Difficulty in collecting payments due

Good day everyone. I've got a few problems regarding the topic above, and I was hoping that anyone with good insights could give me some advice over the matter.

The major problem is regarding the collection of payments due for services provided. As a real estate agent, the industry fee stands at 2-3% of the sale value of a given property. Depending on the conditions set, payment of this fee is done either by the buyer, or seller. Unfortunately, there are many cases where the buyer/seller promises to pay said fee, but then defaults on payment. Despite numerous attempts to collect said fees, the buyer/seller refuses to make payment, and in some cases threatens the agent with bodily.

I'm not sure how to go about this problem, short of engaging the services of a lawyer, as it is not feasible to sue multiple individuals over RM1,000-2,000, especially since there is a good likelihood that the payment may not be collected despite seeking legal recourse. However, the cumulative sum of payment due from various buyer/seller has now amounted to more than RM30,000.00 and it is resulting in serious financial burden.

My question is this: Are there any legal methods of collecting these payments short of outrightly suing the people? Example, is it possible to invalidate their bank loans, legally, in order to force them to make payment?

Right now, this is the biggest headache I'm facing. Please advice.

Hi all, please beware of this conman, who goes by the name Yeo Key Soon, aka Charle. He uses the email address bettakillers@yahoo.com, and has the Maybank account bearing the number 101123648824. His address is

56, JALAN SONGKIT 7, TAMAN SENTOSA, 80150, MALAYSIA.

This conman has conned me of a pair of blue giant bettas. After receiving payment, he failed to deliver the pair as promised, and after being told that I would be reporting him to the authorities, promised to refund my money. However, he has yet to do so, and it has already been one week since. I have made a police report against this conman, and if any one out there hears of him, please do the same.

Please beware of this conman, and please, don't give him a second chance as i had done.
