Affordable housing Capital Appreciation

Just curious, as the title says, do affordable houses like RUMAWIP and PR1MA, enjoy capital appreciation once they are unlocked from their moratorium? Would they appreciate from their base of eg RM300k or start off from the surrounding market price?
I don't think there's any project that has exceed the moratorium period to do a case study right?

Undercon Payment Schedule

I have searched high and low, online for an EXAMPLE of the payment schedule, but all I have found is just the schedule itself.
I'm curious as to how the interest is calculated, because my agent and banker both tell me the TOTAL UNDERCON INTEREST wouldn't be much different, no matter if I purchased the project during the 1st year, or during the 3rd year.
Which bothers me, cause I thought the interest is calculated monthly, so why is there no difference?

Attached is the typical payment schedule. I just need some example of calculations comparing 1st year purchase vs 3rd year purchased, assuming a 4-year construction. Maybe 500k, with 4.5% interest.

Tyre Trade-In - possible?

Hi all sifus,

Need some advice from all sifus here.
I'm driving a Myvi 1.3 Premium X.

Recently got into an accident, which punctured one of my tyre (Silverstone). The Perodua workshop changed the tyre for me to Goodyear NCT5.
But the thing is, before the accident, I have been eyeing on the Continental CC6. This is mainly due to the good reviews of its comfort and quietness.
So, right now, I'm stuck with 1 new NCT5, 2 old Silverstones (1 is quite worn, from being the front tyre for a long time) & 1 more newer Silverstone (from my naive years, after puncturing).

So, I want to get some advice:

1. Do tyre shops do trade-in? I have gotten weird stares and laughs from a few shops I enquired.

2. If yes, are there any tyre shops offering good trade-in value for a used (2-3 days) Goodyear NCT5?

3. Would it be weird if I ended up with 2 CC6, 1 NCT5, and 1 Silverstone?

4. For maximum comfort and efficiency, should I placed by CC6 in front, or at the back?

Would really really appreciate your advice, sifus! Even if I can't trade-in for this time, but at least I'll learn something new!
