            <title>To keep or sell</title>

            <description>&lt;br /&gt;Hi All Sifu , &lt;br /&gt;&lt;br /&gt;Need your advise should I sell or keep this property , please share your thoughts with me .&lt;br /&gt;&lt;br /&gt;Property: A&lt;br /&gt;Current value : 460,000&lt;br /&gt;Current outstanding: 160,000&lt;br /&gt;Nett value : 300,000 ( estimate )&lt;br /&gt;Current rental : 1400 -160 (maintenance fees ) = 1240 nett rental &lt;br /&gt;Current installment: 1&amp;#39;111&lt;br /&gt;Nett income rental : 130 &lt;br /&gt;&lt;br /&gt;Based on the above scenario , I only have a nett gain of 130 monthly which equals to 1,560 a year .&lt;br /&gt;If I would sell off this property and convert my nett value into Fixed Deposit as below :&lt;br /&gt;300,000 x 4% ( a rough count on FD rate ) = 12,000 interest a year .&lt;br /&gt;&lt;br /&gt;So In summary ,&lt;br /&gt;Option A - keep this property and I would have 1,560  on nett rental a year .&lt;br /&gt;Option B - sell this property and convert into FD ,I would have 12,000 a year . &lt;br /&gt;&lt;br /&gt;I know the next question could be the potential of appreciation of this property , sorry I have no idea .&lt;br /&gt;Maybe 3-5% a year .&lt;br /&gt;&lt;br /&gt;Please help .....&lt;br /&gt; &lt;br /&gt;&lt;br /&gt;</description>

            <title>Restructuring Property Investment</title>

            <description>&lt;br /&gt;Dear All Sifu,&lt;br /&gt;&lt;br /&gt;I just been wondering around and dont know what should i do with my current protfolio.&lt;br /&gt;Thought of asking all the senior here ,what should i do with my property:-&lt;br /&gt;&lt;br /&gt;Here is my case &lt;br /&gt;I have 2 properties which cross my mind should i consolidate or not .&lt;br /&gt;&lt;br /&gt;Property A &lt;br /&gt;Current Price = 360,000&lt;br /&gt;Outstanding Loan = 170,000&lt;br /&gt;Rental = 1,400&lt;br /&gt;Bank installment = 1,111&lt;br /&gt;Nett Income per month = 129 ( after deduct maintenance)&lt;br /&gt;Status =Leasehold&lt;br /&gt;&lt;br /&gt;Property B&lt;br /&gt;Current Price =350,000&lt;br /&gt;Outstanding Loan = 110,000&lt;br /&gt;Rental = 1,000&lt;br /&gt;Bank installment = 650&lt;br /&gt;Nett Income per month = 160 ( after deduct maintenance)&lt;br /&gt;Status = Freehold&lt;br /&gt;&lt;br /&gt;Both are very good paymaster and monthly been receiving surplus of 289 only.&lt;br /&gt;Scenario 1&lt;br /&gt;Intended to sell off property B , with this i can realise the following from disposing Property B:&lt;br /&gt;Unlock cash value of 240,000&lt;br /&gt;220,000 after deduct 20,000 from micellanous lawyer fees or tax.&lt;br /&gt;With this i can settle my Property A outstanding loan at 170,000.&lt;br /&gt;&lt;br /&gt;At the end i will get , 70,000 cash after payoff Property A outstanding loan.&lt;br /&gt;Monthly income from 289 increase to 1,240 monthly .&lt;br /&gt;&lt;br /&gt;Scnario 2 &lt;br /&gt;Keep this both property and wait till further appriciation .&lt;br /&gt;&lt;br /&gt;Please shared some light to me or what is the best option ,to optimise my return.&lt;br /&gt;&lt;br /&gt;Thanks&lt;br /&gt;Calvin &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>
