Dear Guys,

It's been awhile I'm active in forum.

It is regarding my personal property which I'm staying now.

A 3 Stories Shop Houses.

Ground Floor - Retails (Rented out)
1st Floor - Own Stay
2nd Floor - 2 Tenants (Rented out)
3rd Floor - 1 Tenant (Rented out)

1st Floor and 3rd Floor shared electricity and water bill.

Past 5-6yrs, the usual bill for TNB is around RM200+/- and water RM30+/- (I collected around RM50-60/mth as electricity/water)

Nowadays, the past 1-2yrs, TNB is around RM500-600+/- and water RM70+/-. (I still collected same RM80-90/mth, I ask if they use heavy electricity or water, they denied, few times.

On my unit, not much additional electronics or heavy usage of electricity or water, usage as such;-
- Aircond 10pm-7am, with 24/25 degree with 1-2 Fan speed,Panasonic Econavi
- Fridge is 2 doors type and a freezer unit (Small size), with minimum setting
- TV less than 3hrs daily.
- Washing machine once every 2 days, w/o dryer or hot water type

The 3rd Floor tenant is with 2 person too.

For this case, need advise on how to check the usage of electricity or water or engage a 3rd party service to check.

There was a piece of land, few acres. (Lets say RM500k). Was bought around 20+ years ago.

3 shared names. (Shareholder A, B, C)

1 of the shareholder (Shareholder A) that manages the land and built a bungalow there with his own cost.

After that, he himself rented and collected certain amount of $$ deposit from Tenant A. (Lets say RM200k, with No Black & White documents)

And Tenant A apparently stays there ever since and manage the land, grow crops, animals, fishery.

As today, the land worth (Lets say RM3mill)

Now, the Shareholder A wanted to opt out and get his pie. (Lets say RM1mill)

He ask Shareholder B and C to find buyer and sell off the land, both B & C are OK since the land has appreciated.

BUT with condition that B & C will settle with the Tenant A and ask him out when the land is sold off.

Notes: Shareholder B & C understands that they would care less and let the new land owner settle, as Tenant A have no Black & White documents.

What's your thought on this? Any idea or suggestion?

Met an old friend of mine that runs a mortgage loan reduction software company.

Something like this, example;
Tenure - 30 Years (Reduce to 15 Years)
Loan Amount - RM500k
Interest - 4.2%
Total Interest - RM380k (Reduce to RM190k)

Subscriber need to pay yearly fees depends on your loan, etc etc. For a rm500k loan, around RM2.5k for 1st subscription & around RM700+ for every year.

Every month, user will be notify on the amount that need to pay to the bank.

Anyone heard of something like this?

My so call "friend" inherited an unit of property from her parent.

Since it's a extra house, she's seeking advise on whether to still continue rent the unit out or sell the house and put into FD with 3-4% yearly.

She's financial free and don't need any urgent cash.

Here is the details she shared;

2-storey terrence house Taman bahagia @ PJ
- Walking distance to LRT 100-200meter
- Matured neighborhood
- Minimal increase of rental on every contract renewal
- Property price doesn't increase much for the past few years, and foresee it doesn't increase much too in coming few years.
- Old in/out, probably 20-30yr+

IF rent
- Current Rental RM2k below (current tenant 8yr+), can be higher if rent room by room
- Yearly maintenance + cukai, lets say around RM3-4k

IF sell
- Market price RM850k+
- If sell and deduct this&that fees balance : RM800k x 4% : RM32,000 / 12 : RM2.6k++ monthly
