Hi property and legal experts,

I need some legal advice here, I hope someone can help with this...

I purchased a house and have settled the signing of the SPA and loan agreement etc in April. As far as I know, there is a 3 months period where my lawyer will work with my bank for d payment of the balance of the sum to the vendor. However, I received a letter saying that the vendor is charging me a late payment penalty because the payment of the balance was late, which my lawyer is now requesting for the bank to absorb it after sharing the chronology of submission of documents and process (which was on time and before 3 months but the bank only released the check to the vendor after 18 days delay. The original title from the vendor was received 6 days before the completion date - means the bank had 6 days to release the check.

Now... Its been more than 5 months since I have signed the SPA and loan agreement and it's time for me to pay my loan installment, however due to the unsettled case of the late interest payment, I am paying the loan but have not received the keys yet. What should I do now to protect my rights as a buyer and any compensation I should be getting?

Your help is greatly appreciated
