Where to park around Wisma Genting?

My apology as I am not sure if this is the right place to seek advice on parking around Wisma Genting.

My neighbour's daughter is starting work next month around Wisma Genting and she has to drive there (as there is no public transport from our housing area). However, she didn't know where to park and has parked in Pavilion which charges a 'bomb' for a full-day. Her future colleagues advised her to park near some monorail stations and take the train, which also doesn't make economic sense.

Would appreciate if any gurus or anyone working around Wisma Genting could advise the cheapest (and hopefully safe) place to park around Wisma Genting. Thanks so much. Cheers

Residential density guideline in Selangor

Recently there were protests on the 87-unit per acre density guideline for residential projects in Penang:
http://www.propertyguru.com.my/property-ne...et-penang-speak
http://www.themalaysianinsider.com/malaysi...d-says-exco-man
http://malaysiaretailnews.blogspot.com/201...y-projects.html

In Selangor, the residential density can range from 60 to 140 residential (excluding the shops / commercial) units per acre as follows:

1120 Park Avenue: 1120 units in 12.42 acres = 90.2 units / acre
Atmosfera: 453 units in 6.5 acres = 69.7 units / acre
Duet Residence: 233 units in 2 acres = 116.5 units / acre
Fairville Apartments: 233 units in 3.86 acres = 60.4 units / acre
OUG Parklane: 4,225 units in 30.08 acres = 140.5 units
Park 51 Residency: 664 units in 5.6 acres = 118.6 units / acre
Zest @ Kinrara: 720 units in 5.6 acres = 128.6 units / acre
Add-on by TS:
Subang Olives Residences: 314 units in 3.15 acres = 99.7 units / acre
The Elements@Ampang: 1,040 units in 3.606 acres = 288.4 units / acre
Zefer Hill Residence: 346 units in 5.768 acres = 60 units / acre

Add-on (thanks to all contributors)
Post #4 by Twincharger07:
Z-residence: 1136 units in 6.7 acres = 169.55 unit / acre
Twin Arkz: 363 units in 1.8 acres = 201.67 units / acre
Regalia: 1,033 units in 2.5 acres = 413.2 units / acre
Post #8 by 1282009:
Foresta: 928 units in 13.16 acres = 70.5 units / acre
Post #15 by Crystal2:
AraGreens Residences: 700 units on 7.5 acres = 93.3 units / acre
Dolomite Park Avenue: 474 units on 3.75 acres= 126.4 units/acre
Residence 8 @ KL: 308 units on 2.26 acres = 136.3 units / acre
Sunway Vivaldi: 228 units on 7.7 acres = 29.6 units / acre

Would appreciate any information on the following condos/apartments in Subang Jaya/USJ areas:
Apartment BNM, SS15
Boulevard Condo, SS12
Casa Subang, USJ1
Casa Tiara, SS16
Empire, SS16
Empire Remix, USJ1
E-Tiara (Tiaraville), SS16
Impian Meridian, USJ1
Keranji Apartments, SS19
Lafite Apartments, SS17
Laman Baiduri, SS12
Main Gate (formerly Newgate), USJ21
Rhythm Avenue, USJ19
Saujana Residency, SS16
Spring Summer Villa Condo, SS12
Subang Indera, USJ6
Subang SOHO, SS19
Sri Bayu Condo, USJ11
Starville, USJ19
USJ1 Avenue, USJ1
YouOne, USJ1

Some forumers said that 1120 Park Avenue is high density because it has 1120 units whereas some forumers said that Duet Residence is a low density project despite having higher units per acre than 1120 Park Avenue.

Is the term high or low density based on the number of units per acre or per project? Or, based on total square feet of units per acre?

What is the density guideline for residential projects in Selangor? Thanks in advance.

Stamp Duty on Tenancy Agreement

I recently rented out my house for RM1,200 per month on a 1 year tenancy with another 1 year option.

My realty negotiator said that the stamp duties (payable by the tenant) are RM48.00 and RM10.00 for the original and duplicate tenancy agreements respectively but based on my computation (attached below), the duties should be RM96.00 & RM10.00 for the original and duplicate respectively.

My agent said that I misinterpreted as the 1st schedule clearly stated that if the lease is for period not exceeding 1 year the duty is RM1 for every RM250 or part thereof in excess of RM2,400. My reasoning is the 1 year option should be taken into consideration.

Would appreciate if any sifus could advise who is correct on the computation. Thanks

Condos or Apartments in Gohtong Jaya

I read this article 'Retire from the city' in the Star today. Would appreciate if any gurus could advise which condo or apartment in Genting Highland &/or Gohtong Jaya is worth buying for retirement or weekend stay. If possible, please also list those that buyers should avoid and why. Thanks & Regards

------------------------------
Retire from the city
The Star: 21st September 2012

http://thestar.com.my/metro/story.asp?file...404&sec=central

YOU are all done with work for the rest of your life and have entered retirement — a word that is either greeted with open arms, regret or resignation.

In countries such as the US, it is common to plan a retirement and settle in a nice, suitable town filled with like-minded people. Most Malaysians are just happy to be able to withdraw their EPF savings to pay off their loans when they reach retirement age.

After that, comes a quiet life interspersed with the occasional holiday and visits from children who have flown the nest.

Retirement these days is starting to seem more like just another job status, or a lack of one.

