            <title>How do you all manage your existing properties?</title>

            <description>To all property sifus here,&lt;br /&gt;&lt;br /&gt;I am just wondering anyone here is managing his/her properties in Malaysia while he/she is working abroad. I am being assigned to work abroad end of this year and I have no idea on whether I will be coming back to Malaysia to work or not, at least not at this point of time. However, I would like to keep the properties (All residential properties) that I have in Malaysia for rental to get some passive income.&lt;br /&gt;&lt;br /&gt;I have no idea how to manage the tenants remotely abroad. Do we have those agents that help us to manage our properties for renting and are they reliable or not? I heard some people said that those agents will just tell you that no tenant want to rent your unit but in the matter fact, they are renting out your units and pocket the entire rental fees.&lt;br /&gt;&lt;br /&gt;I do not want to trouble my parents since they are not staying in KV.&lt;br /&gt;&lt;br /&gt;Need some advice from sifu here.</description>

            <title>Twin Palms, Sungai Long</title>

It is a residential project by Fabulous Range Sdn. Bhd, subsidiary of Lum Chang. They have just launched their phase 2 Semi-D project, Maya with the price tag of 1.3Mil and above. There is a showroom available and 2 ready bare units as well for viewing. &lt;br /&gt;&lt;br /&gt;This project is situated beside Sungai Long, just before the Sungai Long, toll. They have designed their G&amp;amp;G quite well. This project was started in 2007 with their Superlink house, Palmrya followed by their Semi D, Aria@Areca, Bungalow Tsara.&lt;br /&gt;&lt;br /&gt;I am interested to get a unit of Semi-D over there. Any existing buyers or interested investors over here? I would like to get some opinions from the experts regarding this project. I am planning to get it for own stay.&lt;br /&gt;&lt;br /&gt;&lt;a href='http://www.twinpalms.com.my/' target='_blank'&gt;http://www.twinpalms.com.my/&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;Pros&lt;br /&gt;1) Well G&amp;amp;G design. Considerably high (8 feet tall) concrete wall with 2 feet fencing on top of it with CCTV camera surrounding the entire residential area. Multiple security checkpoint before entering the units.&lt;br /&gt;2) The environment is very quite and peaceful.&lt;br /&gt;3) It does not share the same entrance as Sungai Long.&lt;br /&gt;4) Very well designed, elegant clubhouse with high end facilities (Jacuzzi, Sauna, Swimming Pool, Gym)&lt;br /&gt;5) The furnishing and the quality of the houses are considerable good.&lt;br /&gt;6) Freehold&lt;br /&gt;&lt;br /&gt;Cons&lt;br /&gt;1) Lack of public amenities. Need to go to Sungai Long, Cheras Selatan, Mahkota Cheras for groceries shopping, dining, window shopping and etc.&lt;br /&gt;2) Need to pay RM1.00 toll whenever you want to leave your house.&lt;br /&gt;3) Location is quite far from KL</description>

            <title>Install new car alarm system</title>

            <description>I am driving an old Toyota Corolla SE1.6 using the stock Cobra alarm system. The system is still working fine but the remote control is in very bad shape. I tried to duplicate it but the lock smith said that the remote model is too old and cannot find a replacement.&lt;br /&gt;&lt;br /&gt;So any guys out there know where to replace the old remote control. If not, I have to change a new alarm system. What kind of alarm system should I install? My budget is around RM500-700.&lt;br /&gt;&lt;br /&gt;Please advise.</description>

            <description>I have just stumbled upon the Glenmarie Cove project through an advertisement and was quite surprised to see that they are pricing their Semi-Ds at 720K (2110 build up sq ft) and 930K (3110 sq ft) with rebate of almost 40K. On top of that it has interest free scheme during the development period.&lt;br /&gt;&lt;br /&gt;I am planning to make a visit to their site to have a more detailed look. It is low desity, free hold and lagoons, lake, parklands around it. It surely looks high class riverfront resort but priced at such a affordable range. It does sound too good to be true especially during this BBB time where everyone is &amp;#39;goreng&amp;#39;ing the properties. According to the salesman, they still have around 20+ units.&lt;br /&gt;&lt;br /&gt;Does anyone has any insights or have any ideas on such a pricing? Is it because it is located very far? Does it have any appreciation opportunities in the future?</description>

            <title>2yrs old Alphine HU problem</title>

            <description>I am currently using Alphine HU. I have been using for 2 yrs. For the past few months, I have been playing original CDs.&lt;br /&gt;&lt;br /&gt;Lately when I tried to play those self-burnt CDs that I have played last time in this HU, the HU keep complaining CD ERROR. I tried those CDs in other car audio system, no problem at all?&lt;br /&gt;&lt;br /&gt;But this problem will not occur if playing original CDs.             <title>PC unable to bootup.</title>

            <description>Hi to all PC troubleshooting experts,&lt;br /&gt;&lt;br /&gt;As usual, I left my PC overnight to download movies. But when I woke up, my PC had already shut down itself. When I try to boot the system, it just cannot boot up. Normally when the system boot up, it will give out the post beep sound and then then loading of BIOS (displaying the system configuration, memory check bla bla...) will take place, but all these never happen. But the CPU fans, System fans and harddisk are powered up. I suspect that my ICUTE power supply is going to spoil.  &lt;!--emo&amp;:(--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/sad.gif' border='0' style='vertical-align:middle' alt='sad.gif' /&gt;&lt;!--endemo--&gt; &lt;br /&gt;&lt;br /&gt;However, it does not rule out that my motherboard is fried already for some reasons. Hence I need some advise to identify the cause of the problem. I am afraid later I bought a new PSU and it does not actually solve this problem. Anyone out there encounter the same problem before???  What is the best way to identify the cause. Is there any way to check that my PSU still has enough power to support my rig?&lt;br /&gt;&lt;br /&gt;My rig spec is &lt;br /&gt;&lt;br /&gt;Intel Pentium 4 3GHz HT&lt;br /&gt;MSI MOBO&lt;br /&gt;GC 6600GT&lt;br /&gt;2GB DDR2 RAM&lt;br /&gt;1 SATA II harddisk.&lt;br /&gt;1 DVD RW.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Please help</description>

I think it is a golden opportunity to work there. He asks me what kind of salary am I expecting from him. My current salary is about 4K++. I am planning to request for 5K. Will it be too high??? I do not know the salary range in Australia.
