Sdn Bhd partner issue-opinions?

In a SDN BHD partnership whereby there are 2 directors who are also the shareholders who own 45% and 55% shares respectively, what are the drawbacks of for the person who's holding the 45% shares? Is it possible for the one with 55% shares to make decisions regarding finances as he/she pleases? What if, for example, let's call 45% shareholder A and 55% shareholder B, if at 1 time, A was sick and had to find replacements for someone to take his place temporarily and he had to pay the replacement guy hourly from his own pocket, but when B became ill, the payment was from the company, causing a drop in the income of A.

Next, when A was sick, his salary was stopped, however for B, his salary has been continuing despite him not being around for more than 5 months. Where does A stand in this? Is there any way A can stand up and question this?

Guys, I am planning to be away this weekend , just a short trip with my wife. We prefer somewhere which is laid back and where we can chill out. Should be within 2-3 hours drive from Melaka or from Seremban. Price range is around RM 500/night. It's quite short notice I know but we planned this poorly.
Any suggestion is welcome.

Cheers!

Anyone who has any info or experience running or opening McD franchise? My 2 friends and I are keen and we know that it will cost anything between RM 2M to RM 3.5M to open and operate.
However is it fruitful and worthwhile?
What about 1 of us who might have to spend some time in the US to learn about their business?Apparently 1 person has to be away for 1 year.

Any info is appreciated.

Delay in making tenancy agreement for shoplot

Good day to all,
I am helping out my sister.
She has a shoplot for which she raised the rental 4 months ago without renewing the tenancy agreement and the tenants agreed via sms. Now the tenant is asking to make an agreement because his accountant needs proper documentation regarding the raise in rental. Problem is she never made a new agreement.
How can she go about this?
Does she have to involve a lawyer to make a new agreement?
Is there any penalty with LHDN during stamping or with any other body if she makes a new agreement ?

Any feedback is appreciated.

HLA wealth plan

Just to share with everyone out there. If there is a HLA agent willing to PM me , no issues. Looking at the picture attached , this is a wealth plan for which the agent guarantees RM1M at the age of 60, although in print , the 1M is under the non-guaranteed section. The HLA agent also says and swears that the 1M will definitely be given at the age of 60 and Hong Leong cannot state it as guaranteed in print due to strict BNM rules.

Views ? Anyone who has invested in this plan too ? Although , I do not think one should invest in insurance to aim for wealth gain , unless of course one has enough cash to diversify the portfolio.
Difficult tenant

Any view or opinion is appreciated. I have an extremely difficult tenant who has to be reminded monthly to bank in the rental. And in the latest month , after agreeing that he has to bank in the rental together with late payment amount (as agreed and signed in the agreement) , he proceeds to bank in the rental amount only.
He has been my tenant for 3 months now and he is a Yemeni. What else can I do to avoid this hassle ? I also intend to make a visit to my unit one of these days after informing him of course just to ensure my unit is well taken care of.
Also , based on all your experiences , when does one draw the line and in what instances is a landlord able to tell the tenant to pack up his bags and leave, without returning the deposit of course.

Increasing shoplot rent

I have one of my shoplots for which the rent for ground floor and first floor is a lot less than the current market value. These tenants have been with us for the last 20 years. And the rent was not increased in a really long time so much so that all the other tenants in neighboring shoplots pay more . When I approach the tenants , they make a big fuss but they do not want to leave at the same time . I don't want to pressure them but I feel I need to increase the price as per market value . Anyone has any tips or ideas how I can increase my rental ?
