Worth to buy 30 years old leasehold house?

Recently i came across a double-storey house 20x70, builtup 2200sf. Asking price is RM650k but bank max. loan only RM450k.
It is 30 yrs old already and leasehold but location is good, do you guys think it is worth to buy? i tried 2 banks also loan around RM450k, obviously bank is kind of conservative in valuation as it is hard to find below 500k landed 2-storey house nowadays.
