan.

“We cut unprofitable routes especially in long haul where yields were low. This helped us to immediately improve our Revenue per Available Seat Kilometre (‘RASK’) performance year-on-year,” he said, adding that newer aircraft helped slash fuel costs.

Ahmad Jauhari also pointed out that MAS is still carrying out “a major re-fleeting exercise” with 23 new aircraft including the flagship Airbus A380 entering service this year.

MAS said passenger yield increased 12 per cent and RASK increased by 8 per cent while passenger capacity dropped 8 per cent, reflecting the airlines’ network rationalization that saw 12 routes cut during the period.

The “signification reduction in losses,” as claimed by MAS, comes on the back of the May 2 reversal of the controversial share-swap with AirAsia, just nine months after the tie-up between the two carriers.

State asset manager Khazanah Nasional Berhad had swapped 20.5 per cent of MAS stock for a 10 per cent stake in Asia’s biggest budget airlines last August 9.

The swap enabled AirAsia bosses Fernandes and his partner Datuk Seri Kamaruddin Meranun to sit on the MAS board and ostensibly help turn it around although Khazanah has denied that AirAsia was bailing out MAS.

But Putrajaya aborted the tie-up just nine months after it was hailed as the best way to save the ailing national airlines, which has gone through at least two business turn-around plans in the past decade.

Sources told The Malaysian Insider the Najib administration’s insistence to ensure no job cuts in MAS before the next general election and workers unhappy with AirAsia executives managing the national carrier had all but made sure the pact would not take off successfully.

The unwinding of the share swap will be cashless and based on the same swap ratio of 2.05 based on the prices when the share swap was announced in August 2011, where MAS was valued at RM1.60 per share and AirAsia’s share at RM3.95.

The Malaysian Insider reported as early as March that the government was having a relook at the share swap and was considering a special entity to take MAS off the hands of its then main shareholders, Khazanah and Fernandes’ Tune Air, after the shocking losses reported earlier.

the only valuable assets that the company has right now is its landing rights. letting the company goes bust might not be a bad choice after all, if that is at all possible.

"JENGKA, May 8 — Datuk Seri Najib Razak today announced a RM1,689,525 windfall for all Felda settlers and staff throughout the country, ahead of Felda Global Venture Berhad's (FGVH) listing and an expected general election.

The prime minister said that all Felda settler would receive a windfall of RM15,000 each through three different phases- RM5,000 for settlers (phase 1), RM5,000 for their wives (phase 2), and RM5,000 for the second-generation of settlers (phase 3).

"These (payments) come from Felda's own strength. We do not utilise government funds.

"Kita usahakan transformasi, bukan reformasi (We are about transformation)," he said to cheers from over 100,000 Felda settlers here."

development is good. but this must be balanced with the needs to protect the environment, and the life of the residents in MD & DP. Prolintas should find a way to realign the highway in order not to affect the lives of DP & MD residents so much, since the majority of us won't be benefiting from this highway.

PETALING JAYA: PAS spiritual adviser Datuk Nik Abdul Aziz Nik Mat said voters will be held accountable in this world and in the afterlife for the ballots they cast at the general election.

In a Twitter posting made after he was discharged from Universiti Sains Malaysia Hospital in Kubang Krian, where he was treated for a heart-related ailment, the Mentri Besar said voters should be mindful that “every deed even the size of a mustard seed will be accounted for”.

“What more the hand that crosses (the ballot paper) to determine who leads,” he said.

Nik Aziz said whoever takes charge of the government after the general election, voters would receive their share of any evil, cruelty or vice committed by the winning side due to the votes given to it.

In this regard, he told voters not to regret their decision later “even if you plead with tears of blood after your resurrection”.

Nik Aziz was rushed to the coronary care unit of the hospital soon after chairing the weekly state executive council meeting on Wednesday.

His senior private secretary Ahmad Shargowi Derahman said doctors had advised the Mentri Besar to take a rest.

Nik Aziz's son Nik Abduh said his father had been discharged from hospital.

“He is healthy and in a jovial mood. Alhamdulillah (Thank God),” he said.

Kesian aku tengok artis malaysia ni, nak demand sikit pun tak boleh tapi artis luar kalau demand terus bagi, untungnya jadi artis luar. itu belum termasuk kalau dah kumpul duit banyak banyak kat MALAYSIA pastu duit diorang pegi ke mana? tak bawak semua ke negara diorang ke? rosak ekonomi Malaysia! haii... macam macam.. Ada pulak ARTIS LUAR ni dah la cari makan kat sini boleh BERLAGAK pulak tu dengan ARTIS MALAYSIA. HEBATNYA KORANG NI!!! WELL DONE!!!

Jadi tolong tolong beringat sesama sendiri YANG MENJATUHKAN BANGSA KITA ADALAH BANGSA KITA SENDIRI. are we heading for a property bubble?

ppl say when the taxi drivers and aunties at the market start talking about stock market, that means the market is heading for a bubble. seems like everyone (at least those that i know la) is talking about property investment. so r we heading for a bubble? should we be worried? hehe.

p.s. wanna buy second house actually. so kinda scared if the bubble comes. so need some input
