Question about mortgage loan

Hi Guys, I have lived a carefree life and made few financial messes when I was in my 20s. It took a long time for me to clean up the credit score, and now its finally clean.

I am 32, married with 2 kids, basic salary MYR11.2k but no property. My take home salary is about MYR8.5k, my bank commitment is about RM2.7k and I am looking for a property around 600k.

I already have a few projects I am interested in, but I haven't submitted any documentation. See to clean the mess I made took about 4 years and thus the last time I ever submitted any credit facility was in 2015 and I barely have any saving left.

My question is if my DSR is low (32% but commitment outside bank like kids, school, etc quite high and I can only afford mortgage around 2.8k-3k) with a basic salary considerably comfortable, but I barely have any savings, and have not engaged for any new credit since 2015, what are the chances of getting my loan to be approved?

Check my CCRIS and Ramci score, rating quite ok but I am still a bit worried if my past will haunt me

Benelli TRK 502 vs Honda CB500X

Hi guys, not sure if this topic has been open before but i cant find it in Biker Base.

Need some suggestion for cheap touring bike. currently, 2 bikes match my budget of roughly RM30K which are Honda CB500X and the new Benelli TRK 502. At first glance, what can I gather info from internet is only as below;

Benelli TRK 502

Pros;
- Sweet looking
- slightly cheaper
- comes with hand guard and box
- bigger size and chasis

cons;
- reliability is uncertain-ed as its new model.
- spare part seems hard to find

Honda CB500X

Pros;
- from youtube review, its very reliable and tahan lasak
- affordable maintenance and spare part

cons;
- looks arent as sweet as benelli
- standard without accessories like hand guard or box
- slightly small size

I travel around 80km per day for work and would need a very reliable and relatively fast bike. (using honda wave 125 now )

Hi all, I wanna ask, is it normal if car dealer wanna hold car (2nd hand) until loan money credited to the dealer? Loan approved and I have sign the document.

Hi all,

I wanted to ask you guys opinion on something. I am currently a senior exec in local company (MYR4k with good perks like 24AL, unlimited medical and flexi benefits)

However I feel that my basic is always not enough.

And then, I got offer as an exec from SG company. Perks is so so with offer basic of SGD3.3K. If I accept the offer, I am planning to move and stay in JB. Please advice is it worth it? I am downgrading position as well as perks and my familiarity with Klang valley.

My brain tell me to go but my heart say no.

Appreciate you guys can help me on this. Thanks!
