Short term rentals

May I know how / where can I find short term rentals between 1-3 months?

Typically agents will take 1 month as commission so I guess I cannot search on Propertyguru or iProperty.

I have also searched Airbnb but it's too expensive.

Looking at Klang Valley area.

Good area to stay in Klang Valley

Hi all

I am currently looking for a new area to move within Klang Valley. Would like to find a comfortable place to stay. We intend to rent first and if we like that area, will consider buying after 2 years.

Occupants:
1 working near Aeon Bukit Raja Klang (drive to work)
1 working in Happy Garden near Old Klang Road (drive to work)
1 working in TRX (dun mind taking MRT to work)

House requirement:
1. Monthly rental of course as low as possible but we have budgeted RM2.5k
2. Can be landed or condo or townhouse. If condo, prefer low density with good management.
3. Area that is not prone to flood
4. Minimum build up 1200 sq ft (+/-)
5. Minimum 3 rooms
6. Can be either unfurnished or partial furnished (with kitchen cabinets and stove)

We like nature. So, places with lots of greeneries and nearby parks while not too far away from city would be good.

Appreciate if bosses here can give suggestions and reasons why U think the area is good.

Thank U in advance!!!

Telecon setup without headset

Hello all

I do a lot of telecon calls and I am tired of wearing too much headset as it is not good for my hearing in the long run.

I would like to ask, in replacement of headset, are there any devices out there that can enable me to do telecons without having to wear a headset without causing echo?

I know the voice quality from the laptop is poor. Perhaps a separate mic and speaker? Will this work? I suspect it will cause echo.....

Does anybody has any solutions?

Thanks in advance

Retrenchments / Layoffs / Redundancies / VSS

With the current Covid crisis, I believe more retrenchments / layoffs / vss will be coming soon, either within 2020 itself or even in 2021. Created this thread to serve as a general guide for those who are impacted so that they can navigate the situation better. After all, many of us have families to feed and getting fair treatment by employers is very important.

Would like to ask some noob questions and hopefully, those who are experienced or has knowledge on this can share info with the rest of us...

*Updated answers in blue for easier reference. Please highlight incorrect information if you see any.

1. Legally, is there any difference between "Layoff" vs. "retrenchment" vs. "redundancies"? If yes, how are they treated differently in terms of mechanics and compensation?
Retrenchment is a form of dismissal that is justified on the basis that the roles of the employees concerned have become redundant. Proof of redundancy, that is, surplus of labour, is required for a retrenchment exercise to be valid. Redundancy can arise in many situations, examples include cessation of job functions, merger of work units and discontinuation of production line.

Put in another way, redundancy is a situation where the employee or position is no longer required. Retrenchment is the action taken to terminate the employment relationship in the event of redundancy.

Source: http://www.conventuslaw.com/report/7-thing...etrenchment-in/

2. If an employee is not covered under the Employment Act, what rights do we have as an employee? Are there any law that protects the interest of employees not under Employment Act?

Found a good explanation on who are covered under Employment Act:

What many people fail to realise is that the Employment Act does not apply to all employees. The protection under the
Employment Act only applies to these categories of employees (let’s call them EA Employees):
a. Employees whose monthly salary does not exceed RM2,000
b. Employees who are engaged in manual labour, regardless of salary
c. Employees engaged in the operation or maintenance of mechanically propelled vehicle
d. Employees who supervise or oversees other employees engaged in manual labour
e. Employees engaged in any capacity on a vessel (subject to certain other conditions)

Source: http://www.conventuslaw.com/report/guide-t...employment-law/

Labour Law?

3. Is there any tax exemption on compensation payment?
Yes. RM10k for each completed year of service is exempted from tax. Refer to this link for more details:
http://www.hasil.gov.my/bt_goindex.php?bt_...sequ=5&bt_lgv=2

4. What are the crucial information that we need to pay attention to when we are given the "BIG LETTER"?
Compensation ( if any )
Your last day
The reason for letting you go (please ensure this is correct as it will impact EIS applications).

5. Is the compensation package negotiable? If yes, under what circumstances?
Up to employees

6. What is the difference between VSS vs. MSS?
No answer yet

Above are some of the questions that I can think of. Please feel free to share any information not asked above but is important to know. You may also share your experience...

Thank you very much!

Seeking advice - Renting out property thru agent

I am contemplating if I should:
1. Do the hard work and rent out my house on my own
2. Engage an agent to rent out my house

As I have never done this before, I am leaning towards option #1. However, I have heard fr my friends and relatives on their bad experiences in dealing with agents.

Therefore, I would like to ask:
A. If I m to engage an agent to rent out my house, what should I look out for?
B. What are some of the questions that I should ask my agent?
C. Should I interview my tenants even if my agent said they have already done background checks?

My house is a double storey terrace house.

As this is my first time renting out my house, hope to get valuable insights from sifus here. Many thanks in advance.

Laptop with faulty screen

I have a Compaq Presario CQ40 bought in 2009. Everything is still in working order except that it has a faulty screen. I believe I need to change the screen panel cos when I connect it to another screen, I can still see all my things in the laptop.

The question now is whether to repair or dispose?

If repair, where can I send it for repair and roughly what is the estimated cost? If you r going to suggest Low Yat Plaza , please name me a shop.

If dispose, where can I send it to? I can't just dump it into the dustbin right? Do you think any second hand shop will wanna buy this laptop? If yes, how much is it worth? Please dun tell me to sell the spare parts separately cos I am not familiar with IT stuffs.

All comments will be appreciated.

Thanks.