Picturesque: The apartment units enjoy an unobstructed view of the hill as well as the Resorts World Genting located at the top.
But a small group of retirees show StarMetro just what being in the golden years can mean.

At their picturesque home at a barely-noticed place called Genting View Resort — opposite Gohtong Jaya, Pahang — their day starts early when the air is crisp and invigorating.

Some would indulge in morning walks along the gentle slopes surrounding their homes before moving on to a qigong session in the Japanese garden.

“It might look like a slow-paced activity but surprisingly, I ended up sweating a lot at the end of 30 minutes. We finished just in time before the sun starts to shine directly on our side of the hill,” said one 66-year-old retiree.

He shared that they while away the mellow afternoons in the recreational room playing table tennis, an activity that invites plenty of friendly and competitive banter and laughs.

Many also choose to spend their time indulging in their interests which previously they had no time for.

Yummy treat: The outlet selling durian ice-cream comes highly recommended by one of the retirees.
In one apartment, many little curios as well as practical items such as a brightly coloured ceramic clock and woven baskets draw the attention of the eye before realising they were mostly handmade with lots of care and patience.

Situated in the middle of a lush green jungle, their home is also ideally situated for bird-watching and residents have spotted a herd of deer and wild boars pass by, close to the edge of the forest.

The environment is the epitome of greener pastures as the residents could relax at a little gazebo situated under the boughs of towering trees while taking in nature.

Situated 25 minutes away from the nearest toll plaza on the Kuala Lumpur-Karak Expressway, Genting View Resort is quite central to a number of locations for good food.

“Like any Malaysian, food is a good motivator for us to get about.

“We have found a few places not too far for some good food we normally will not consider if we were still living in the Klang Valley,” said 54-year-old Shirley Tan.

About 20 minutes along the same expressway heading deeper into Pahang, is a small but popular Restaurant 168 in Kampung Bukit Tinggi that serves noodles with chicken wine gravy.

The same amount of time taken going down the other side of the mountain will lead to Batang Kali where one can savour some of Ken Kee Restaurant’s handmade claypot yam noodles with ribs and vegetable soup noodles.

Tan also recommended to sample durian ice-cream in Gohtong Jaya at Yik Kee Restaurant.

Her family and friends are hooked on to the dessert after the first bite.

Quiet spot: Gohtong Jaya, which is nearby, has many restaurants to cater to those living in the area.
A retiree also enjoys several benefits such as senior citizen prices for daily coach to One Utama from the Gohtong Jaya cable car station — a ride that takes about an hour.

Many resident there have sold off their Klang Valley homes to retire to their little utopia permanently with no regrets.

“It is a nice place. Quiet but not dead. Life here is simple,” said another retiree.

And after a lifetime of hard work, what could be more enticing than that?

Banks to fight online fraud?

The Star, 27th May 2012
http://thestar.com.my/news/story.asp?file=...6506&sec=nation

KUALA LUMPUR: The country's top two banks have joined forces to make the fight against online banking fraud more effective.

To begin with, Maybank and CIMB Bank have taken out a series of full-page advertisements in The Star which alert the people against online banking scams.

Maybank Community Financial Services head Lim Hong Tat said the initiative was a prelude to an upcoming industry campaign on Internet banking by the Association of Banks Malaysia (ABM) in co-operation with CyberSecurity Malaysia.

“The advertisements are yet another way to make customers aware of attempts to deceive them into divulging their account details.

“We have received frequent feedback from account holders who said they often received e-mails which claimed to be from the bank, on matters relating to their account details.”

Lim stressed that Maybank never telephoned, e-mailed or sent SMSes to account holders seeking personal or account details like usernames and passwords or telling them to update their account details online.

On the Maybank2u website, users are required to click “OK” on a warning message about online scams before they are able to login to their accounts.

CIMB Bank retail financial services head Peter England said scammers were not only affecting Internet banking but also telebanking services.

“CIMB Bank and Maybank spend large sums each year to ensure that our Internet sites are safe.

“We continuously monitor suspicious transactions. However, we can't completely control the situation if customers respond to emails which are not sent from the bank or if they do not keep their computers free from viruses and malware.'

ABM executive director Chuah Mei Lin said banks “have to comply with a strict set of guidelines when offering e-banking services as well as observe the principles governing e-banking services in accordance with their risk levels”.

Federal Commercial Crimes Investigations Department (CCID) director Comm Syed Ismail Syed Azizan said police had liaison officers working with banks to monitor online banking scams, adding that a committee had been formed with ABM to deal with online and offline fraud activities
---------------------------------------------------------------------------
I have been approached many a times by strangers manning a booth in shopping complexes to apply for credit card facility from certain big Malaysian Banks in return for very attractive gifts. I have also been called many times on my mobile by strangers offering attractive bank loans and credit facilities.

I am sure many of the forummers have also experienced the above. If anyone expresses an interest the salesperson (who is not a bank employee) will ask you to complete the bank’s application form and also your NRIC for photostating. How sure are you that your personal particulars and photostated NRIC are sent to the bank for processing and not for something else? Even if the forms really reached the bank, how sure are you that duplicates were not being used for other purposes?

So do you think the banks are serious about preventing online banking fraud? If they are, they should not outsource their credit card marketing to 3rd party service providers nor engage telemarketers to solicit business by phone for their fixed deposit and loan facilities.
