Hello Everybody,

I came up with this idea of trying to find out how much people are willing to pay for property. As we all know prices of house are out of reach for most.
With this information the market can probably correct itself to a realistic level. Let's get people to self appraised the houses they're willing to pay for.

Here's the field to fill.

Current Price: RM700k.
Desired Price: RM500k.

Debt creates Social Problems

Here's some negative consequences of debt based economy. It benefits some individual but overall it has negative consequences.

1) GOODS AND SERVICES ARE MUCH MORE EXPENSIVE
The cost of borrowing by producers, manufacturers, transporters, and retailers all has to be added to the price of the final product.

2) CONSUMERS HAVE MUCH LESS MONEY TO SPEND
They are burdened by the cost of mortgages, overdrafts, credit cards, personal loans and as a result of debt. High house price forced you to unable to spend on a good vacation or proper food and education.

3) THERE IS A SURPLUS OF GOODS AND SERVICES
because the population can’t afford to buy up all the goods and services being produced. See so many products in shopping malls but you can't afford to buy them. They just sit there and get spoiled unless you buy them with debt.

4) CUT THROAT COMPETITION
Businesses try to cut prices and costs to grab a share of this limited purchasing power in the economy, as illustrated by:
(i) Wages being held down as much as possible. Because company have debt to pay.
(ii) Shedding of jobs. Because company have to pay debt.
(iii) You will have limited debt to take.

5) INFLATION
More debt creates more inflation.

6) BANKS OWN YOU.
As bankrupt, you cannot renew passport. Family destroyed from the loss incurred from taking unserviceable debt. As bankrupt you cannot own property, car or assets.

Positive Effects
- As long as you can service your debt, like Jordy said, Good debt provides opportunity for future growth. The only way to repay previous debt is to take new debt. If it's you who's taking it, it'll be passed to someone else to bear the debt. In the end the whole society bears the burden. This concept is known as RIBA.

There're certain population of people that refused debt from any credit institution.

Are you willing to lead a debt free live?

Is accumulation of materials means so much to you that you are willing to accept debt?

Can you buy a car without debt? A house without debt?

What does a debt mean to you? Does debt solve your problems? What is your problem in life that requires you to be in debt? Does being in debt improves your quality of life? Is it necessary?

Buy Property at 3 times annual income

The golden rule which every bank advised, purchase of property should be within one's affordability.

Most banks advise to purchase property priced at 3 times your annual income. The problem is not not every property is within that reach. Suppose husband and wife earning RM 120k per annum, the maximum value they can go for would be a RM360k house.

Here's a few things to consider.
