Smart forfour hit & run in cheras

This morning I was on the way to batu cave from cheras, after the round about (taman yulek) I stopped at the traffic light. There was 3 lanes, the left and middle lane go to MRR2, the right go to taman yulek. I was in the middle lane.

When the light turn green I go straight and suddenly someone bang my side, it was the smart forfour (P plate), I turned on double signal and ask him to pull over, he waved his hand and speed off and zig zag the traffic, then I lost him. Luckily my car got on board camera which I bought from Singapore and record his car number plate.

I went straight to police station and notify my insurance company. This minor accident damaged my side skirt, scratch the rear left rim and fender.

If you are the guy who hit and run, please contact me before you get saman and claimed by my insurance.

hi all, which area shop lots is good for rental/investment? I have searched iproperty and find out that, good rental, appreciation is low ie 800k in 2007 900k in 2012 or good appreciate but low rental ie 2.6m in 2010 and 4m in 2012 but rental 10k.

anyone know which areas' shoplot can offer reasonable return and appreciation?

budget is 3-4m

Procedure to complete a sale transaction

Hello All,

I tried to serach th forum but cant find similar topic so decide to open a new one.

I just sold my car, wondering what is the procedure to complate everything?

I sold the car for 205k, the car still owe the bank 77k, buyer will apply loan from the same bank so he thinks transaction will be faster.

My understanding is that:

1. Buyer paid deposit
2. Buyer apply loan
3. Loan approve
4. My loan is redeemed
5. I receive the balance. If buyer loan 150k, bank will deduct 77k which i owe them, and bank will pay me 73k, buyer will pay me 55k. Bank confirm my loan is settled and release letter will be given to me?
6. Car inspection in puspakom, who send the car to puspakom?
7. Transfer of ownership?

Stature of Limitation, Time barred Debt

Hi,

I am asking on behalf of my friend here.

Her husband passed away in 2001 July and she is the executor of the will/estate.

She remember that there was a call (Year 2001) from MBF credit card centre saying that there was an outstanding amount of RM2k+ which the deceased owe MBF, but she NEVER received any statement or letter from MBF. She still received calls from MBF once every few years but she insist she never received any statement or letter, some more her husband already passed away so how to prove if there is any debt. Recently she received a call again and told that the debt is now RM80k++ and must settle, otherwise will sue her since she is the executor of the estate.

In her case here, the statute of limitations has expired as the time frame to file a claim is only 6 years from when the caused accrued (Year 2001). The claim is now time barred and court would not entertain proceeding for the enforcement.

Anyone can confirm this?

Lost CF & Architecture Plan

The house was built in 1997 and I want to sell now so agent ask me where is the architecture plan and CF. I search the S&P and all other documents and cant find it. It was not mentioned in the S&P also.

I write to MPAJ and ask for a copy but they said in 1997 there were no CF, only Borang F. They advise me to find the architect or previous owner to get a copy, if no copy ask them to give me the nombor file so MPAJ can help me to search, if still cant find it then have to find the architect to draw a new architecture plan and submit again, and borang F must be drawn and signed by the same architect.

This particular architect who built the house said it takes 8 months to get the borang F, cost is 10% of the house value, but can give 50% discount, the house is 2m, so 100K for the architecture plan and borang F, WTF?!?! Then he said he can take only 1% which is 20K but that is still a lot of money.

Then MPAJ said 1 month to process only. Now previous owner cant find it and he said the most important thing is the land title, there is quit rent and assessment and the house is 14 years old so CF is not that important and if buyer insist he can go ask someone to do it.

I call CIMB and PBB both of them said they need Land Title, S&P, quit rent & assessment to process the loan, no need CF or architecture plan. Agent said the house can still be sold without the Borang F and architecture plan. But if buyer insist then I still have to do it.

Anyone has this kind of experience? How and what should I do to solve this problem? Just tell the buyer that I lost it and if he insist he go get someone to do it? Any buyers/sellers bought/sold property without the CF/Borang F & architecture plan?

New car crach or got problem before delivery!

anyone experience this before?

i suspect my new car crash or got problem thats why they delay the delivery....

the sales person said they submit everything to jpj last tuesday and until today road tax not out yet.....

usually it takes one or 2 days....

today i call again and he said maybe need another few days......because jpj now very strict and they have a lot of things to check....

he said car got many stock can deliver anytime but now waiting for road tax.......

so it makes me feel there is something wrong with the car....

what can i do if i found out the car crash before? be it small or big crash.....but the car is register already, how?
