Property Management Services Offer

Hi everyone,

I had been approached by a property management company for one of my unit at Melaka.

One of their representative called up and told me that their company would like to seek to "manage" my service apartment unit. According to him, the monthly income should be around RM2000++.

However, after seeing the agreement with so many lawyer jargon words and terms. I feel not comfortable with what they trying to offer.

1) I will need to bare the initial renovation and furniture cost (RM25000)
2) All the operating expenses including the staff/cleanner their office operating expenses need to be covered by the unit owner.
3) They will take the 30% management fee from the net profit.
4) They are allow to cancel the agreement with 2 months notice as long as their rental income couldn't meet the said gurantee income RM2000.

Of course the agreement got more terms inside that I can't list down every single details here. Just wondering anyone else having the same offer before?? Is this plan going to gain us proper passive income? or there is any option that I do not aware of in the market.

Thanks.
B

Hi all,

Got a call from Singapore firm asking me about my expectation. Therefore, I need some help here.

I don want to ask for something over the market price, but at the same time doesn't want to pay underpay value as well.

Job Description and my qualification as below:

Post: Software engineer (image processing)
Qualification: Fresh PhD, 1st MEng, Diploma
Excellent record in my entire educational record.

So what should be my expectation in singapore? i heard that fresh in Singapore for a Bachelor is 3K, Master is around 3.3 to 3.5K. So can I'm thinking of putting 4K since they might trying to pull it down a little bit during the negotiating.

Please advise..

Question : Offer From Plexus

Hi all,

I'm a fresh graduate. Just got an offer from Plexus Penang as a software Engineer.

May I know about the career prospective in plexus? Is that a good place/platform for a fresh to learn?

The offer I received as below:

4.1K Per Month. (Is good for fresh, but that figure come out because of my educational qualification is quite high)
usually one month bonus for an engineer + one more month depend on performance. I got an offer from other OEM company as well which is higher than what Plexus offer me, but I prefer the job scope offer by plexus. Plus, working in OEM, the stuff we learn can be quite focus and narrow, is that true??

Do they offer any RSU to the employee??

As a fresh, money is not the main factor i should consider for now, but i wish to go in a place with a great opportunity to learn.

So all the seniors here, please advise. I get ready to take the flames.

Thank alot.
